WESLEY CHAPEL, FLA. — Rooker has begun construction on a 187,000-square-foot, Class A industrial building located at 7526 Old Pasco Road in Wesley Chapel. The facility is Building 1 within North Tampa Bay 75 Business Center, an 85-acre industrial park in metro Tampa located near a new I-75 interchange. North Tampa Bay 75 Business Center can accommodate up to 850,000 square feet of Class A industrial space across four buildings, according to Rooker. The Atlanta-based developer expects to complete construction on Building 1 in the first quarter of 2023. Rick Narkiewicz of Newmark is marketing the project for lease. The design-building team includes civil engineer Coastal Design, architectural firm Pieper O’Brien Herr Architects and general contractor Itasca Construction.

Berkadia Arranges $11M Construction Loan for Boutique Office Conversion Project in Miami

MIAMI — Berkadia has arranged an $11 million construction loan for the redevelopment of Wyncatcher, a former warehouse in Miami’s Wynwood district that was converted into a boutique office property. Knotel, a flexible workspace platform founded in 2015, is slated to occupy the entire 46,072-square-foot property located at 2143 Northwest 1st Ave. Scott Wadler and Mike Basinski of Berkadia’s Miami office secured the financing on behalf of Morabito Properties, a real estate developer based in Miami Beach. Banesco provided the eight-year loan, which features two years of interest-only payments and a fixed interest rate. Morabito has the option to convert the financing to a mini-perm loan for an additional five years. Designed by Arquitectonica, Wyncatcher features double-height, industrial-style windows, a rooftop terrace with views of the neighborhood and over 12,000 square feet of indoor and outdoor restaurant space.
WEBSTER, TEXAS — Great Wolf Resorts Inc., a hospitality owner-operator known for indoor water park-themed lodging properties, has broken ground on a 27-acre project in Webster, a southeastern suburb of Houston. The resort will house 532 hotel rooms, a 95,000-square-foot indoor water park, a 58,000-square-foot family entertainment center and multiple food-and-beverage outlets. Great Wolf is financing the project in part through a $200 million investment from shareholders Blackstone and Centerbridge Partners. Construction of the resort, which is slated for a mid- to late-2024 completion, is expected to create about 600 full- and part-time jobs.
Seefried Properties Breaks Ground on 447,753 SF Industrial Facility in Adairsville, Georgia

ADAIRSVILLE, GA. — Seefried Properties has broken ground on a 447,753-square-foot industrial facility in Adairsville, a city in North Georgia equidistant between Atlanta and Chattanooga. The project, dubbed Adairsville 75, is located near I-75 on a 36-acre site at 2334 Trimble Hollow Road, about 36 miles from the newly completed Appalachian Regional Port. Upon completion in June 2023, the new speculative distribution center will feature 36-foot clear heights, 50- by 53.4-foot column spacing, 94 dock doors (four drive-in), parking for 185 vehicles and an additional 71 spaces for trailers. Joseph Kriss and Tripp Ausband of Seefried, along with Austin Kriz and Tom Cromartie of JLL, will handle the marketing and leasing for the project. The design-build team includes general contractor The Conlan Co., civil engineer Eberly & Associates and architect of record Atlas Collaborative.
Northland Buys 22-Acre Mixed-Use Development Site in Metro Richmond for North End Project

GLEN ALLEN, VA. — Northland has purchased a 22-acre mixed-use development site in the Innsbrook neighborhood of Glen Allen, a suburb of Richmond. The New England-based private equity investment firm is planning to build a live-work-play development with main street-style retail space at the site, which is dubbed North End. The site is currently zoned for up to 700 multifamily units, 55,000 square feet of retail space and a 150-room hotel. Northland will begin early stages of design and master planning efforts this year. Additionally, Highwoods Properties is planning to develop a Class A, 315,000 square-foot office building adjacent to the site. North End marks Northland’s entry to the metro Richmond market.
McCarthy Building Cos. Starts Construction of $17.5M Student Experience Center at Arizona Western College in Yuma

YUMA, ARIZ. — McCarthy Building Cos. has broken ground for development of the $17.5 million Student Experience Center at Arizona Western College in Yuma. Serving more than 11,000 students, the two-story, 45,000-square-foot center will be situated on 3.5 acres. Slated to open in fall 2023, the center will feature a lecture hall, multiple instructional modalities, shared common areas, conference rooms, maker space, an eatery, game areas and a multimedia center and esports arena. The multimedia center will house the KAWC radio station and broadcast television studio with an emphasis on modern technology. Students and the public will be able to observe behind-the-scenes production through glass walls and TV monitors. The Student Experience Center will also offer a space for honors students to study and collaborate on group projects; a food pantry and clothing program for disadvantaged students; and 13,000 square feet of administrative space on the second floor. EMC2 is serving as the design architect on the project. The project team also includes Haxton Masonry, Delta Diversified Enterprises, Yuma Valley Contractors, Pacific Steel Inc. and Progressive Roofing.
DAYTON, MINN. — GRACO Inc. (NYSE: GGG), a manufacturer of fluid handling equipment, has opened its new 538,000-square-foot facility in Dayton, a northern suburb of Minneapolis. The building, which houses office and factory space, marks Graco’s fourth campus in Minnesota. Graco, working with Impact Power Solutions, is investing in solar energy with the new building. The company added a 1.4-megawatt solar array, consisting of more than 3,100 solar panels on the roof of the building. Over the next 30 years, the solar array is expected to offset more than 23,000 tons of carbon dioxide. The project team included McGough as general contractor, HGA as architect and Tegra Group as project manager.
Provident Realty Advisors Acquires 16.6-Acre Site in Glendale, Arizona for Spec Industrial Development

GLENDALE, ARIZ. — Dallas-based Provident Realty Advisors has purchased a 16.6-acre land site at 6550 W. Orangewood Ave. in Glendale for an undisclosed price. The company plans to develop a 302,400-square-foot speculative warehouse and distribution facility on the site. Construction is slated to begin in the first half of 2023 with completion scheduled for early 2024. The building will feature 36-foot clear heights, 61 dock doors, a 185-foot truck court and 86 trailer parking spaces. Case Van Lare, Chris Martin and Cavanaugh Adams of Provident Realty Advisors provided in-house representation for the acquisition. John Werstler, Cooper Fratt and Tanner Ferrandi of CBRE will handle leasing of the development.
DEERFIELD BEACH, FLA. — Kaufman Lynn Construction has completed a major overhaul of JM Family Enterprises’ corporate headquarters in Deerfield Beach. The $144 million project was finished in 41 months and comprises three new 88,061-square-foot office buildings; a 29,500-square-foot dining facility; 309,573-square-foot parking garage; 6,500-square-foot energy plant; a welcome center; and a hardscape package valued at $12 million. The renovations also included installing rooftop solar farms, heat-reducing electrochromic glass and an irrigation system using rainwater-collecting cisterns. About 1,200 staffers at JM Family, a privately held automotive distributor, were able to continue working during the replacement, which Kaufman Lynn managed with design partner PGAL Architects.
GCP, Phelan-Bennett to Develop Two Metro Charlotte Industrial Projects Totaling 442,896 SF

GASTONIA, N.C. AND FORT MILL, S.C. — Birmingham, Ala.-based Growth Capital Partners (GCP) is partnering with Houston-based Phelan-Bennett Development to develop two speculative industrial projects in metro Charlotte totaling 442,896 square feet. GCP acquired a 17.3-acre site at 1215 Jenkins Road in Gastonia in April. Set in Northwest Gateway Logistics Park off I-85, Phelan-Bennett will break ground in late September to build a 132,395-square-foot facility and a 166,370-square-foot warehouse with an expected delivery of third-quarter 2023. The buildings will feature 32-foot clear heights, 57 total dock-high doors and a shared 200-foot truck court. The 15.5-acre site that GCP acquired mid-August in Fort Mill at Lakemont Business Center will break ground in December, with an expected delivery in fourth-quarter 2023. The 144,131-square-foot project will feature 32-foot clear heights, dock-high doors and a 122-foot truck court. GCP will manage and lease the properties upon completion. Henry Lobb and Abby Smith of Avison Young are marketing all three buildings for lease. GCP and Phelan-Bennett have also partnered this year on three development projects in Texas and one in Tennessee.
