HOUSTON — Arbor Realty Trust Inc., a New York-based direct lender, has provided a $21.4 million Fannie Mae loan for the refinancing of Casa del Mar, a 354-unit multifamily community in Houston. The property is situated on Interstate 45 on the city’s north side. Floor plans include one- and two-bedroom units and amenities include two pools, a playground, on-site laundry facilities and a tennis court. The borrower was not disclosed.

CONROE, TEXAS — CBRE has arranged the $34.5 million refinancing for Woodhaven Village, a 157-unit independent living, assisted living and memory care community in the Houston suburb of Conroe. The borrowers are Padua Realty Co. and Paradigm Senior Living, the joint venture developers of the property. The Freddie Mac loan features a 10-year term, floating interest rate and five years of interest-only payments. Aron Will of CBRE National Senior Housing arranged the financing. Opened in January 2017, Woodhaven Village is located one mile from Conroe’s largest medical center and was more than 90 percent occupied at the time of the refinancing.

CORPUS CHRISTI, TEXAS — New York-based Meridian Capital Group has arranged a $40 million loan for the refinancing of The Retreat by Watermark, a 324-unit apartment community in Corpus Christi. The property consists of one-, two- and three-bedroom units and offers amenities such as a pool, fitness center, movie room, game room and a pet park. Peter Martz, Akiva Friend and Israel Schubert of Meridian Capital arranged the 10-year, non-recourse loan, which features an 80 percent loan-to-value (LTV) ratio and a fixed interest rate, on behalf of Watermark Residential, an Indiana-based multifamily developer.

WAXAHACHIE, TEXAS — Love Funding has provided $26.3 million in construction and permanent financing for Garden Valley Apartments, a 213-unit market-rate apartment project being developed in the southern Dallas suburb of Waxahachie. The property will feature one- and two-bedroom units and amenities such as a pool and attached garages. Love Funding secured the loan through HUD’s 221(d)(4) program. Cross Architects will design the property and Brownstone Construction Ltd. will serve as general contractor.

DALLAS — NXT Capital, a Chicago-based lender, has provided a $19 million first mortgage loan for the refinancing of a 94-unit apartment community located in the Uptown area of Dallas. The Class A property includes amenities such as a pool, resident lounge, fitness center, pet washing stations and concierge services. The non-recourse loan featured a floating interest rate. The borrower and name of the property were not disclosed.

HOUSTON — A partnership between PMRG and National Real Estate Advisors LLC has refinanced 3737 Buffalo Speedway, an 18-story, 383,777-square-foot office tower located in the Greenway Plaza submarket of Houston. The partnership developed the Class A building in 2016. At the time of the loan closing, 3737 Buffalo Speedway was 73 percent leased to tenants such as FKP Architects, Solvay America and HCA Gulf Coast Division. Amenities include a fitness center, conference center, structured parking and a full-service restaurant operated by chef John Besh. Wally Reid and Matthew Putterman of HFF secured the three-year, floating-rate loan, proceeds of which will be used to complete leasing and pay off existing debt.

WACO, TEXAS — Metropolitan Capital Advisors Ltd. (MCA) has arranged a $4.3 million construction loan for The Containery, a retail conversion project in Waco. Private developer Bill Wetterman plans to convert an existing warehouse situated on 24,750 square feet of land into a shopping destination with boutique retail and restaurant spaces. Brandon Wilhite of MCA arranged the loan through McGregor, Texas-based TFNB Bank.

DALLAS — Billingsley Co. has refinanced 9111 Cypress Waters Boulevard, a newly built, 223,319-square-foot office building that Billingsley developed in Dallas. Trey Morsbach and Jim Curtin of HFF placed the 15-year loan through Lincoln Financial Group on behalf of the borrower, Billingsley. The building is located within the 1,000-acre Cypress Waters development, which upon completion will feature 8 million square feet of office space, 45,000 square feet of retail space and up to 10,000 multifamily units. 9111 Cypress Waters, which houses 7-Eleven’s North American headquarters, was 94 percent leased at the time of the placement of the loan. Proceeds were used to take out a construction loan.

AUSTIN, TEXAS — HFF has secured approximately $19.9 million in financing for a project to convert 81,711 square feet of warehouse space in Austin into a creative office property. Branded UpCycle, the new office property will be located on Sixth Street in East Austin and will feature conference space, bike storage and a coffee bar. Robert Wooten and Eric Tupler of HFF placed the loan on behalf of the borrower, a joint venture between EverWest Real Estate Investors and WHI Real Estate Partners. An entity affiliated with Marathon Asset Management LP originated the loan, which features a three-year term and a floating interest rate. Proceeds from the loan will be used to complete the conversion by May.

Comfort-Inn-&-Suites-DFW-Airport-North-Grapevine

GRAPEVINE, TEXAS — HFF has secured approximately $23.3 million in acquisition financing for two hotels in Grapevine, a suburb of Dallas located near Dallas-Fort Worth (DFW) International Airport. The 94-room Hampton Inn & Suites Dallas-DFW Airport North-Grapevine was built in 2000 and the 96-room Comfort Suites DFW Airport North Grapevine was completed in 2005. Both hotels feature a business center, fitness center, meeting rooms and a pool. Pete Felhman of HFF led the debt placement team on behalf of the borrower, Dallas-based Atlantic Hotels Group. The loan features a three-year term, a fixed interest rate and two one-year extensions.
