O’FALLON, ILL. — IMPACT Strategies has completed construction of the 50 West Office Building in O’Fallon, about 18 miles east of St. Louis. The three-story building, located near the HSHS St. Elizabeth’s Hospital campus, will house the practice of Dr. Joshua Wilson of Advanced Vision Care as well as SSM Physical Therapy. TR,i Architects designed the 36,000-square-foot property. Construction took less than 12 months.

PANAMA CITY BEACH, FLA. — St. Joe Co. has broken ground on Watersound West Bay Center, a 350,000-square-foot shopping center development located on an approximately 110-acre site in Panama City Beach. The project will include a mix of retail, restaurant, office and medical space. Site work on Watersound West Bay Center is underway, with vertical construction slated to begin in the fall. St. Joe Co. plans to build the project to feature golf cart and pedestrian connectivity. Other plans include mixed-use buildings with first floor shopping and dining options and second floor office space, as well as a grocery store and pharmacy. Located near the intersection of State Road 79 and West Bay Parkway, Watersound West Bay Center is situated adjacent to the Latitude Margaritaville Watersound community, an active adult community that at full buildout will comprise 3,500 homes.
BEAUFORT, S.C. — The Morgan Cos. has plans to develop Beaufort Station, a 200,000-square-foot shopping center in Beaufort. The firm acquired 31 acres for the project. The sales price and seller for the land were not disclosed. Construction is expected to start this quarter, with the project slated for completion by the fall of 2023. Beaufort Station will be located at the southwest corner of Robert Smalls Parkway and Parris Island Gateway. The shopping center development already had four anchor tenants sign leases: Hobby Lobby, Ross Dress for Less, Ulta Beauty and Old Navy. Zach Means of Divaris Real Estate Inc. represented The Morgan Cos. in the land transaction, and Mark Hall of Judge Realty represented the sellers.
RALEIGH, N.C. — Alliance Residential Co. has acquired 15.7 acres in Raleigh for the development of Prose New Hope, a 344-unit apartment community that marks the firm’s first Prose-branded property in the city. Prose is a new housing concept focused on building attainable homes near high-growth employment areas such as Raleigh. The seller and sales price of the land was not disclosed. Construction of Prose New Hope is slated for completion by early 2023. The property will offer one- and two-bedroom floorplans with an average unit size of 1,012 square feet. Unit features will include granite countertops, shaker style cabinets, stainless steel appliances and vinyl plank flooring. Community amenities will include a resort-style pool, clubhouse, fitness center, business center and a dog park. Located at 4100 Buffaloe Road, Prose New Hope will be situated across the street from a new Lidl grocery store, as well as Triangle Town Center. The property will also be close to Highway 401, Interstates 440 and 540, downtown Raleigh, NC State and Wake Technical Community College’s northern campus.
PFLUGERVILLE, TEXAS — Alabama-based LIV Development has acquired 30 acres in the northern Austin suburb of Pflugerville for the development of a 463-unit residential project that will include both single-family and multifamily residences. Ben Fuller and John Carr of Cushman & Wakefield represented the seller, Austin-Pecan Ventures LLC, in the sale of the land. Construction is scheduled to begin in the second quarter.
Ware Malcomb Completes 93-Unit Westmont of Encinitas Seniors Housing Community in California

ENCINITAS, Calif. — Ware Malcomb has completed construction of Westmont of Encinitas, an assisted living community in the San Diego suburb of Encinitas. Ware Malcomb provided architectural services for the 91,334-square-foot project. The two-story building sits on 3.2 acres and features 93 units in studio, one- and two-bedroom options. Westmont Construction was the general contractor. Westmont Living is the operator.
SUMMERVILLE, S.C. — Trinity Capital Advisors, in partnership with Iconic Equities, plans to develop Jedburg Tradeport, two Class A industrial buildings totaling nearly 780,000 square feet in Summerville. Construction on the two facilities will begin this summer and are slated for completion in spring 2023. Lee Allen and Kevin Coats of JLL are leading the leasing efforts for the industrial facilities. Located on 115 acres at 239 Jedburg Road, the Jedburg Tradeport project is located off Interstate 26 and will include a 621,000-square-foot cross-dock building and 158,000-square-foot rear-load building.
PUEBLO, COLO. — Avison Young has brokered the sale of 9.1 acres of vacant land located at the southwest quadrant of US Highway 50 and Interstate 25 in Pueblo. 610 RLLLP sold the property to Conifer, Colo.-based BEP Pueblo LLC, an affiliate of Blueline Equity Partners, for an undisclosed price. The buyer plans to develop of the land into a mixed-use project, including residential, hospitality and possibly retail space. Completion is slated for 2023. Rick Egitto of Avison Young’s Denver office represented the seller in the deal.
DENTON, TEXAS — Dallas-based Urban Logistics Realty will develop Urban District 35, a four-building, 440,663-square-foot industrial park that will front Interstate 35 in Denton. Building features will include 28- to 32-foot clear heights, 60-foot speed bays and ample car and trailer parking. Construction is slated for a fourth-quarter completion. Dallas-based Holt Lunsford Commercial has been tapped to lease the development.
SAN ANTONIO — A joint venture between Los Angeles-based PCCP LLC and San Antonio-based Milam Real Estate Capital will develop a 560,500-square-foot speculative industrial project in San Antonio. The site is located near the Interstate 10-Loop 410 interchange within the 340-acre Rosillo Creek Industrial Park on the city’s northeast side. Cavender Hill has been tapped to lease the development. A construction timeline was not released.
