ZION, ILL. — Cohen Financial has arranged $9.2 million in acquisition loans through Pillar’s lending program for two multifamily properties in Zion. Dan Rosenberg of Cohen Financial’s Chicago office secured a $5.3 million loan for Country Chalet Apartments and a $3.85 million loan for Park Trails Apartments. The two properties purchased included a total of 247 units. The fixed-rate, 15-year loans include 30-year amortization schedules. The borrower is an affiliated entity of The Ferndale Realty Group LLC, a Chicago-based real estate investment company.

ELK GROVE VILLAGE, ILL. — Entre Commercial Realty has arranged the $2.3 million sale of a 41,600-square-foot industrial facility in Elk Grove Village. Horizon Logistics Inc., which is doing business as Seko Logistics, acquired the property located at 801 Lunt Ave. The free standing, single-tenant building is in close proximity to I-90, I-355 and O’Hare International Airport. Jonathan Kohn and Ron Behm of Colliers International represented the seller, Prologis. Tom Boucher and Dan Jones of Entre Commercial Realty represented Horizon Logistics. Seko Logistics is a 39-year-old global firm that specializes in transportation, logistics, freight forwarding and warehousing.
CHICAGO — Reed Construction has completed a 20,000-square-foot renovation and expansion for Rise Interactive at 1 S. Wacker in Chicago. The build-out included the addition of an internal steel staircase with glass handrails, connecting the third and fourth floors, as well as the installation of a reclaimed wood barn door at the suite’s entry. In addition, two large meeting rooms were built-out and now feature a bar for internal company meetings and client entertainment. Reed Construction also built 10 additional private offices, eight conference rooms and two on-site cafés. Steve Sandquist was the project manager for Reed Construction. Hydzik Schade Associates provided architectural services. Rise Interactive is a digital marketing agency that specializes in traffic generation and web analytics.
CHICAGO — Oak Grove Capital has arranged $27.9 million in construction financing for a 120-unit, mid-rise luxury apartment building in Chicago. The site for the market-rate apartments is located at 2211 N. Milwaukee Ave. in Chicago’s Logan Square neighborhood. Principal Real Estate Investors provided the financing for the borrower, New York City-based Property Markets Group (PMG). Ryan Cahalan of Oak Grove Capital arranged the loan for the borrower.
FRANKFORT, ILL. — Reed Construction has broken ground on the Riverside Medical Center, a 20,755-square-foot medical office building for Riverside Healthcare in Frankfort. The project site is located on a 25-acre plot at the corner of U.S. Highway 45 and Steger Road. Reed will build a single-story, masonry medical office facility that will include exam rooms, CT imaging, EKG facilities and infusion bays for Riverside Healthcare. In addition, Reed will complete over 20 acres of site improvements and infrastructure for future development on the property. Project leaders participated in a groundbreaking ceremony at the site on April 15. Proteus Group will provide architectural services for the project, which is set for completion this fall.
OAK BROOK, ILL. — Podolsky|Circle CORFAC International has arranged the lease of a 3,191-square-foot office within The Drake Oak Brook Office Plaza in Oak Brook. The law offices of Engler, Baasten & Sraga will occupy the space located at 2215 York Road. The office space will serve as the firm’s corporate headquarters. Built in 1981, The Drake Oak Brook Office Plaza is a 252,000-square-foot building situated on more than nine acres. The property includes a 388-space parking garage. Corey Chase and Kyle McKechnie of Podolsky|Circle CORFAC International represented the tenant. Steve Flashbart of Jones Lang LaSalle represented building ownership, OB I LLC, in the transaction.
LIBERTYVILLE, ILL. — I.M. Construction Group (IMCG) will renovate a new space for the Illinois Bone & Joint Institute (IBJI) located at 724 Florsheim Drive in Libertyville. A provider of orthopedic care, the firm currently operates a branch at 720 Florsheim Drive and has purchased an adjacent building to accommodate its operational needs. Construction on the 75,000-square-foot, single-story, masonry building will begin in April with completion scheduled for July 2015. Construction will include the demolition of the existing interior and the build-out of new medical office space. Once complete, IBJI will relocate its physical and occupational therapy space to the new building, which will also include additional exam rooms. Bob Nomellini, president of IMCG, will lead the firm’s construction team. In addition, Kent Nepras will serve as project manager and Angelo Christopher will serve as the superintendent. Brubaker Architects is providing architectural services. IMCG is an affiliate of The Missner Group.
OAK BROOK TERRACE, ILL. — Holladay Properties has arranged a medical office lease with Loyola University Medical Center at the Oak Brook Terrace Medical Center located at 1S224 Summit Ave. in Oak Brook Terrace. Nashville-based HCP Inc. owns the 92,000-square-foot, two-building medical campus. Loyola is expanding its presence on the campus through the addition of a conference center. Once completed, Loyola University Medical Center will occupy nearly 55,000 square feet at the Oakbrook Terrace Medical Center campus. Holladay Properties will provide construction management services for the project, which is set to be complete in July. Jeffrey Fischer of NAI Hiffman represented Loyola in the lease transaction. BELLEVILLE, ILL. — IMPACT Strategies has completed a $1.1 million expansion project for Chelar Tool & Die Inc., a Belleville-based tool manufacturer. Construction of the 12,000-square-foot addition began in October 2014 and completed in March. IMPACT Strategies built a single-story, pre-engineered metal building. The facility is equipped for making metal stamping dies, metal stampings, specialty precision machinery and Blanchard grinding. IMPACT Strategies collaborated on the project with architect EWR Associates Inc. of Fairview Heights.
SCHAUMBURG, ILL. — Mid-America Real Estate Corp. has arranged a retail lease on behalf of Kuma’s Corner in Schaumburg. Kuma’s Corner will occupy 3,747 square feet at Woodfield Village Green, which is located at the intersection of Golf and Meacham roads. Kuma’s is a casual dining restaurant and bar with a heavy metal theme. The new location is expected to open summer 2015. Steve Frishman and Andrew Becker of Mid-America represented the tenant in the transaction. In addition to the Schaumburg lease, Kuma’s operates two existing locations in Chicago, which are located at 2900 W. Belmont Ave. and 666 W. Diversey Parkway.
