FORT MONMOUTH, N.J. — A joint venture between New Jersey-based Somerset Development and PulteGroup will undertake a multifamily redevelopment project at the Lodging Area, a 15-acre site in Fort Monmouth, located in the central coastal part of the Garden State. The Lodging Area currently houses eight buildings, two of which are listed on the National Register of Historic Places, that will be repurposed into 36 affordable housing units. The development team will demolish the other six buildings to develop 144 townhomes. Including infrastructure such as a waterfront walkway, the project represents a total capital investment of about $30 million and is expected to generate more than 200 new construction jobs.

TEMPLE TERRACE, FLA. — Cullinan Properties Ltd. plans to develop the new VA Mental Health Clinic and Domiciliary in Temple Terrace, about 10.4 miles north of Tampa. The Department of Veterans Affairs (VA) with the General Services Administration (GSA) awarded Cullinan Properties the lease for the clinic. The project team includes architecture and design firm Leo A. Daly, general contractor Hoar Construction, civil engineer Prosser and property management firm Lincoln Harris. The VA Mental Health Clinic and Domiciliary will be a 144,000-square-foot project situated on approximately 20 acres. The clinic will serve veterans and provide outpatient mental health care. The project is slated for completion by the second half of 2023. Located in Hillsborough County at the southwest quadrant of Temple Terrace Highway and Davis Road, the new two-story facility will be situated near Interstate 75 and Highway 301. The property will offer outdoor elements including gardens, courtyards and walking paths. FISHERS, IND. — Thompson Thrift Residential, a wholly owned affiliate of Indianapolis-based Thompson Thrift, has broken ground on Slate at Fishers District in the Indianapolis suburb of Fishers. The build-for-rent community will feature 242 luxury single-family homes. The developer expects to begin welcoming residents in the first quarter of 2023. The residences will average 1,215 square feet and will come in one-, two- and three-bedroom villas as well as four-bedroom townhomes. Residents will have access to a clubhouse, fitness center, pool and dog parks. As part of the project, a public park and paved trail will be constructed, providing the community direct pedestrian access to Fishers District, a mixed-use development with 110,000 square feet of retail space.
GRAPEVINE, TEXAS — Solo Brands, a provider of outdoor apparel and equipment, has opened a 430,000-square-foot headquarters office and showroom in Grapevine, located near Dallas-Fort Worth International Airport. Prologis developed the building as a spec project in 2020. ENTORS Design provided architectural services for the development. George Curry and Blake Rogers of JLL represented Solo Brands in its site selection and lease negotiations.
CHICAGO — Related Midwest has broken ground on 900 Randolph, a 43-story apartment tower in Chicago’s Fulton Market. LR Contracting Co., the contracting division of Related Midwest, and BOWA Construction are the general contractors. Designed by Morris Adjmi Architects, the project will feature 300 apartment units, 60 of which will be designated as affordable housing. Further details of the project were not provided.
TAMPA, FLA. — CVS Health plans to invest $7.7 million with Raymond James Tax Credits Funds to build Uptown Sky, a 61-unit multifamily affordable housing development in Tampa. CVS Health will work with co-developers Blue Sky Communities and University Area Community Development Corp., a Tampa-based nonprofit, to develop Uptown Sky and provide comprehensive support to residents. Uptown Sky will offer two- and three-bedroom units at a reduced rent. The affordable units will be for families earning up to 50 percent, 60 percent or 70 percent of Area Median Income. Additionally, all residents will have access to onsite supportive services in the neighborhood center located on the bottom floor of the building. The center will offer computer training, homeownership programs, workforce training and financial management programs. Additionally, the neighborhood center will include a multi-purpose classroom where residents will have access to art, dance, yoga and karate classes. Located at 13603 North 12th St., the Uptown Sky project is situated 9.2 miles from downtown Tampa and is 16.1 miles from the Tampa International Airport. The project is slated for completion by October 2022.
RIDGEVILLE, S.C. — Magnus Development has acquired a 10-acre site in Ridgeville for the development of Vantage Point I, a 157,500-square-foot Class A industrial building at Camp Hall Campus 1. The sales price and seller for the land deal were not disclosed. Construction for Vantage Point I is slated for completion by the third quarter of 2022. Robert Barrineau, Brendan Redeyoff and Tim Raber of CBRE will lease and market the project on behalf of Magnus. Vantage Point I will be a multi-tenant, rear-load facility that can accommodate tenants from 21,000 to 157,500 square feet. The building’s features will include 30-foot clear heights, an ESFR sprinkler system, 144-space parking lot, two drive-in doors and 16 dock doors that are expandable to 45. The project is located across from Volvo Cars U.S., 2.3 miles northeast of Interstate 26, 37.7 miles from Charleston and 38.5 miles from Port of Charleston.
MIAMI — PTM Partners and Kushner Cos. have formed a joint venture partnership to develop 2000 Biscayne Boulevard, a 420-unit multifamily tower in Miami’s Edgewater neighborhood. The developers expect to start construction in the fourth quarter, while leasing is expected to begin in the first quarter of 2023. The 36-story tower will be located along Biscayne Boulevard and between downtown Miami and the city’s Design District. The project’s design will focus on health and wellness, as well as environmental and natural design. Community amenities at the tower will include a landscaped pool deck with grills and a Zen garden; fitness center with a yoga room; outdoor boxing and CrossFit; dry sauna; spa treatment and steam room; recording studio; children’s playroom; pet wash; game room; coworking spaces and a library.
BROOKSHIRE, TEXAS — Stream Realty Partners has broken ground on the second phase of Empire West Business Park, located in the western Houston suburb of Brookshire. Phase II of the development will consist of six buildings totaling 2.3 million square feet that are expected to be complete in July 2022. Phase I of Empire West Business Park comprised three buildings totaling 1 million square feet that were delivered in April and are now fully leased. A JLL team led by Colby Mueck and John Ream arranged construction financing for the project through Square Mile Capital Management.
VALPARAISO, IND. — AVRO Development LLC has unveiled plans to develop Vitalize Valpo, a 130-acre master-planned development neighboring the Valparaiso University campus in Northwest Indiana. AVRO, which was founded in 2018 by Valparaiso University’s board of directors, envisions senior living, hospitality and multifamily space as part of the project. The Veridus Group will provide pre-development services and overall development consulting. Context Design will focus on the design, and Coverdale Consulting will provide guidance for public relations and marketing. Further details of the project will be revealed at a later date.
