HUTTO, TEXAS — Titan Development has acquired 188 acres in the northern Austin suburb of Hutto for the development of an industrial project that will be dubbed Hutto Mega TechCenter. Titan Development acquired the land, which is located near State Highway 130 and is zoned for light industrial usage, from the City of Hutto. Buildings will range in size from 200,000 to 1 million square feet. A construction timeline is still being finalized.

ECI, Phoenix Capital Begin Construction on $101M Apartment Community in Roswell, Georgia

ROSWELL, GA. — A joint venture between ECI Group and Phoenix Capital has broken ground on Averly East Village, a $101 million luxury apartment and townhome community in the Atlanta suburb of Roswell. The developers expect to deliver the property in late 2024. Truist Financial provided construction financing for the project, which Rule Joy Trammell Rubio Architects designed. The multifamily project is part of a mixed-use redevelopment of East Village Shopping Center, and Ardent Cos. will continue to own the retail component. Amenities will include a pool with a sun shelf, pool deck with cabanas, two outdoor kitchens, clubroom, synthetic turf dog park and dog spa, two-story fitness center, outdoor gym, coffee lounge with individual work spaces and secure bicycle storage. At full buildout Averly East Village will include one-, two- and three-bedroom apartments and townhomes, as well as 75,000 square feet of retail space and a large central green space.
BUFORD, GA. — Seefried Industrial Properties and Clarion Partners plan to develop Buford North Distribution Center, a 969,620-square-foot logistics park in the Atlanta suburb of Buford. The speculative project will include three buildings located along I-985 in Hall County. All three buildings will include 185-foot concrete truck courts, 36-foot clear heights and ESFR sprinklers. Seefried and Clarion recently purchased an 80-acre site about 40 miles northeast of Atlanta near I-85. The first facility is slated to break ground in August and full completion is anticipated for the fourth quarter of 2023. The project team includes civil engineer Eberly & Associates and architect Atlas Architecture. Joseph Kriss, Tripp Ausband and Doug Smith of Seefried will oversee leasing efforts.
RICHARDSON, TEXAS — Mapletree, a global real estate developer based in Singapore, is underway on the renovation of a 215,394-square-foot office building located within the Galatyn Commons complex in the northern Dallas suburb of Richardson. Galatyn Commons comprises four buildings totaling 800,000 square feet. Amenities include a food hall with 300-seat dining area, coffee shop and grab-and-go food service, as well as a 10,000-square-foot fitness and wellness center, an outdoor kitchen with grill stations, bocce ball courts and an outdoor amphitheater with 1,000-seat capacity. Cushman & Wakefield is marketing the five-story building for lease. Renovations are expected to be complete next summer.
COLUMBUS, OHIO — Saltbox, a flexible warehousing and small-business logistics provider, has opened a new fulfillment hub in Columbus. The 80,000-square-foot building is the sixth Saltbox location nationwide and the first in Ohio. The property is situated near John Glenn Columbus International Airport, major railroads and I-270. Saltbox says the location enables its members to reach 67 percent of the U.S. population via two-day shipping. More than 70 percent of Saltbox’s 300 members are e-commerce companies that sell physical goods directly to consumers. Saltbox plans to open more locations across the U.S. this year. Saltbox members have access to the company’s warehouses and fulfillment services to assist in their e-commerce businesses.
CHICAGO — Trammell Crow Co. (TCC) is set to open its Science Ready Lab Suites at Fulton Labs, a life sciences development in Chicago. These fully built out, move-in ready spaces span 3,000 to 7,000 square feet and provide advanced research and development space. Celadyne Technologies Inc. has signed a lease as the first tenant to occupy the Science Ready Lab Suites. The suites, which are available for occupancy beginning in August, will provide tenants with flexible lease terms and access to a shared lab equipment room. Fulton Labs is a two-building life sciences campus from TCC that spans 725,000 square feet. Jonathan Metzl of Cushman & Wakefield represented Celadyne Technologies in its lease.
CHICAGO — AmTrust RE has opened a coworking space at 33 North Dearborn, a 329,000-square-foot office tower in Chicago’s Central Loop. Named AmTrust Office Suites (AOS), the concept spans 22,000 square feet and offers both coworking spaces and mini office suites. AOS offers flexible lease arrangements, including monthly, quarterly and annual agreements. All AOS tenants have access to the property’s amenities, including a fitness center, bourbon lounge and onsite restaurants.
ALSIP, ILL. — Logistics company Alsip Terminals has selected Principle Construction Corp. to build a 39,000-square-foot speculative warehouse in Alsip. Construction is expected to begin soon on the property, which will be located at 3600 W. 127th St. The project will feature a clear height of 26 feet, 32 dock doors, six drive-in doors, 111 trailer parking spaces and 40 car parking stalls. The property will be surrounded by a 6-foot-high security fence. Harris Architects is the architect. Chris Mergethaler and Rick Daly of Darwin Realty/CORFAC International will market the project for lease. Completion is slated for December.
ISLIP, N.Y. — Chicago-based Venture One will develop a 121,270-square-foot industrial facility in the Long Island community of Islip. The site spans 9.7 acres. Building features will include a clear height of 36 feet, 130-foot truck court depths, 131 car parking spaces and 119 trailer parking stalls. Construction is scheduled to begin in the third quarter and to last about a year. Cushman & Wakefield will be responsible for lease-up of the development.
ATLANTA — JLL Capital Markets has arranged construction financing for 1405 Spring, a 326-unit high-rise apartment tower in Midtown Atlanta. Ed Coco, Matt Casey and Kelsey Bawcombe of JLL arranged the full capital stack for the project through Manulife Investment Management on behalf of the developer, a joint venture between JPX Works and Zeller. The 31-story 1405 Spring will offer studio, one-, two- and three-bedroom units, as well as luxury penthouses. The building’s 21 residential levels will sit atop a ground-level lobby, eight-level parking garage and amenities. Features will include multiple indoor lounge areas, coworking spaces, a fitness center, yoga and meditation studio, pool, sundeck and covered outdoor lounge with firepits. 1405 Spring will be situated at the southeast corner of 18th and Spring streets, just blocks from the Arts Center MARTA station. The neighborhood is home to the Woodruff Arts Center, MODA and the Center for Puppetry Arts. The high-rise will replace a vacant, single-level commercial building that most recently served as The John Marshall Law School’s Blackburn Conference Center.
