MARTINSBURG, W.VA. — Columbia, S.C.-based Red Rock Developments and Cresset Real Estate Partners have broken ground on an 829,948-square-foot, speculative industrial facility in Martinsburg. The firms want to secure a tenant before the site’s completed construction, which is slated for early 2023. Gerry Blindbury and Colin Potter of Cushman & Wakefield will handle leasing once the project is completed. The development will feature space ideal for a distribution and fulfillment center. Once complete, the building will be equipped to facilitate cross-dock distribution operations. The project’s features will include 40-foot clear heights, 156 exterior docks, four drive-in doors, 516 parking spaces for cars and 349 trailer parking spaces.

TYLER, TEXAS — St. Louis-based general contractor McCarthy Building Cos. has topped out The Northeast Texas Cancer and Research Institute, an 85,000-square-foot healthcare project in Tyler, about 100 miles east of Dallas. The center is located on the CHRISTUS Mother Frances Hospital campus and will feature specialized areas for cancer treatment provider Texas Oncology, including 30,000 square feet of clinic space for medical, radiation and gynecologic oncology services, as well as nearly 3,000 square feet of space dedicated to research. The property will be equipped with three linear accelerators for radiation therapy, 52 chemotherapy infusion stations, four private rooms, a patient exercise area and a pharmacy with lab services. Construction began in May 2021 and is expected to be fully complete in September.

NEW YORK CITY — Boston-based private equity firm Rockpoint has completed the renovation of 1700 Broadway, a 627,747-square-foot office building in Midtown Manhattan. Designed by Fogarty Finger and BR Design Associates, the renovation included a lobby upgrade, the installation of new dispatch elevators and the delivery of new tenant amenities. In addition, Rockpoint has recently executed several new leases at 1700 Broadway, including corporate advisory firm M3 Partners LP (13,000 square feet) and Alton Aviation Consultancy (4,900 square feet). Newmark represented Rockpoint in those deals.

SHAWNEE, KAN. — Hunt Midwest is building Heartland Logistics Park on a 113-acre site in Shawnee. The project represents the developer’s first industrial project in the state of Kansas. The site will support up to 1.5 million square feet of industrial space across three to four buildings. Construction is set to begin this month on the first speculative building, which will span 574,732 square feet and feature a clear height of 36 feet, 58 loading dock positions, 69 trailer parking spaces and 230 car parking spaces. Completion of the first building is slated for March 2023. The project team includes civil engineer Renaissance Infrastructure Consulting, architect Finkle + Williams Architecture and general contractor Brinkmann Constructors. Ed Elder and John Stafford of Colliers will market the project for lease.

FORT LUPTON, COLO. — Ware Malcomb and Murray and Stafford, as general contractors, have completed the development of Basalite Plant, a manufacturing facility located at 1801 S. Rolle Ave. in Fort Lupton. Built to manufacture concrete masonry units and pavers, the 197,000-square-foot facility features 60-foot ceilings in certain areas to house equipment up to 50 feet tall. The project contains approximately 9,000 square feet of office space, including a lobby, conference rooms, breakrooms and an IT room. Related site works include a waste area, a crush storage area and outdoor product storage. Ware Malcomb’s Denver and Pleasanton, Calif., offices provided the civil engineering, architecture and interior design services for the project.

RICHWOOD, KY. — Atlanta-based Core5 Industrial Partners has broken ground on C5 75 Logistics Center South, an 886,480-square-foot project which will be located off Ky. 338 and Interstate 75 in Richwood. Core5 expects to deliver in the first half of 2023. Located near Cincinnati, C5 75 Logistics Center South will feature a 9,200-square-foot office pod, 40-foot clear heights and a cross-dock configuration. The development will also include 485 parking spaces and 235 trailer parking spaces, with the potential for an additional 618 parking spaces and 110 trailer parking spaces. The property will also be equipped with 83 dock doors and the ability to double that, as well as two drive-in doors, 8-inch conventional concrete floor slab and an ESFR fire suppression system. Mark Volkman and Brian Leonard of JLL will lead marketing efforts along with Lydia Chase of Core5’s Midwest Region. Christian Greenwell and Ben Chrin will lead the construction execution for Core5 internally.

ATLANTA — Origin Investments and Kaplan Residential have acquired a 40-acre parcel in Atlanta, for $31.5 million. The property was purchased through Origin Investments’ $300 million Qualified Opportunity Zone Fund II. Pierce Owings and Matt Hawkins of Cushman & Wakefield represented the undisclosed seller for the land. The joint venture plans to develop a master-planned, mixed-use project that will be the largest mixed-use project along the Atlanta BeltLine’s Southside Trail. Located within Chosewood Park at 500 Sawtell Ave. SE, the project’s first phase will feature approximately 700 build-to-rent townhomes and multifamily units. Once completed, the project will have more than 2,000 multifamily residences, activated park space and up to 150,000 square feet of commercial space. Plans also include a variety of local restaurants with outdoor seating, coffee shops, a wellness center, dedicated areas for food trucks, pet amenities, coworking centers, office areas and entertainment space. The property will also have a resident-only club experience called Club Sawtell that will include fitness, wellness, coworking and lifestyle amenities. Experiential retail consultants at Revel will spearhead the concept origination of the commercial and adaptive reuse component. ST. PAUL, MINN. — Stoneleigh Cos. has completed development of Waterford Bay, a 243-unit apartment community located at 380 Randolph Ave. in St. Paul. BKV Group designed the four-story project. Amenities include an outdoor pool and deck, fitness center and yoga studio, resident lounge, business center, rooftop clubroom, dog wash station, bicycle and kayak storage and indoor parking garage. The development sits along the Mississippi National River and Recreation Area. BKV Group worked closely with representatives from Friends of the Mississippi River and the National Park Service during the entitlement process to ensure the project would support the ecological health of the waterway. The community is one of the first opportunity zone projects in St. Paul, according to the developer. Monthly rents start at $1,301 for studios, and residents can now earn up to two months of free rent.

GOODYEAR, ARIZ. — BJ’s Restaurants Inc. has purchased land to develop a BJ’s Restaurant & Brewhouse near Civic Square at GSQ, a new city hall, library and community gathering spot in Goodyear. Located on a three-acre site at the northeast corner of North 150th Drive and West McDowell Road, the family-friendly restaurant is slated to open in late 2022. Totaling more than 7,600 square feet, the new BJ’s interior will seat approximately 250 guests, with more seating at the patio and round bar. The restaurant plans to hire approximately 160 team members. BJ’s operates seven breweries in five states and offers 11 beers and ciders on tap.

BIRMINGHAM, ALA. — Kroger has plans to open a 50,000-square-foot distribution facility in Birmingham. The “spoke” property will serve as a last-mile cross-dock location that expands Kroger’s grocery delivery services. Cincinnati-based Kroger and UK-based Ocado Group plan to open the facility later this year. The facility will collaborate with the Kroger-Ocado hub in Forest Park, Ga. The facility is expected to create up to 161 jobs. Located at 30 West Oxmoor Road, the property will be situated 6.3 miles from downtown Birmingham and 12 miles from Birmingham-Shuttlesworth International Airport. The property is also 4.6 miles from the University of Alabama at Birmingham. Kroger also plans to open spoke facilities in Austin and San Antonio, Texas.
