HIALEAH, FLA. — All Florida Paper, a Hispanic-owned paper and sanitation products wholesaler, has signed a full-building, 226,698-square-foot industrial lease at Building D in Beacon Logistics Park in the Miami suburb of Hialeah. Jose Juncadella and Sebastian Juncadella of Fairchild Partners represented the landlord, Codina Partners, in the lease deal. Wayne Ramoski and Gian Rodriguez of Cushman & Wakefield represented the tenant. Construction on Building D is scheduled to begin in the fourth quarter, and All Florida Paper is slated to occupy the space by mid-2023. Once completed, Beacon Logistics Park, located at NW 145th Place and NW 107th Ave., will span more than 1.3 million square feet of space.

ALEXANDRIA, VA. — Saltbox has opened a new 45,000-square-foot “co-warehousing” facility located at 4700 Eisenhower Drive in Alexandria, the company’s sixth location in the United States. Situated near Washington, D.C., the property features 85 flexible warehouse and office suites, as well as conference rooms, loading dock access and a photo studio for entrepreneurs. Atlanta-based Saltbox plans to double its footprint of co-warehousing assets by the end of the year with secondary assets coming to Los Angeles, Atlanta and Dallas. Last month, the company debuted its first fulfillment center in Columbus, Ohio. Saltbox houses 300 tenants across its six locations, 70 percent of which are e-commerce companies.
PALM BEACH GARDENS, FLA. — Gatsby FL, a division of New York City-based family investment firm Gatsby Enterprises, plans to build PGA Tower, a 200,000-square-foot office building in Palm Beach Gardens. Chris Smith with CBRE and Darryl Kaplan of Darryl R Kaplan Co. represented Gatsby in the land acquisition. Smith will be handling leasing along with CBRE’s John Criddle and Joe Freitas. Situated on seven acres near the intersection of PGA and RCA boulevards, the eight-story office building will feature column-free, 25,000-square-foot floor plates; fine dining restaurants; 7,000 square feet of quick-serve restaurants and retail; a fitness center; and 1,000 covered garage parking spots along with EV charging stations. PGA Tower’s offices will feature 10-foot, floor-to-ceiling windows with hurricane-resistant glass, full generator back-ups and building top signage. Gatsby, which also owns the nearby DiVosta Towers and 800 Brickell in Miami, anticipates tenant delivery beginning in first-quarter 2024.
MOUNT COMFORT, IND. — Core5 Industrial Partners has broken ground on C5 Indianapolis East, a 1.2 million-square-foot speculative industrial building in the Indianapolis suburb of Mount Comfort. The project will be the largest speculative building in the Indianapolis market, according to Core5. Completion is slated for the second quarter of 2023. The development will offer 635 auto parking spaces, 259 trailer spaces, 120 dock doors, two drive-in doors, electric vehicle charging stations, 12,000 square feet of office space and a clear height of 40 feet. The project is situated in Hancock County along I-70. Steve Schwegman and Brian Seitz of JLL will market the project for lease.
CENTERVILLE, OHIO — Oberer Realty Services Ltd. has unveiled plans to build the final retail portion of The Cornerstone of Centerville North in Centerville, a suburb of Dayton. The 10,000-square-foot development will be known as Shoppes at the Village of Cornerstone and will be situated adjacent to a Costco location as well as Cooper’s Hawk Restaurant & Winery. Oberer plans to break ground this fall and wrap up construction in the second quarter of 2023. The desired tenant mix will include restaurant and specialty retailers either not yet in the market or looking for expansion opportunities, according to Oberer.
Hall Structured Finance Provides $43.1M Construction Loan for New Holiday Inn Express Hotel in Nashville

NASHVILLE, TENN. — Hall Structured Finance (HSF) has provided a $43.1 million construction loan for a new eight-story hotel project in Midtown Nashville. The new Holiday Inn Express will feature 184 guest rooms, as well as an outdoor infinity-edge swimming pool, fitness center, meeting room, convenience market, breakfast area and a business center. Francisco Nacorda of Mag Mile Capital arranged the loan through HSF on behalf of the borrower, Nashville-based SiLa Developments. Triumph Hospitality will manage the Holiday Inn Express when it opens in March 2024.
Apparel Manufacturer AS Colour Signs 240,000 SF Industrial Lease in Southwest Charlotte

CHARLOTTE, N.C. — AS Colour, a New Zealand-based apparel designer and manufacturer, has signed a 240,000-square-foot lease at 11109 Quality Drive in southwest Charlotte. The new facility will be the largest among AS Colour’s existing network of distribution centers in New Zealand, Australia, the UK and California, and will serve as the firm’s base of operations on the East Coast. Chris Skibinski, Henry Lobb and Colin Ferguson of Avison Young represented the landlord, Charland Partners, in the lease negotiations. Tom Tropeano, also with Avison Young, represented AS Colour.
Robison Weeks Begins Construction on 169,520 SF Industrial Facility at Gillem Logistics Center in Metro Atlanta

FOREST PARK, GA. — Robinson Weeks Partners has begun construction on Gillem 700, a 169,520-square-foot speculative industrial facility situated within Gillem Logistics Center in the south Atlanta suburb of Forest Park. Gillem 700 is Robinson Weeks’ ninth project underway at Gillem Logistics Center, a 1,168-acre industrial campus home to blue chip companies including Kroger, HD Supply, Cummins Inc. and Kuehne & Nagel. The new property will feature spec office space, 40 dock high loading doors, two drive-in doors, 34 trailer spaces and 175 auto spaces. The property is situated near I-675 and I-285. Cushman & Wakefield’s Pat Murphy, Ray Stache, Ryan Bellows and Andrew Thurman are managing leasing for Gillem 700. Robison Weeks plans to deliver the asset in March 2023.
Manhattan West, Local Development Plan Two Multifamily Properties in Los Angeles’ Echo Park

LOS ANGELES — Manhattan West Real Estate, a division of Manhattan West, and its joint venture partner Local Development plan to develop two multifamily properties totaling 102 units in Los Angeles’ Echo Park neighborhood. The partnership is currently pursuing development entitlements with the City of Los Angeles via its Transit Oriented Communities Affordable Housing Incentive Program for 801-809 N. Alvarado St. and 900-908 N. Alvarado St., which are situated one block apart from each other. Earlier this month, the joint venture acquired 900 Alvarado, which totals 15,000 square feet of land, for $4 million. In December 2021, it purchased 801 Alvarado, a 12,678-square-foot site, for $4.2 million. The existing vacant structures on the sites are scheduled for demolition in early September. Once entitlements are finalized, construction on both projects is slated to begin in late 2023, with completion targeted for approximately two years later. The properties will offer one-, two- and three-bedroom units with balconies in most units and a rooftop deck, among other amenities. The property at 900 Alvarado will feature 47 apartments over a fitness center and two-level, 48-car, subterranean parking garage. The borrower is a privately held hospitality management and development group based in the Southeast. Situated in the South Lake Union neighborhood, the hotel will feature 200 guest rooms.
