NEW YORK CITY — New York City-based Skyline Developers has broken ground on a 97-unit multifamily project at 18 W. 55th St. in Midtown Manhattan. Designed by Morris Adjmi Architects, the building will rise 26 stories and span 152,000 square feet. Goldman Sachs Bank USA provided construction financing for the project, which is slated for a 2025 delivery. Information on floor plans and specific amenities was not disclosed.

AUSTIN, TEXAS — The University of Texas at Austin (UT) and MD Anderson will open a new medical complex at the site of the Erwin Center, the former arena of the university’s basketball teams. The complex will consist of a traditional hospital and cancer care/treatment facility. Demolitions are expected to begin in 2024, and the groundbreaking for the new medical facilities is scheduled for 2026. The total investment for these projects is estimated at $2.5 billion.
ROCKDALE, TEXAS — Dallas-based developer Xebec will build a 3,300-acre manufacturing and logistics campus in Rockdale, located about 60 miles northeast of Austin. The rail-served site is known locally as Sandow Lakes Ranch and was previously used for aluminum smelting, lignite coal mining and coal power generation. The campus, which will ultimately feature between 30 million and 50 million square feet of manufacturing and logistics space, represents the first phase of multi-stage development that will include workforce housing, solar farms, retail, commercial, industrial and hospitality uses, as well as recreational facilities. Xebec expects to the development to be ready for occupancy by mid-2025.
YORK, PA. — Cushman & Wakefield has brokered the $13.5 million sale of an industrial development site in York. The site, known as The Expressway Commerce Park, is fully approved for the development of two buildings totaling 673,920 square feet. Building A will total 403,000 square feet and feature 405 auto stalls, 77 trailer stalls, 74 dock doors and two drive-in doors. Building B will total 270,920 square feet and feature 269 auto stalls, 72 trailer stalls, 43 dock doors and two drive-in doors. Gerry Blinebury and Collin Potter of Cushman & Wakefield represented the seller, Maple Press, in the transaction. The buyer was MRP Industrial. The sale included a subdivision from the Maple Press manufacturing facility that will remain in operation.
CELINA, TEXAS — Mill Creek Residential has completed construction of Amavi Celina, a 271-unit build-to-rent residential community located about 40 miles north of downtown Dallas. The 45-acre site houses cottage- and townhome-style residences as well as single-family detached homes. Residences come in one-, two-, three- and four-bedroom layouts. Amenities include a clubhouse with a fitness center, pool, dog park, playground, green space and onsite walking trails. Preleasing is underway, and the first move-ins are scheduled for later this month.
PHILADELPHIA — Developer EQT Exeter has begun leasing The Clark, a 327-unit apartment community located in Philadelphia’s University City submarket. The Clark features studio, one- and two-bedroom units that are furnished with stainless steel appliances, quartz countertops, tile backsplashes and individual washers and dryers. Amenities include a fitness center, game lounge, coworking space and a rooftop terrace. Greystar manages the property. The first move-ins will begin later this month. Rents start at $1,500 per month for a studio apartment.
TERRELL, TEXAS — Kansas City-based developer VanTrust Real Estate has acquired two industrial development sites totaling 60.4 acres in Terrell, an eastern suburb of Dallas. The company plans to develop two speculative buildings totaling 702,000 square feet. Building 1 will be a 196,560-square-foot, rear-load facility. Building 2 will total 505,440 square feet and feature a cross-dock configuration. Both buildings will be marketed to e-commerce and third-party logistics users alike. Demian Salmon of Stream Realty Partners represented the undisclosed seller in the land deal. A construction timeline was not disclosed.
LAREDO, TEXAS — Kansas City-based VanTrust Real Estate will develop a 432,000-square-foot industrial project in the Rio Grande Valley city of Laredo. The speculative structure will be located within North Laredo Industrial Park, which is adjacent to I-35 and the Port of Laredo. Completion of the project, which is expected to be the first of multiple buildings that VanTrust will add to the park, is slated for October 2024. White Ark Enterprises owns North Laredo Industrial Park.
TOMS RIVER, N.J. — New Jersey-based developer Garden Communities has completed the lease-up of Green Meadows at Pleasant Plains, a 175-unit apartment complex located in the coastal New Jersey community of Toms River. The property, which is now fully occupied, offers a mix of two- and three-bedroom townhomes and one- and two-bedroom apartments. Select residences offer private balconies/patios. Amenities include a pool, fitness center, community room, playground and walking trails.
CEDAR HILL, TEXAS — Pratt Industries, a Georgia-based provider of recycled paper and packaging products, has opened a $253 million manufacturing facility in Cedar Hill, a southern suburb of Dallas. About 375 people will eventually work at the 1.1 million-square-foot facility, which will be known as the Cedar Hill Corrugating & Innovation Center. With the opening of this facility, Pratt now employs about 11,500 people across 71 factories in 25 states.
