HOUSTON — JLL has arranged a $60 million loan for the refinancing of Hyatt Regency Houston Galleria, a 325-room hotel in Houston. The property features more than 19,000 square feet of meeting and event space, two food and beverage outlets, an outdoor pool and a fitness center. Jeffrey Davis, Mike Melody, Kevin Davis, Paul House, Matt Nowaczyk and John Ream of JLL arranged the loan through MetLife on behalf of the undisclosed borrower.

HOUSTON — French investment bank Natixis has provided a $147.2 million floating-rate loan for the refinancing of San Felipe Plaza, a 46-story office tower located in the Galleria/Uptown area of Houston. The Class A, 980,473-square-foot property was built in 1983 and renovated in 2015. Amenities include a fitness center, multiple onsite dining options, a conference center, dry cleaner and a Starbucks. Susan Hill of HFF arranged the loan on behalf of the borrower, a subsidiary of Parkway Inc.
AUSTIN, TEXAS — Bellwether Enterprise Real Estate Capital LLC has arranged a $23.7 million Fannie Mae acquisition loan for Preserve at Wells Branch, a 308-unit multifamily community in Austin. The community offers one- and two-bedroom units and amenities such as a pool, fitness center, business center and basketball court. The new ownership plans to convert the property into an affordable housing community with 51 percent of the units available to households earning 80 percent or less of the area median income. Kevin Bowen of Bellwether arranged the 12-year loan, which features a fixed interest rate, on behalf of the borrower, the Housing Authority of the City of Austin.
CLEVELAND — Cleveland-based KeyBank Real Estate Capital has provided a $105.8 million HUD loan for 16 skilled nursing facilities located throughout Texas. The financing was used to fund the acquisition of 12 properties and to refinance four other properties. The portfolio totals 1,924 beds. Grant Saunders and Peter Trazzera of KeyBank originated the loan on behalf of the borrower, a joint venture between Capital Senior Ventures and BlueMountain Capital Management.
WAXAHACHIE, TEXAS — Greystone has closed a $23.7 million HUD loan for Hunter’s Cove Apartments, a 192-unit multifamily community located in the southern Dallas suburb of Waxahachie. The property features one-, two- and three-bedroom units and amenities such as a pool, fitness center, dog park and a resident clubhouse. Ana Ramos of Greystone placed the 30-year loan, which featured a fixed interest rate and a 30-year amortization period. The borrower was not disclosed.
HOUSTON — French investment bank Natixis has originated a $45 million loan for the acquisition of Venue Museum District, a 224-unit multifamily complex in Houston. The Class A, mid-rise property, which is located at 5353 Fannin St., features one- and two-bedroom units and amenities such as a pool, resident lounge, fitness center and outdoor kitchen. The borrower was Hines Global Income Trust.
DALLAS — Connecticut-based investment bank HJ Sims has closed on $186.5 million in financing for Legacy Midtown Park, a 325-unit continuing care retirement community in Dallas that broke ground over the summer. Individual components of the financing package include $69.9 million in underwritten bonds, $70.5 million in financing and $14 million in subordinate financing. The property will offer independent living, assisted living and memory care units. The borrower was Legacy Senior Communities, a Plano-based not-for-profit organization that will also manage the property. Services at Legacy Midtown Park will become available in phases over 2019 and 2020
AUSTIN, TEXAS — Mission Capital has arranged a $29.4 million loan for the construction of 1600 S. 1st St., an 86,700-square-foot mixed-use project that will be located in the Bouldin neighborhood of Austin. Upon completion, the project will feature 59 residential units, 22,800 square feet of ground-floor commercial space and a 321-space parking garage. Jason Parker, Steven Buchwald and Jamie Matheny of Mission Capital arranged the non-recourse loan through a local debt fund on behalf of the developer, Austin-based PSW Real Estate LLC. A timeline for groundbreaking and completion has not yet been established.
HOUSTON — LMI Capital, a Real Estate Capital Alliance (RECA) member, has arranged two multifamily loans totaling $49 million in Houston. In the first transaction, Brandon Brown of LMI Capital arranged a $26 million acquisition loan for a 460-unit asset in the Briar Forest/Westchase area. The loan features a 4.82 percent fixed interest rate and seven years of interest-only payments. In the second deal, Jamie Mullin of LMI Capital arranged a $23 million loan for the refinancing a 360-unit property in the Woodlake/Briar Meadow submarket. That loan includes a 4.85 percent fixed interest rate and a four-year interest-only period. The names of the properties were not disclosed.
HOUSTON — KeyBank Real Estate Capital has secured a $59.4 million acquisition loan for The Westmore at Bellaire, a 580-unit apartment complex in Houston. Built in 1990, the Class A property comprises 19 three-story buildings. Caleb Marten of KeyBank secured the non-recourse, fixed-rate loan through Fannie Mae’s Green Rewards program. The 10-year loan also includes five years of interest-only payments and a 30-year amortization schedule. The borrower was not disclosed.
