BELLEVILLE, ILL. —IMPACT Strategies has begun construction on a senior living community in Belleville. The $6 million Cottages at Cathedral Square will include 32 units across five buildings totaling more than 31,000 square feet. EWR Associates of Fairview Heights designed the community and Cottages Limited Partnership of Chicago is the developer. Construction on the Cottages at Cathedral Square is expected to be complete by September 2015. The project is one of several multi-housing and senior living projects built by IMPACT Strategies throughout the St. Louis Metropolitan area.

FORT WORTH, TEXAS — The Cheesecake Factory will open a new location in downtown Fort Worth’s Sundance Square on Dec. 9. The new restaurant, located at 455 Commerce St., will include an 8,700-square-foot dining room with seating for up to 230 people. The restaurant is expected to bring a total of 245 new jobs and $10 million in annual revenue.
COLLEGE STATION, TEXAS — Home2 Suites by Hilton has opened in College Station. The hotel is a mid-tier, all-suite property designed for business travelers and extended stay guests. The College Station location is the 45th Home2 Suites property to open nationally. The 111-suite hotel is located at 300 S. Texas Ave., one block from the Texas A&M University campus. Amenities include laundry and fitness areas, continental breakfast, pool and outdoor grills.
KATY, TEXAS — Hunington Properties has begun construction on Shops at Mason Creek, a 23,000-square-foot retail center in Katy. The project is being built in conjunction with the recently completed Mason Creek Corporate Park office development. The park is located at the intersection of the Katy Freeway and Mason Road, with a mix of restaurants and retail storefronts.
NORTHLAKE, TEXAS — Stream Realty Partners, a real estate services, development and investment firm, has closed on a 61-acre site in Northlake. Stream will develop three Class A industrial buildings totaling 945,035 square feet. The project, Northport 35 Business Center, will be located near the Union Pacific and BNSF rail lines, Alliance Airport and many logistics and industrial companies. Albert Jarrell of Stream’s construction division will oversee the project. Cannon Green and Bob Hagewood of Stream Realty will oversee leasing.
HOUSTON — TerraFirma Earth Technologies, a Houston-based dewatering firm, is moving its headquarters to a larger office and yard space in Houston to accommodate more heavy equipment and office space requirements. The new corporate headquarters is located at 11215 Old Fairbanks N. Houston Road. The firm is moving its headquarters Dec. 1 and also has opened a satellite office in Denver. TerraFirma assists owners and contractors throughout the U.S. maintain acceptable groundwater levels for both temporary and permanent projects.
HOUSTON — KDC and Sarofim Realty Advisors have begun construction on a two-story, 68,950-square-foot office building that will be home to Lennar Homes of Texas Land and Construction Ltd. The property is located at 681 Greens Pkwy. across from the current Lennar headquarters. The new building will house 225 associates from Lennar, Village Builders, Friendswood Development Co., Universal American Mortgage Co. and North American Tile Co. The property will include a 5,000-square-foot design center to showcase product offerings from Village Builders. Another feature is a two-story lobby that will extend through the core of the building. The building is scheduled for completion in October 2015. Powers Brown Architecture provided architectural services for the project. Rosenberger Construction is the general contractor and Halff Associates is the civil engineer. ERIE, COLO. – The Town of Erie is moving forward on an agreement that would give it the exclusive option to purchase a 20-acre site where a shopping center anchored by King Soopers would soon be developed. The 125,000-square-foot center would be located at the northwest corner of Highway 7 and Sheridan. The option agreement was recently approved, making way for King Sooper to submit a development application. Once that is completed, the town and the supermarket can move forward on a development agreement.
COLLEYVILLE, TEXAS — A host of new businesses are set to open in the Dallas suburb of Colleyville. Teddy’s Bigger Burgers, Jersey Mike’s and Colleyville Smiles have all signed leases to open in Colleyville Stampede, a 12,847-square-foot retail building under construction at 4712 Colleyville Boulevard. Tey Tiner of United Commercial Realty represented Standridge Cos. in the lease negotiations. In addition, Luna Grill and Tea2Go have signed leases at Town Center Colleyville. Luna Grill has signed a 10-year lease for 2,443 square feet at 5505 Colleyville Blvd and Tea2Go has signed a 10-year lease for 2,000 square feet at 5611 Colleyville Blvd. Easley Waggoner of Venture Commercial Real Estate LLC represented Velocis Partners in lease negotiations.
FLOWER MOUND, TEXAS — Realty Capital Management LLC, developer of the Lakeside DFW mixed-use development in Flower Mound, has leased 76 percent of the project’s first phase. Lakeside DFW is located at the intersection of FM 2499 and Lakeside Parkway. Phase I consists of six buildings with 50,000 square feet of commercial space on the ground floor, plus a 45,000-square-foot movie theater. Tenants who have signed leases include Cavaro Prime Brazilian Steakhouse, Paradise Bistro and Coffee Co., Taverna del Lago, Bottle & Bottega, Elite Pups Luxury Dog Daycare & Spa, Majestic Nail Spa, The Lodge Barbershop, Amber Michelle Salon, Engel & Volkers and State Farm Insurance. Phase I is set for completion early next year, with businesses opening throughout the first and second quarters of 2015.
