ST. LOUIS — Topgolf is underway on the construction of its new venue in Midtown St. Louis. The location marks Topgolf’s second in the greater St. Louis market, following one in Chesterfield. Completion is slated for late 2023. Situated within view of the Gateway Arch, the three-level venue will feature 102 outdoor hitting bays along with a full-service restaurant and bar. Guests will also enjoy an outdoor patio, rooftop terrace and private event space. Topgolf acquired the land for the venue from Saint Louis University. The new Topgolf location is part of the 400-acre development area guided by the St. Louis Midtown Redevelopment Corp. (STLMRC). Saint Louis University formed STLMRC in partnership with SSM Health five years ago in effort to spearhead the development of new entertainment, recreational and community facilities.

Investment Property Advisors, University of Louisville Complete 128-Bed Residence Hall

LOUISVILLE, KY. — A public-private partnership between the University of Louisville (UofL), UofL Athletics, the UofL Foundation and Investment Property Advisors has completed Denny Crum Hall. The residence hall, named after former UofL basketball coach Denny Crum, offers 128 beds across 67 apartment-style units with bed-to-bath parity. Each unit includes a full kitchen and living room and is fully furnished. Shared amenities include a rooftop deck, event lounge, two theaters, billiards and gaming lounge, café, study area, conference room, outdoor patio and a pickleball court. The majority of Denny Crum Hall’s units are occupied by the university’s lacrosse and men’s and women’s basketball teams. L&N Credit Union provided special-term construction/permanent financing for the project. Private equity was also contributed, incorporating Opportunity Zone compliant funding and donor funding from UofL Athletics.
Cushman & Wakefield Arranges 200,147 SF Lease for Warehouse Underway in South Florida

TAMARAC, FLA. — Cushman & Wakefield has arranged a new lease totaling 200,147 square feet for Sonny’s Enterprises LLC to fully occupy a new industrial warehouse being developed at Tamarac Business Center. Sonny’s Enterprises is the parent company of car wash chain Sonny’s The CarWash Factory. The locally based company already leases 345,000 square feet of space within Tamarac Business Center. Upon completion in 2023, the industrial warehouse will sit on a 12-acre site located at 5601 N Hiatus Rd. in Tamarac. The land currently houses a 100,000-square-foot office building that will be demolished. Chris Metzger, Rick Etner Jr., Christopher Thomson and Matt McAllister of Cushman & Wakefield’s South Florida Industrial Team represented the landlord, Hiatus Industrial Venture LLC, which is a joint venture between BlackRock and Butters Construction & Development.
IRVING, TEXAS — Wells Fargo (NYSE: WFC) will open a 22-acre campus in Irving, a move that is expected to add about 650 new jobs and $455 million in total capital investment to the local economy. The San Francisco-based banking giant’s build-to-suit campus will comprise two 10-story, 400,000-square-foot buildings and a connecting parking garage, as well as various open green spaces. According to The Dallas Morning News, Wells Fargo expects to eventually employ about 3,000 people at the campus. A construction timeline was not disclosed. Mirasol Capital sold the land on which the campus will be developed.
DALLAS — Crescent Communities, a multifamily developer with nine offices around the country, has completed a 20-story apartment high-rise project in the Turtle Creek/Oak Lawn area of Dallas. NOVEL Turtle Creek features 206 units in one-, two- and three-bedroom formats, including penthouse units on the top two floors. The fifth floor houses an outdoor deck with a pool and kitchen space, and other amenities include a fitness center, resident lounge and guest suites for visiting families. WDG Architecture designed the building, and Rogers-O’Brien Construction served as the general contractor. Rents start at $2,900 per month for a one-bedroom unit.
Berkadia Arranges $27.7M Equity Placement for Multifamily Project in Williamsburg, Virginia

WILLIAMSBURG, VA. — Berkadia has arranged a $27.7 million joint venture equity placement to developer GW Real Estate Partners to build a new 265-unit, garden-style apartment community in Williamsburg. The $77 million property is dubbed Montage at Marquis Apartments and is slated for delivery in May 2024. Cody Kirkpatrick, Noam Franklin and Chinmay Bhatt of Berkadia JV Equity & Structured Capital secured the equity partner, an unnamed fund manager that provided the equity behind $48.1 million in senior debt issued by Citizens Bank. GW Builders, a wholly owned subsidiary of GW Real Estate Partners, is the general contractor for the project, which will feature one-, two- and three-bedroom apartments averaging 942 square feet in size.
KANSAS CITY, MO. — Contegra Construction Co. is underway on a new distribution center at Blue River Commerce Center in Kansas City. The 390,943-square-foot, speculative property marks the fourth of seven planned buildings at the 226-acre industrial campus, which was launched by NorthPoint Development in 2021. The new building will feature 24 dock doors, two drive-in doors, a clear height of 40 feet, 3,000 square feet of office space and a 3,000-square-fot mezzanine served by two stairways. Completion is slated for the end of this year.
CBRE Arranges Construction Financing for 12-Story Seniors Housing Development in Nashville

NASHVILLE, TENN. — CBRE has arranged an undisclosed amount of financing for construction of The Crestmoor at Green Hills, a 12-story seniors housing community in Nashville’s Green Hills neighborhood. A joint venture between Bridgewood Property Co. and Harrison Street are developing the property, which will feature 117 independent living units, 45 assisted living units and 29 memory care units. Aron Will and Tim Root of CBRE National Senior Housing arranged the five-year construction loan through a regional bank. Bridgewood’s wholly owned management company, The Aspenwood Co., will operate the community upon completion.
WYOMING, MICH. — Thompson Thrift has acquired 29 acres in the Grand Rapids suburb of Wyoming with plans to build a 344-unit luxury apartment complex. Completion is slated for late 2023. Located near the intersection of Wilson Avenue and 64th Street, the property will be named The BLVD at Wilson Crossings. Amenities will include a clubhouse, pool, fitness center, dog park, pickleball courts, green space and grilling stations. The project marks Thompson Thrift’s second Grand Rapids-area community following The Grove, which opened in fall 2021.
Barings to Convert 45,000 SF of Vacant Office Space at 3445 Peachtree in Atlanta to Speculative Suites

ATLANTA — Barings plans to convert approximately 45,000 square feet of vacant office space at 3445 Peachtree in Atlanta’s Buckhead district to speculative suites. Spread across five spaces within the 14-story, 287,000-square-foot office building, these suites will range in size from 3,000 square feet to a full 23,000-square-foot floor. Furniture will be provided within some of these spaces and each spec suite will include exposed ceiling duct work and floor plans that invite collaboration. New tenants will also have access to several Class A amenities available to all 3445 Peachtree tenants. No construction timeline was disclosed. According to research from CBRE, metro Atlanta currently has 500,000 square feet of spec suites under construction, which represents about 28 percent of the market’s existing inventory of spec suite space (1.8 million square feet).
