LAKE FOREST, ILL. — Brennan Investment Group, in a joint venture with Goldman Sachs, has acquired an industrial property located at 13970 Laurel Drive in Lake Forest. This property will be added to the 23-building, 4.68 million-square-foot portfolio Brennan and Goldman Sachs acquired in late 2014. The properties are located within the greater Chicago Metropolitan area and were purchased from Mirvac Industrial Trust, an Australian public REIT. Further details of the transaction were not disclosed.

Mid-America Real Estate’s annual Chicagoland Shopping Center Report shows construction completions totaled 2.4 million square feet in 2014, a slight uptick from the 2.26 million square feet completed in 2013. Looking ahead, 2015 should yield a little over 2 million square feet, which will likely prove to be within the normal range for development going forward. However, this is significantly less than the 8.3 million square feet completed in 2007. One of the primary causes of this decline is the demand for new shopping center space in the suburbs is primarily limited to single users, predominately grocery stores. While the demand for multi-tenant retail developments in urban markets remains high, the barriers to entry are significant. Consider, for example, that of the combined 26 new projects delivered in 2014 and planned for 2015, only one project, Regency Centers’ Shops on Main in Schererville, Indiana, is a suburban project built to accommodate more than one big-box retailer. Anchored by Gordmans, Shops on Main is also home to DSW, Home Goods, Ross, Pier 1 Imports and a planned Whole Foods. CHICAGO — Los Angeles-based Thorofare Capital has funded a $5.4 million bridge loan for Cedar Street Capital’s acquisition of 1144 W. Fulton Market Street in the Fulton Market district of Chicago. The financing included a $4.5 million A-note and an $804,000 B-note, which represents nearly 80 percent of the total capital stack. The office property is located at 351 N. May St. and includes 32 parking spaces. The 27,689-square-foot loft building was originally built in the mid-1920s. The property is 78.5 percent occupied.

CHICAGO — Interra Realty has brokered the $1.1 million sale of a 23-unit mixed-use building located at 4712-20 W. Diversey Ave. in the Kelvyn Park neighborhood northwest of Chicago. The property includes five retail spaces, 10 studio apartments and eight one-bedroom apartments. Joe Smazal and James Clough of Interra represented the undisclosed seller.

BENSENVILLE, ILL. — Paine/Wetzel TCN Worldwide has arranged a 7,000-square-foot industrial lease in Bensenville. Ary Trucking LLC will occupy space within a 14,000-square-foot building located at 401 Frontier Way. The new lease represents an expansion and new location for the Northbrook-based general freight tucking company. Joe Karmin of Transwestern represented the building’s owner. JOLIET, ILL. — Inland Real Estate Corp. (IRC) is redeveloping Joliet Commons, a power center in Joliet, and adding a new 65,000-square-foot building for Dick’s Sporting Goods and DSW. Construction on the project is set to begin this spring. To accommodate the new tenants, IRC will redevelop a former movie theater at the center into a brand new building for the retailers. With the addition of the new building, the total gross leasable area of Joliet Commons will increase to 229,000 square feet. Dick’s Sporting Goods and DSW will join other national retailers at the center such as PetSmart, Old Navy, Party City and Famous Footwear. The project is expected for completion this fall.

EVANSTON, ILL. — Co-developers Fifield Cos. and Carroll Properties have opened E2, a luxury apartment project in downtown Evanston. The 356-unit development also includes 12 rental townhouses. Designed by FitzGerald Associates Architects, E2 consists of two buildings, a 16-story tower at 1881 Oak Ave., and a 14-story tower at 1890 Maple Ave. The two buildings are connected by a four-story structure that includes three floors of parking and a fourth-floor amenity deck. The building also contains 4,000 square feet of ground-floor retail space. Evanston-based Morgante Wilson Architects designed the common area interior at E2. Apartment tower residences range from 500 to 1,400 square feet and include studio, one-, two- and three-bedroom layouts. Prices range from $1,550 for a studio to $3,700 for a three-bedroom unit. The property also has 12 rental townhomes with private access from Emerson Street. The three-story E2 townhomes range in size from 1,750 to 1,875 square feet and have three bedrooms, two and a half baths and a third-floor deck. Pricing for townhomes begin at $4,200 per month.

The dine-in entertainment complex features 10 large, wall-to-wall screens, all-new stadium seating with accessible service buttons, a projection system, which delivers crystal-clear 2D and 3D images, as well as special services for visually and hearing-impaired guests. CHICAGO — Marcus & Millichap has arranged the $2.7 million sale of a 19-unit apartment property in Chicago. The property is located at 900 W. Sunnyside Ave. in Chicago’s Uptown neighborhood. Steve Livaditis and Joseph Scheck of Marcus & Millichap’s Chicago O’Hare office represented the undisclosed seller and buyer, a local investor.

CENTREVILLE, ILL. — Construction-management firm IMPACT Strategies has begun construction on a $2.4 million expansion and renovation project at the Southern Illinois Healthcare Foundation (SIHF) Mother and Child Center in Centreville. The multi-phased project is set for completion in October. IMPACT Strategies will renovate approximately 24,000 square feet of SIHF’s current facility at 6000 Bond Ave. The renovation will include five departments. Those include pediatrics, pediatric behavioral health, adult medicine, obstetrics and dental, and the addition of an outpatient pharmacy. The project will involve five to six phases of construction to accommodate the facility’s plans to remain operational while the project is ongoing. The design-build team includes project manager Will Stadjuhar, project assistant Kari Stevens and project superintendent Larry Howard. IMPACT Strategies is collaborating with architectural design firm Bates & Associates of Clayton, Mo.
