NEW YORK CITY — A joint venture between Trinity Church Wall Street, Norges Bank Investment Management and Hines has topped out 555 Greenwich, a 16-story office building in Lower Manhattan. Designed by COOKFOX Architects, the 270,000-square-foot building, which is located in the Hudson Square neighborhood, will include ground-floor retail space and 33,000 square feet of outdoor amenity space via 11 terraces. Completion is slated for 2023.

FRENCH VALLEY, CALIF. — Marcus & Millichap Capital Corp. (MMCC) has secured $39.4 million in construction financing for French Valley Marketplace, a grocery-anchored shopping center development in French Valley. The nonrecourse loan will provide funds to complete the horizontal and vertical construction of the project. A partnership between Texas-based Trinity Investors and Pasadena-based Halftery Development Co. are leading the fully entitled, 22-acre project. Current tenants include Grocery Outlet, Rite Aid, EoS Fitness, McDonald’s, AutoZone and 7-Eleven. Brandon Wilhite of MMCC and Sunny Sajnani and Todd McNeill of Institutional Property Advisors, a division of Marcus & Millichap, arranged the financing. The origination team is based out of MMCC’s Dallas office. Trez Capital operated as the lender for the transaction.

CUTLER BAY, FLA. — Electra America and BH Group have formed a joint venture to purchase Southland Mall, a 808,776-square-foot shopping mall in the Miami suburb of Cutler Bay. The buyers purchased the 80-acre site for $100.4 million with plans to reposition the mall and develop new Class A apartments on the campus. The joint venture is working closely with the Town of Cutler Bay on the redevelopment project. Located at 20505 S. Dixie Highway, Southland Mall was 80 percent leased at the time of sale to more than 100 tenants, including JC Penney, Macy’s, T.J. Maxx, LA Fitness, Regal Cinemas, Old Navy, Sephora, Kay Jewelers and Applebee’s. According to the buyers, Southland Mall is the only enclosed regional mall servicing southern Miami-Dade County through the Florida Keys. Michael Fay, John Crotty, David Duckworth and Brian de la Fé of Avison Young represented Electra America and BH Group in the land deal. The seller(s) was not disclosed. Southland Mall includes a former Sears department store and auto center that were not part of the transaction.

CHARLOTTE, N.C. — Waypoint Residential has acquired a 20-acre development tract in Charlotte’s Mountain Island Lake submarket. The Boca Raton, Fla.-based developer plans to build a 240-unit, garden-style apartment community on the site with units averaging approximately 900 square feet. No community amenities were announced. The land seller, locally based US Developments, is working with Waypoint Residential to find other development sites in the Charlotte MSA. Waypoint Residential plans to break ground in the fourth quarter and deliver first units in fourth-quarter 2023. The developer plans to fully deliver the unnamed community by the second quarter of 2024. The site is across the street from a Food Lion-anchored shopping center and is within three miles of the U.S. National Whitewater Center.

NEWPORT NEWS, VA. — Berkadia has secured $36.6 million in HUD-insured construction financing for Huntington Pointe Apartments, a 176-unit multifamily project in the Hampton Roads city of Newport News. Amy Gay and Stephen Murden of Berkadia secured the loan on behalf of the borrower, Virginia-based The Breeden Co. The 40-year HUD 221(d)(4) loan was financed through the HUD Green MIP Reduction program and features a fixed 3.36 percent interest rate and an 85 percent loan-to-cost ratio. Designed by Humphreys & Partners Architects, Huntington Pointe will offer one-, two- and three-bedroom floor plans in one elevator building and two carriage-style, walk-up buildings. Community amenities will include a swimming pool, clubhouse with a clubroom, kitchen, business office and a fitness center. Located at 903 Denbigh Blvd., the property is situated about two miles from Newport News/Williamsburg International Airport and 30 miles from Norfolk.

DALLAS — RREAF Communities, a division of Dallas-based RREAF Holdings, has acquired 3,173 acres at the intersection of State Highways 130 and 80 in Central Texas’ Caldwell County for the development of a master-planned community. Preliminary plans call for thousands of residential homes in various product types, as well as retail, restaurants, hotels, offices, healthcare and light industrial uses and future school sites. A construction timeline has not yet been established.

EVERETT, MASS. — South Carolina-based development and management firm Greystar has broken ground on 35 Garvey Street, a 450-unit apartment community in the eastern Boston suburb of Everett. The project will transform a vacant former industrial site in Everett’s evolving Commercial Triangle into a transit-oriented development. About 5 percent (23) of the units will be reserved as affordable housing. The community will also include a 564-space parking garage and 6,500 square feet of ground-floor retail space. A tentative completion date was not disclosed.

CHICAGO — Skender has completed construction of 609 W. Randolph, a 15-story boutique office building in Chicago’s West Loop. Developed by Vista Property, the building spans more than 100,000 square feet and includes a tenant lounge, rooftop terrace, executive conference room, wellness studio and meeting spaces. The property has received WELL and LEED certifications and features high-performance air filters, motion-sensor restroom fixtures and touchless, automatic doors. CBRE is the leasing agent. Antunovich Associates designed the base of the building, while Partners by Design handled the design of the spec office suites.

ALEXANDRIA, VA. — St. Louis-based Twain Financial Partners has plans to redevelop Hotel Heron, an approximately 90,000-square-foot hotel redevelopment in Alexandria. Construction on the $76.5 million adaptive reuse project is set to begin in June and wrap by November 2023. Twain Financial provided $59.2 million in financing through a mixture of sale-leaseback financing and both federal and state historic tax credit equity on behalf of the developers, May Riegler Properties and Potomac Investment Properties. The Hotel Heron project will restore the original George Mason Hotel building, which was constructed in 1925. The hotel will contain 134 rooms and 30,000 square feet of amenities, meeting space, restaurant space and ground-floor retail. Aparium Hotel Group will manage the hotel and restaurant upon completion. The property is currently being used as an office building and parking garage.

PHOENIX — Thompson Thrift has purchased a 30-acre development site at the southwest corner of Dove Valley and 29th Avenue in Phoenix. Terms of the transaction were not disclosed. The company plans to develop a mixed-use property on 16 acres of the site. The remaining acreage will be left as outdoor space that is part of Skunk Creek Wash natural preserve, and will feature pedestrian amenities and running paths. Upon completion, the development will feature apartments and 35,000 square feet of retail. Oregano’s, a local pizza chain, and Twisted Sugar, a gourmet cookie shop, have pre-leased space at the development.
