WEST MAHONING TOWNSHIP, PA. — Regional Industrial Development Corp. of Southwestern Pennsylvania (RIDC) has partnered with the industrial development council of Armstrong County, located outside of Pittsburgh, to bring vertical development to Northpointe Industrial Park. The site spans more than 800 acres and is located adjacent to the Allegheny Expressway. Northpointe Industrial Park’s 115 shovel-ready acres can accommodate more than 500,000 square feet of new development. A construction timeline has not yet been established.

ATLANTA — Miami and New York-based PMG and Toronto-based Greybrook Realty Partners, in a joint venture, have acquired 811 Peachtree St. N.E. with plans to develop Society Atlanta, a 460-unit mixed-use project within the PMG’s Society Living multifamily brand. Mark Lindenbaum of JLL brokered the transaction. The land price was $20.3 million. The seller was not disclosed. Designed by Atlanta-based architecture firm Cooper Carry, Society Atlanta will feature 70,000 square feet of office space and 16,000 square feet of retail space. Slated for delivery in the first quarter of 2024, the 33-story development will include traditional apartment units and “rent-by-bedroom” or co-living options. Community amenities at Society Atlanta will include a pool deck, fitness center and co-working facilities. Society Atlanta will continue the expansion of PMG’s national Society Living portfolio, which was created to address demand for reasonable rents close to urban areas. Other Society Living developments include Society Las Olas in downtown Fort Lauderdale, Fla., which opened in May 2020; Society Biscayne in downtown Miami, slated to open in early 2022; Society Orlando, currently under construction in downtown Orlando; and Society Wynwood, under construction in Miami’s Wynwood Arts District. LOS ANGELES — A joint venture between New York-based LIVWRK and Daniel Kotzer of Los Angeles has purchased a historic 63,100-square-foot property in Los Angeles’ Art District for $20 million. The partnership will transform the two-building asset, located at 800-810 Traction Ave., into an office and lifestyle project called AtTraction. Construction on the renovations is slated to begin this week, with completed scheduled for early 2023. Upon completion, AtTraction will be a five-story building, plus a basement, totaling 53,400 square feet. Floors will range between 7,500 square feet to 10,700 square feet with ceilings ranging from 10 feet to 15 feet. The property at 810 Traction Ave. will be a two-story building, plus basement, totaling 9,700 square feet. Each building will also offer the potential for ground-level retail. The building at 800 Traction Ave. will feature a rooftop patio deck and the building at 810 Traction Ave. will offer a private gated patio space. Additionally, there is a private parking lot serving both buildings. AUSTIN, TEXAS — Dallas-based Dalfen Industrial has acquired 146 acres in northeast Austin for the development of an approximately 1 million-square-foot project. The development will be located at the site of the former Manor Downs horse racetrack, about eight miles from the downtown area and 10 miles from Austin-Bergstrom International Airport. The project will consist of six buildings that will range in size from 70,000 to 365,560 square feet and will feature 32- to 36-foot clear heights. Construction is scheduled to begin in the third quarter of next year.

HOLBROOK, MASS. — Port One Cos. and Tiderock Cos. have formed a partnership to develop a 410-unit seniors housing community on a 48-acre parcel in Holbrook, approximately 15 miles south of Boston. The estimated budget for this project is $190 million. The developers are under contract to acquire the site for $19 million. Tiderock will provide operational support and oversight including but not limited to project management, marketing, budgeting, product mix and review of and negotiations for limited partner equity and debt. Further details on the project were not disclosed.

NEW YORK CITY — Charlotte, N.C.-based Grubb Properties will develop a 317-unit mixed-income project that will be located at 25-01 Queens Plaza North in the borough’s Long Island City area. The 17-story building will comprise about 220 market-rate units and 97 units that will be reserved for renters earning less than 130 percent of the area median income (AMI), as well as 9,000 square feet of retail space. Grubb Properties will operate the building under its Link brand, which provides housing geared toward renters earning between 60 and 140 percent of AMI. A construction timeline has not yet been finalized.

DECATUR, ILL. — The Atkins Group will develop a 635,400-square-foot industrial build-to-suit in the central Illinois town of Decatur. ARCO National Construction will serve as general contractor for the project, which is estimated to cost in excess of $41 million to build. AJ Thoma III of Coldwell Banker Commercial Devonshire Realty and Mike Dean of Cushman & Wakefield represented the undisclosed tenant in the build-to-suit lease, which spans seven years. Completion of the 43-acre project is slated for July 2022.

PHOENIX — Orion Investment Real Estate has brokered the sale of an infill land parcel located on Central Avenue in Midtown Phoenix. The buyer, an undisclosed developer, is assembling the adjoining parcels to develop a 144-unit multifamily property. The development site sold for $2.4 million, or $80.58 per square foot. Nick Miner of Orion represented the undisclosed seller in the deal.

MAYWOOD, ILL. — Loyola Medicine has opened a 30,000-square-foot clinical laboratory facility to serve Loyola University Medical Center, its academic medical center, as well as two community hospitals, Gottlieb Memorial Hospital and MacNeal Hospital. The new laboratory is housed on the fourth and fifth floors of the existing emergency medical services building, which is located at the Maywood campus of Loyola University Medical Center. HED designed the space and Leopardo Construction served as the general contractor.

ETNA, OHIO — CRG and its capital partner Lexington Realty Trust have broken ground on Building E at The Cubes at Etna 70 in Etna, about 20 miles east of Columbus. The more than 1 million-square-foot speculative distribution facility will be located at 9800 Schuster Way. Completion is slated for spring 2022. The building will feature a clear height of 40 feet and 108 dock positions. Contegra Construction is the general contractor and Lamar Johnson Collaborative, a subsidiary of CRG’s parent company, Clayco, is the architect. Jeff Lyons of CBRE will market the project for lease. This is the second development at The Cubes at Etna 70, which encompasses 289 acres of former farmland that CRG and Lexington purchased in 2018. CRG completed development of a 1.2 million-square-foot build-to-suit for Kohl’s in 2020. Four sites remain available for development. All told, the site can accommodate up to 2 million square feet of additional construction.
