CHARLESTON, S.C. — Frampton Construction Co. has broken ground on a “transload” industrial facility near the Port of Charleston spanning 89,000 square feet. The Keith Corp. is developing the property in partnership with the South Carolina Ports Authority on behalf of the tenant, TradePort Logistics. The third-party logistics firm handles cargo for retailers like Walmart, which recently opened its 3 million-square-foot distribution hub nearby. TradePort’s concrete, tilt-up building will feature 20-foot clear heights, 130 dock doors, 630 trailer parking spaces and 110 employee parking spaces, as well as approximately 2,000 square feet of office space. The site is located off Clements Ferry Road. An access road is being built to connect the facility to Charleston Regional Parkway, according to Frampton. Other project members include architect Berenyi Inc. and civil engineer Thomas + Hutton. Frampton expects to deliver the facility this summer.

Consolidated Contracting Completes 122-Unit WellQuest Seniors Housing Project in Menifee, California

MENIFEE, CALIF. — Consolidated Contracting has completed construction of WellQuest of Menifee Lakes, senior living community in Menifee, located between Los Angeles and San Diego. The 134,641-square-foot, three-story property features 92 independent living and assisted living units ranging from 470 to 1,017 square feet, as well as 30 memory care units ranging from 386 to 578 square feet. Jonetta Eads, executive director of the facility, predicts the community will be fully occupied by mid-summer. Project consultants included Greg Irwin of Irwin Partners Architects as the architect; Conley360, space planner; Nelson Structural Engineers, structural engineer; Bam Consulting Engineers, civil engineer; United Brothers Concrete, sitework contractor; A Good Plumbing, plumbing; Edge Mechanical, mechanical engineer; Cattrac, grading; Hondo Framing, framing; AME Design Group, mechanical engineer; and Wilson Associates Landscape Architecture, landscape architect. FJ Management was the developer.
AUSTIN, TEXAS — A partnership between Dallas-based Trammell Crow Co. and New York-based Clarion Partners has broken ground on the final phase of Park 183, a 950,000-square-foot industrial development in southeast Austin. The fourth and final phase of the project will add two buildings totaling 308,484 square feet to the local supply. The buildings will span 160,327 and 148,157 square feet and will feature 32-foot clear heights. STG Design is the architect for Phase IV, and Tribble & Stephens is the general contractor. Comerica Bank provided construction financing. CBRE has been tapped as the leasing agent and recently secured a 154,786-square-foot expansion for American Canning at Park 183. Completion of Phase IV is slated for the fourth quarter.
CHESTERFIELD, MO. — Keystone Construction Co. has begun work on a 97,000-square-foot indoor volleyball and basketball complex in Chesterfield near St. Louis. Mia Rose Holdings is the developer, MW Weber Architects is the architect and Stock & Associates Consulting Engineers Inc. is the civil engineer. Completion is slated for early 2023. Chesterfield Sports Association (CSA), a nonprofit organization, will own and operate the facility. Nine basketball courts will convert to 18 volleyball courts. Additional features will include a fitness area, spectator seating, lounge areas and multipurpose rooms. CSA plans to host over 40 tournaments each year that will attract out-of-town guests and generate economic activity for local restaurants and hotels.
RALEIGH, N.C. — Hudson Capital Properties has broken ground on Phase II of Hudson 5401, a 264-unit apartment community in Raleigh. The first phase of the development included 192 units and was completed in 2019. Unit features in Phase I include granite countertops, kitchen islands, oversized windows, outdoor grilling, double vanity in bathrooms, stainless steel appliances and ceiling fans. Hudson 5401 is part of 5401 North, a 400-plus-acre master planned development. When both phases of Hudson 5401 are completed, the community will feature a total of 456 apartments featuring amenities such as a resort-style pool area with cabanas, coworking spaces and fitness centers. Goddard Day School and Splash and Dash Pet Groomer have opened in the community. Additional retail is opening this year, including a coffee shop. Located between Interstate 540 and Highway 401, Hudson 5401 is situated eight miles from downtown Raleigh and 18 miles from Raleigh-Durham International Airport. The property is also situated close to the Neuse River Greenway, which offers over 27 miles of trails.
CHICAGO — Walsh Construction has completed Broadview Senior Apartments, an affordable community for residents age 55 and older in Chicago. CIBC Bank USA provided a $5.3 million construction loan and made a $6.9 million equity investment in the project, which rises three stories. Of the 70 units, 11 are reserved for special-needs tenants. CIBC Bank USA is working with the Housing Opportunities Development Corp. (HODC), which serves as Broadview Senior Apartments’ nonprofit partner. HODC provides services to the residents of the facility, coordinates onsite activities and workshops and provides onsite staff for a minimum of 20 hours per week.
HOUSTON — Locally based developer Scarlet, in partnership with full-service real estate firm Urban Meridian Group, has broken ground on a $32 million multifamily project in Houston’s City Park neighborhood. Designed by E Studio Group, the six-building, 216-unit property will be branded Frame Almeda Genoa and will offer one- and two-bedroom units ranging in size from 570 to 1,007 square feet. The project is expected to be complete within the next 12 months.
Joint Venture Plans 495-Unit Apartment Development in Tejon Ranch Commerce Center in California

TEJON RANCH, CALIF. — Tejon Ranch Co. has formed a joint venture with Majestic Realty Co. to develop up to 495 apartments on the east side of the Tejon Ranch Commerce Center (TRCC) immediately adjacent to the Outlets at Tejon. Situated on 22 acres, the project will transform TRCC into a mixed-use community offering live, work and play opportunities. Offering a mix of studio, one- and two-bedroom apartments, the development will also feature a mixed-use town square joined with a Main Street feature, a clubhouse, fitness facilities, pool area and paseos that will provide walkable connectivity throughout. Construction is slated to begin in late 2022, with delivery of the first units approximately 12 months later at the end of 2023.
ATHENS, GA. — Austin, Texas-based Lincoln Ventures has plans to break ground on 558 West Broad, a 750-bed community located near the University of Georgia campus in Athens. 558 West Broad will be a 600,000-square-foot property that offers 342 units in one-, two-, three-, four- and five-bedroom floorplans. All units will be fully furnished. Community amenities will include a full-service coffee shop, swimming pool, wellness center, residential lounge, private study rooms, study lounge, fitness center with yoga and spin studios, bike storage and a pet grooming station. Construction on the project is set to begin in June with delivery scheduled for fall 2024. Athens-based Smith Planning Group is the civil engineer and landscape architect. Niles Bolton Associates is the design firm, and Variant will work on interior design. Rabren General Contractors will oversee construction of 558 West Broad.
NASHVILLE, TENN. — The Preiss Co. has broken ground on Signature Music Row, a 105-unit multifamily project in Nashville. Raleigh-based Preiss partnered with Speedwagon Capital Partners on the development, and JLL arranged an undisclosed amount of construction financing through Memphis-based First Horizon. The construction timeline for the project was not disclosed. Signature Music Row will include studio, one-, two- and three-bedroom floorplans. The property will have 3,000 square feet of amenity space including a clubhouse, leasing office and fitness area. The property will also feature a sky lounge overlooking Music Row. Unit features will include Corian countertops with tile backsplash, two-tone cabinetry, stainless steel appliances, wood plank flooring throughout the unit and LED ceiling fans in each bedroom and living room. Located in Nashville’s Music Row submarket, the new development is situated near Vanderbilt University and The Vanderbilt University Medical Center. The property is also close to Bridgestone Arena and the Country Music Hall of Fame.
