NORTON, MASS. — Locally based developer Condyne Capital Partners has completed a 220,000-square-foot industrial project in Norton, located about 40 miles south of Boston. The building is part of Phase II of Bluestar Business Park. Polar Design Build handled design and construction of the project, which features a clear height of 32 feet, 47 dock doors, EV charging stations and a solar-ready rooftop. Other project partners included Maugel DeStefano Architects, CBC Engineering, Flood Consulting and DiPrete Engineering.

ENFIELD, CONN. — Regional developer WinStanley Enterprises has acquired a 135-acre industrial development site in Enfield, located near the Connecticut-Massachusetts border. The site is fully approved for the development of a two-building, 600,000-square-foot complex that will be known as Metro Park North. Specifically, the development will feature a 500,225-square-foot distribution facility and a 100,125-square-foot flex building. WinStanley expects to start construction in early to mid-2024, contingent upon securing tenant interest. Phil Gagnon and Nick Morizio of Colliers represented the seller and buyer in the land deal. Colliers will also handle leasing of the development.

FRISCO, TEXAS — HALL Group has opened a 214-unit apartment building that is part of the $7 billion redevelopment of the locally based developer’s flagship property in Frisco, HALL Park. The Monarch HALL Park is a 19-story building that is situated on a 5.8-acre site that is also the future home of Kaleidoscope Park. The complex offers 28 different floor plans and a 21,700-square-foot amenity center with a clubroom, fitness center, community kitchen, outdoor grilling and social areas. The park is scheduled to open in spring 2024. Information on starting rents was not disclosed.

SAN ANTONIO — A partnership between Provident Realty Advisors and Trez Capital has acquired 42 acres in San Antonio for the development of a 215-site RV park. The development will be known as Roaming Trails RV Retreat (RTRV) Lake Calaveras and will offer multi-vehicle parking at every pad, back-in and pull-through spots, private fenced yards and weatherproof covers. Communal amenities will include a pool, package lockers and a dog park. Construction is scheduled to begin before the end of the year.

TOMBALL, TEXAS — Houston-based development and investment firm NewQuest Properties has announced that The Grand at 249, a $90 million retail project the northern Houston suburb of Tomball, is now 96 percent leased. The site spans 65 acres and fronts both Tomball Tollway/Texas Highway 249 and Grand Parkway/Texas Highway 99, and the center itself will feature 404,256 square feet of shopping, dining and entertainment space. Tenants that have already committed include AT&T, Boomer Jack’s, Gringo’s, Jersey Mike’s, Milano Nails and Two Pho Nine Asian Fusion.

DALLAS — Miami-based developer Resia, formerly known as AHS Residential, has begun leasing a 336-unit, garden-style apartment community in West Dallas. Resia Dallas West features one-, two- and three-bedroom units, including 17 affordable housing residences, across eight three-story buildings. All units feature private balconies or patios. Amenities include a pool, fitness center and a business center. Fifth Third Bank and Pealmark provided construction financing for the project. Rents start at $1,280 per month for a one-bedroom unit.

NEW YORK CITY — Delshah Capital, a locally based real estate private equity firm, has completed a multifamily adaptive reuse project at 30 Morningside Drive on Manhattan’s Upper West Side. The project converted a former hospital complex that was originally constructed between 1896 and 1928 into a residential complex with 204 units across five buildings. CetraRuddy served as the architect for the project, and Titanium Construction Services was the general contractor.

BROKEN ARROW, OKLA. — Dallas-based developer Berkshire Lane Development Partners (BLDP) will build a 182-unit garden-style multifamily project in Broken Arrow, a southeastern suburb of Tulsa. Berkshire @1Eleven will offer one- and two-bedroom units with stainless steel appliances, quartz countertops, tile backsplashes and individual washers and dryers. Amenities will include a pool, fitness center, and open green space. The first units are expected to be available for occupancy in summer 2025.

FORT WORTH, TEXAS — Developer and operator Tradition Senior Living has completed construction on a 297-unit project within the 270-acre Clearfork mixed-use development in Fort Worth. The Tradition-Clearfork offers 214 independent living residences and 95 assisted living and memory care units. Residences come in one- and two-bedroom formats and range in size from 880 to 2,200 square feet. Residents have access to 24-hour concierge and valet services, secure parking and transportation options. Common areas include lounges, card rooms, a movie theater, fitness center, pool and other spaces for daily social activities and wellness programs. Jackson & Ryan Architects designed the project, and Rogers-O’Brien Construction served as general contractor.
