WAXAHACHIE, TEXAS — A joint venture between two locally based firms, 2GR Equity and Connell Realty Services Inc., is underway on construction of a 562-unit self-storage facility in the southern Dallas suburb of Waxahachie. Dallas-based Lone Star Self Storage will operate the facility, which will be located at the corner of State Highway 77 and Cardinal Road. Simmons Bank provided construction financing for the project, which is expected to be complete by the end of the year.

AUBURNDALE, FLA. — Dalfen Industrial has purchased 73.7 acres in the Central Florida city of Auburndale for the development of two Class A industrial facilities. The park will have direct access to an interchange of Highway 559 and I-4, a premier corridor in the region. The development will span 896,400 square feet of industrial space upon completion. No construction timeline was disclosed. Notable industrial tenants in the Auburndale area include Amazon, Walmart, PepsiCo, UPS and Sysco, according to Dalfen. The Dallas-based developer currently owns approximately 67 industrial properties in the Southeast.

SAN DIEGO — JLL Capital Markets has arranged the $12.7 million sale of a 0.35-acre development site located adjacent to the San Diego State University campus in California. Situated at 5505 Lindo Paseo, the site is currently home to a fraternity house and is suitable for a dense, vertical development, according to JLL. Stewart Hayes, Scott Clifton, Teddy Leatherman, Kevin Kazlow and Jack Goldberger of JLL represented the sellers, Amplify Development Co. and Blue Vista Capital Management, in the disposition. An affiliate of Champion Real Estate Company acquired the property.

TEMPLE, TEXAS — Battery supplier East Penn Manufacturing has opened a new production and distribution facility in the Central Texas city of Temple that spans 393,000 square feet, according to The Center Square, a state and local government and economic news agency. The project, which represents a total capital investment of $106 million, will ultimately add more than 260 jobs to the local economy.

ATHENS, GA. AND ABU DHABI, UNITED ARAB EMIRATES — Landmark Properties has announced a $2 billion joint venture with a wholly owned subsidiary of the Abu Dhabi Investment Authority (ADIA). The partnership will be focused on developing and operating student housing properties in targeted markets throughout the United States. ORLANDO, FLA. — Lincoln Property Co. Southeast (LPC Southeast) and Innovatus Capital Partners are putting the finishing touches on the $2.5 million overhaul of Westwood Corporate Center in Orlando. LPC Southeast manages the five-story, 125,000-square-foot office building on behalf of Innovatus Capital, which owns the property. Located at 6649 Westwood Blvd., Westwood Corporate Center now includes a two-story, all-glass lobby that features a coffee bar with an adjacent, tech-enabled training/conference center that is available to all tenants. Other upgrades include new touchless entry and purified HVAC system by Wynd Technologies, as well as new outdoor seating that surrounds a landscaped corridor to the neighboring tower that features ping pong tables and a life-size chess board. Additionally, a new private fitness center will offer exercise pods for those who don’t want to work out in groups, as well as instructors offering group classes for fitness programs including yoga and Zumba. LONGVIEW, TEXAS — Gap Inc. (NYSE: GPS) has opened an 850,000-square-foot distribution center in Longview, about 120 miles east of Dallas. The facility is the San Francisco-based apparel retailer’s seventh in North America and first in Texas. With the opening of this center, Gap expects to hire roughly 500 full-time employees by the end of 2023 and 1,000 part-time and seasonal workers by 2026. Construction began in early 2021, at which time the company valued the total capital investment at $140 million.

GLASGOW, DEL. — DuPont Semiconductor Technologies, a division of DuPont Electronics & Industrial, will undertake a $50 million industrial expansion project in the northern Delaware city of Glasgow. The 385,000-square-foot facility will be used for the fabrication, packaging and assembly of materials used in semiconductors that support numerous electronics-based industries. About 70 employees from DuPont’s existing facility in nearby Newark will staff the new plant along with 10 or so new hires. The company expects its new facility to be operational by the first quarter of 2024.

EMERSON, GA. — Lincoln Property Co. Southeast (LPC Southeast) plans to break ground on LakePoint 75, a 305,000-square-foot distribution center in Emerson, a city near the north Atlanta suburb of Cartersville. The property will be situated off Joe Frank Harris Parkway, a half-mile from I-75 and 28 miles from I-285. The facility will feature 36-foot clear heights, 67 dock-high doors, 37 trailer parking spaces and 170 auto parking spaces. The complex will also include grills, outdoor activity space, communal seating and open-air meeting space. LPC Southeast plans to deliver the property in fall 2023.
