WEST DUNDEE, ILL. — The Opus Group has begun construction on a 49,984-square-foot industrial build-to-suit for Chicago Logistic Service in West Dundee, a far northwest Chicago suburb. This is the ninth project Opus has built within the Oakview Corporate Park. The building will feature 10 dock doors, two drive-in doors, 15 trailer stalls, 39 parking stalls, 2,900 square feet of office space and a clear height of 28 feet. Completion is slated for July 2022. Opus is serving as developer, design-builder, interior designer, architect and structural engineer. Noel Liston of Darwin Realty represented both Opus and the tenant.

JOLIET, ILL. — Principle Construction Corp. has broken ground on an $11 million service center in Joliet for Highway Transport, a company that transports liquid chemicals. The 17,730-square-foot service center, located on nearly 23 acres, will double the size of Highway Transport’s current facility in Joliet where it has operated for two decades. The new facility will feature a tank wash, maintenance shop, conference room, multiple offices and amenities for drivers such as a break room, Wi-Fi access and showers. The property will include parking for tanker trucks from the company’s fleet of more than 400 trucks. Partners in Design Architects is the project architect. Completion is slated for spring 2022.

HYATTSVILLE, MD. — Urban Atlantic has opened Stella, a 282-unit apartment community located at 3950 Garden City Drive in Hyattsville, about 11.2 miles from Washington, D.C. The property’s monthly rent ranges from $1,865 to $4,004, according to Apartments.com. Stella offers studios, one-, two- and three-bedroom and penthouse units ranging in size from about 500 square feet to more than 1,200 square feet. Unit features include oversized windows, wood-style plank flooring, stainless steel appliances, keyless entry and contemporary cabinetry. Select units also feature large balconies and terraces. Community amenities include a 2,000-square-foot fitness center, dedicated exercise studio for yoga and other classes, front desk concierge and an onsite pet grooming station. Located in Prince George’s County, Stella was developed near New Carrollton, a transit-focused community where the Washington Metropolitan Area Transit Authority (WMATA) and Kaiser Permanente have committed to new office space. In 2019, Urban Atlantic delivered the first phase of the New Carrollton office complex, which was a 176,000-square-foot administrative building for anchor tenant Kaiser Permanente. Stella is located right on the Metro line at New Carrollton Station.

ISELIN, N.J. — Opal Holdings LLC will renovate Metropark194, a 452,133-square-foot office building in the Northern New Jersey community of Iselin. Capital improvements to the nine-story, transit-served building will include an upgraded lobby, renovations to the café and the addition of a new fitness center. Avison Young will provide construction management services for the project. Construction is scheduled to begin before the end of November and to last about five months.

MISSOURI CITY, SPRING AND SUGAR LAND, TEXAS — Locally based investment firm Lovett Industrial has completed construction of three warehouses totaling approximately 1.6 million square feet in the Houston area. The properties include a 1 million-square-foot building in the southwestern suburb of Missouri City; a 220,000-square-foot facility within 99 North Logistics Park in the northern suburb of Spring; and a 326,000-square-foot asset located within Sugar Land Business Park, also on the city’s southwestern outskirts. The first two projects were executed as build-to-suits for an undisclosed, global e-commerce firm. The third building is 50 percent leased to Boise Cascade Building Materials Distribution. Lovett Industrial delivered the buildings with 95 percent of the total space preleased.

ORLANDO, FLA. — Stevens Construction has begun construction on PopStroke Orlando, a 13,712-square-foot experiential golf and casual dining concept. The project is slated for completion in spring 2022. PopStroke Orlando will be an interactive and competitive golf experience with food and beverage options, including an open-air restaurant with multiple open decks and covered dining areas and bars. The venue will also have a commercial kitchen, restrooms, covered playground, beer garden and lobby with retail space. The project will also include two 18-hole putting courses designed by TGR Design, and a jumbotron screen to display scores and sporting events. Located at 321 N. Alafaya Trail within Waterford Lakes Town Center, PopStroke Orlando will be the fourth PopStroke location to open in Florida. Stevens Construction is currently under construction on a Sarasota location and previously completed PopStroke Fort Myers in September 2020. Bruce Chartrand, Robert Koller and Corrie Cochran of Stevens Construction are overseeing development. MHK Architecture & Planning is the project’s architect.

2222 Arlington Ave

BIRMINGHAM, ALA. — Shipshape, an Austin-based smart home software tech company, has signed a lease at the 2222 Arlington Ave. office building in Birmingham, which is slated to break ground this month. New York-based D&A Cos. is the developer for the restoration project. The building has 55,000 square feet of office space. Shipshape is joining Atlas Senior Living as anchor tenants in the office project. Shipshape will house its Network Operations Center on the top floor, including signage rights for the building. The company is taking 6,000 square feet of space with an option to expand to 12,000 square feet after one year. The property is currently vacant, but is 50 percent preleased. Previously, the property was the headquarters for Bayer Properties. 2222 Arlington Ave. will offer covered parking, secure building access, a double-height lobby atrium with coffee bar and potential for food service. D&A Cos. plans to install floor-to-ceiling windows, as well as a new east lobby with a grand atrium and exterior reflecting pool. Construction for 2222 Arlington Ave. is slated to complete and be open for occupancy in late 2022. D&A Cos. partnered with The FiveStone Group, a Birmingham-based commercial real estate firm, on the redevelopment project. …

DAVENPORT, IOWA — Iowa-based construction and development firm Russell has broken ground on the first building at Russell Industrial Park in Davenport, one of the Quad Cities. The 251,100-square-foot building is a build-to-suit for an undisclosed tenant. The building marks the first of six anticipated projects at the 95-acre site. Russell plans to soon break ground on the second building, a 300,000-square-foot speculative project slated for completion in the fourth quarter of 2022. Marcus Pitts, Michael Minard and Austin Hedstrom of JLL represented Russell in the build-to-suit lease.

2135 American Industrial Way

CHAMBLEE, GA. — A joint venture between Seven Oaks Co. LLC and Packard Capital LLC have plans to redevelop 2135 American Industrial Way, a 35,500-square-foot warehouse in downtown Chamblee. Slated for completion by June 2022, the two-acre site and single-story building will be redeveloped into creative office space. The 2135 American Industrial Way building, which served as a warehouse for an event rental company and an antique showroom that provided movie props, will include a 1,200-square-foot covered front patio, an outdoor beer garden-style seating area and a dedicated food truck parking place. The interior will feature a furnished lobby with roll-up garage doors connected to the front patio, façade windows, the ability to add exterior access points and the option to modify windows to allow for open and close functionality. Winter Construction Co. will serve as the general contractor, and Aileen Almassy and Andy Sumlin of Cushman & Wakefield will oversee leasing efforts. S/L/A/M Collaborative is the designer for the building. Kimley-Horn is completing the civil and engineering design work, and Atlantic Capital Bank is providing construction debt financing.

JERSEY CITY, N.J. — A partnership between investment management firm Arden Group and developer Spitzer Enterprises will build a $150 million multifamily project within one of Jersey City’s opportunity zones. The 26-story, 390-unit building will be located adjacent to the Journal Square PATH station and will include ground-floor retail space and onsite parking. Dustin Stolly, Jordan Roeschlaub, Chris Kramer and Nick Scribani arranged the equity partnership between the two firms. Completion of the project is scheduled for 2024.
