FISHERS AND SPEEDWAY, IND., AND AURORA, ILL. — Steadfast Apartment REIT has acquired three apartment communities totaling 643 units for $80.8 million. Two of the acquired properties are located in greater Indianapolis. The REIT purchased Reveal on Cumberland for $29.5 million, a 220-unit apartment community in Fishers, 16 miles northeast of downtown Indianapolis. Steadfast Apartment REIT also acquired the 277-unit Eagle Lake Landing Apartments in Speedway, less than six miles outside of the Indianapolis central business district, for $19.2 million. In the third transaction, the REIT purchased Randall Highlands Apartments in North Aurora, Ill., for $32.1 million. The property is located 30 miles west of Chicago and includes 146 units.

NILES, ILL. — The Boulder Group has arranged the $9.7 million sale of a single-tenant, trophy Walmart ground lease in Niles, a suburb north of Chicago. The property is located at 5630 W. Touhy Ave. The property was sold at the lowest cap rate ever recorded for a single-tenant Walmart property transaction above $5 million, according to Real Capital Analytics. The Walmart anchors Pointe Plaza, a 330,000-square-foot development that features Ross Dress For Less, Walgreens, Fresh Farms International Market, Dress Barn and Babies R’ Us. Walmart has approximately nine years remaining on its ground lease, which expires Feb. 29, 2024. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the buyer, a California-based high-net-worth investor who purchased the property in a 1031 exchange. Blankstein and Goodman also represented the seller, a Midwest-based investment company.
FAIRVIEW HEIGHTS, ILL. — L3 Corp. has arranged the lease of a 28,000-square-foot retail space in Fairview Heights. Fresh Thyme Markets will occupy space within the Fairview Heights City Centre located at 6569 N. Illinois St. Fresh Thyme Markets leased the space from Fairview Heights 881 Fee LLC. L3 Corp. represented the tenant in the transaction.
CHICAGO — Reed Construction has completed two build-outs at 303 E. Wacker Drive for Chicago Venture Partners (CVP) and Smithfield Foods. In the first build-out, CVP, a private equity investment firm, relocated its offices from the 12th floor to the 10th floor of this property. Reed Construction completed the 12,000-square-foot renovation, which included the addition of new open office areas with exposed painted deck ceilings, large meeting rooms, a break room and lounge area. In the Smithfield Foods build-out, the food company is relocating its Chicago offices to the 28-story East Loop property from its previous location at 111 E. Wacker Drive. Reed Construction completed the 6,000-square-foot renovation, which included adding new open office areas, large meeting rooms and perimeter offices. Reed Construction’s Jack Hennessy was the project executive and Jon Zawiski was the project manager for the projects. Eastlake Studio provided architectural services. Hines represented building ownership for both projects.
BEDFORD PARK, ILL. — Paine/Wetzel TCN Worldwide has arranged a 17,000-square-foot industrial lease in Bedford Park, a suburb of Chicago. Midway Window and Door will occupy space located at 5123 W. 65th St. The door and window manufacturer recently expanded into this second Bedford Park location. Midway Window and Door selected the location for its proximity to its main plant located at 6750 S. Belt Circle Road in Bedford Park. Bill Kerrins of Paine/Wetzel represented the tenant. Mumford Property, the building’s landlord, was self-represented.
BUFFALO GROVE, ILL. — Molto Properties has acquired 351 Hastings, a 68,735-square-foot industrial building in Buffalo Grove. This is the first existing asset acquisition for its newly launched Molto Properties Fund II. JLL’s Kurt Sarbaugh and Robin Stolberg sourced the opportunity and approached Molto Properties with the transaction. A private investor was the seller. The property is located in the Chevy Chase Business Park north of Lake Cook Road and west of Milwaukee Avenue near the Chevy Chase Country Club. The industrial property features a 24-foot ceiling height, ample car parking, six exterior docks and five drive-in doors.
CHICAGO — Marcus & Millichap has brokered the $4.9 million sale of a 9,217-square-foot retail property in Chicago. The property is located at 1250 S. Michigan Ave. Located in Chicago’s South Loop, the multi-tenant retail property is situated on the ground floor of a 29-story condominium tower. Sean Sharko, Alan Katamanin and Austin Weisenbeck of Marcus & Millichap’s Chicago Oak Brook office represented the seller, a limited liability company, and the buyer, another limited liability company.
CHICAGO — @properties Commercial recently brokered the $3.6 million sale of a 22,500-square-foot mixed-use property in Chicago’s Lincoln Park neighborhood. The property is located at 2477-2501 N. Clybourn Ave. The property, which was owned by C. Maxwell LLC, occupies six city lots and currently includes four residential buildings, a commercial storefront and a vacant lot. Rebecca Lundstrom of @properties Commercial represented the buyer, a private investor who intends to redevelop the property.
CHICAGO — I.M. Construction Group will complete a 10,000-square-foot office renovation on behalf of the Belgravia Group Ltd. at 1101 W. Monroe in Chicago. IMCG was selected to complete the demolition and build-out of two complete floors at the property for Belgravia’s new offices. Belgravia Group develops residential, mixed-use and retail properties. The firm owns and manages 1101 W. Monroe and is relocating its offices from River North to this new location. Construction includes the addition of private offices, conference rooms, break rooms and open work areas. The new space will feature traditional loft styling including high ceilings with exposed timber and brick walls. Belgravia is expected to take occupancy of the new space in spring 2015. Bob Nomellini, president of IMCG, is the project executive leading the construction team. Len Corso is serving as the project superintendent. Hirsch Associates is providing architectural services for the project.
FRANKFORT, ILL. — Reed Construction will build Riverside Medical Center, a new 20,000-square-foot medical office building for Riverside Healthcare in Frankfort. The property will be located on a 25-acre site at the corner of US 45 and Steger Road. The single-story masonry medical office facility will feature metal panels and a curtain wall glazing system. The medical space will include exam rooms, CT imaging, EKG facilities and infusion bays for Riverside Healthcare, a healthcare system serving the needs of patients throughout the counties of Kankakee, Iroquois, Will and Grundy. Reed Construction will also complete more than 20 acres of site improvements and infrastructure for future development on the property. Scott Pickands and Cy Rangel are the project executives overseeing the project on behalf of Reed Construction. Jack Sbertoli of Reed Construction is leading the project team, which is scheduled to begin construction in April with completion slated for end of the year. Proteus Group is providing the architectural services.
