With the industrial real estate market in Grand Rapids nearing critical mass — where demand is strong enough to fill the entire supply of available space — a new challenge has emerged for developers. How do they create enough new, competitive product to keep up with continued market momentum? For the first time in a decade, total inventory in the industrial market must grow. The solution will likely come in the form of new construction and creative repositioning of functionally obsolete facilities. During the Great Recession and slow recovery, many companies consolidated operations. Buildings that had become vacant were repurposed, substantially modified or eliminated altogether. Now, we are beginning to see a trend of new construction. Both speculative and build-to-suit construction has become the logical solution to the lack of inventory. Noteworthy Projects An investment group led by a local building materials supplier, and marketed by the industrial team at Colliers, is developing a 45,000-square-foot light manufacturing speculative building, located at 3838 Soundtech Court in Kentwood, a southern suburb of Grand Rapids. BELLEVILLE, ILL. — IMPACT Strategies has completed a $1.1 million expansion project for Chelar Tool & Die Inc., a Belleville-based tool manufacturer. Construction of the 12,000-square-foot addition began in October 2014 and completed in March. IMPACT Strategies built a single-story, pre-engineered metal building. The facility is equipped for making metal stamping dies, metal stampings, specialty precision machinery and Blanchard grinding. IMPACT Strategies collaborated on the project with architect EWR Associates Inc. of Fairview Heights.
SOUTHFIELD, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of two industrial buildings in Southfield. The properties include a 19,350-square-foot building and a 21,500-square-foot building. The properties are located within the Southfield Research Park at 21644 Melrose Ave. and 21666 Melrose Ave. The seller, RREF KB-MI STRI LLC, sold the building to Nexcess, which provides web-hosting solutions. SKOKIE, ILL. — Darwin Realty & Development Corp. has arranged a 44,288-square-foot industrial lease at 3712 Jarvis Ave. in Skokie. CenterPoint Properties leased the space, which is within an 89,441-square-foot building, to Eco-Brite Linens, a company that specializes in laundering linens for assisted living facilities. David Conroy and Tim Gallagher of Cawley Chicago represented the tenant in its 10-year lease. Dan Prendergast of Darwin Realty represented the landlord.
WEST ALLIS, WIS. — DTZ Barry has brokered the sale of a 69,820-square-foot distribution center in West Allias. 1650 S. 108th St. LLC purchased the industrial property, which is located at 1650 S.108th St., from DDP LLC. Jim Young and Kurt Van Dyke of DTZ Barry brokered the transaction. Investor 1650 S. 108th St. will lease the property to Hajoca Corp., a privately held distributor of plumbing, heating and industrial supplies.
ROCHESTER HILLS, MICH. — Colliers International has arranged the sale of a 29,504-square-foot industrial building located at Rochester Industrial Court in Rochester Hills. Peter E. Kepic, Peter J. Kepic and Ryan Brittain of Colliers International represented the buyer, Gantz LLC. The seller is a private entity. Gantz purchased the property as an investment and has awarded Colliers International the right to lease the building once renovations are complete.
TINLEY PARK, ILL. — Paine/Wetzel TCN Worldwide has arranged a 25,488-square-foot industrial lease within a 100,000-square-foot building at 7650 W. 185th St. in Tinley Park, a suburb south of Chicago. Emerson Process Management assists companies in controlling and managing their water and energy processes to cut costs and create efficiency. The company, already located in Tinley Park, is expanding its operations into this new location. Emerson selected the building due to its close proximity to expressways, a train station, hotels and restaurants. The building includes a 30-foot ceiling height, five docks, one drive-in door and parking for up to 60 cars. ELGIN, ILL. — Newmark Grubb Knight Frank (NGKF) has arranged the sale of a 110,343-square-foot industrial building in Elgin. The property is located at 2545 Northwest Pkwy. Adam Marshall of NGKF and Joe Bronson of NAI Hiffman represented the seller, property owner Zilber Property Group. Marshall also represented the buyer, Bucher Hydraulics, an international provider of hydraulic drive and control technologies for mobile and industrial hydraulic applications. The property is within the Northwest Corporate Park and is adjacent to several retail, restaurant, hotel and child care facilities.
