OAK LAWN, ILL. — American Street Capital has arranged a $4 million acquisition loan for an 81-unit apartment property in Oak Lawn, approximately 16 miles southwest of Chicago. The three-building property, Oak Lawn Gardens, was constructed in 1963 and is 97 percent occupied. The asset features on-site laundry facilities and 67 parking spaces. The non-recourse loan features a 10-year fixed rate and 25-year amortization schedule. The financing was placed with a CMBS lender. Igor Zhizhin of American Street Capital arranged the financing.

RYE, N.Y. — NorthMarq Capital has arranged $15 million in refinancing for a medical office building located at One Theall Road in Rye. Net leased to Westmed Medical Group, the 65,000-square-foot building features an on-site urgent care unit, an ambulatory surgery suite, a pharmacy and a tomography unit. Robert Ranieri of NorthMarq secured the 10-year loan for the undisclosed borrowers, which were represented by Jesse Krasnow and Mark Cohen of Riverbed Realty Advisors in the transaction.
AUBURN, MASS. — Fantini & Gorga has arranged a $1.1 million loan for the refinancing of a multi-tenant office property located at 7 Midstate Road in Auburn. Situated on 1.4 acres, the 14,944-square-foot property is located at the entrance of the six-building, 141,000-square-foot Mid State Office Park. Derek Coulombe and Chris Miller of Fantini & Gorga represented the undisclosed borrower in the transaction.
WESTFIELD, N.J. — The Hampshire Companies and The Claremont Companies have received a $17.4 million loan for the construction of a 70-unit multifamily property located at 333 Central Ave. in Westfield. Located within walking distance to downtown Westfield, the new four-story, 126,340-square-foot property will feature a variety of one- and two-bedroom layouts ranging from 700 to 1,550 square feet with select units featuring a den and private terrace. All units will have hardwood floors throughout, nine-foot ceilings, stainless steel appliances, granite countertops and spacious walk-in closets. Community amenities will include secure and covered parking, a luxurious lounge with wet bar for entertaining, state-of-the-art gym with yoga room, rooftop lounge and additional storage units located on each floor. The multifamily community is slated for completion in spring 2017. Jon Mikula and Michael Klein of HFF secured the financing for the borrowers through Capital One Bank.
WACO, TEXAS — KeyBank Real Estate Capital has provided a $7.7 million interim loan for Brazos Village Apartments, a 144-unit affordable housing apartment community in Waco. Proceeds from the loan will be used to fund the acquisition and renovation of the property. The project operates under the Section 42 Low Income Housing Tax Credit (LITHC) program and is within its extended use period requiring that 70 percent of the units be rented to tenants earning no more than 60 percent area median income (AMI) and 30 percent of the units be set aside for tenants earning no more than 50 percent AMI. This project is sponsored by Harmony Housing, a 501(c)(3) nonprofit organization dedicated to providing affordable rental housing throughout the United States. John Gilmore IV of KeyBank’s community development lending division arranged the financing.
LA GRANGE PARK, Ill. — Ziegler, a specialty investment bank, has closed $56.3 million in fixed-rate bonds for Plymouth Place Senior Living, a 360-unit continuing care retirement community in La Grange Park, approximately 15 miles southwest of Chicago. Plymouth Place is a nonprofit community established by United Church of Christ in 1939 and is situated on 18.6 acres. The community includes 182 independent living apartments, 14 independent living cottages, 52 assisted living apartments, 26 memory care apartments and 86 skilled nursing beds. Providence Management and Development Co. operates the skilled nursing portion of Plymouth Place. Proceeds from the bonds will pay for $2.3 million in capital improvements, pay for $52.8 million in outstanding 2005 bonds, establish a debt reserve fund and pay for issuance expenses. The 2005 bonds were used to redevelop the main building and demolish the prior main building.
COUNCIL BLUFFS, IOWA — NorthMarq Capital has arranged the $3.4 million refinancing of Lake Manawa Centre in Council Bluffs. The property consists of two neighborhood strip retail buildings and a McDonald’s ground lease. Jason Kinnison of NorthMarq arranged the financing, which was structured with an 18-year term and 22-year amortization schedule, through a life insurance company.
NIAGARA FALLS, N.Y. — KeyBank has provided $12 million in capital to help develop Niagara City Lofts in Niagara Falls. The adaptive reuse project will convert an existing vacant public high school building, which was built in 1923, into 61 units of workforce housing, affordable housing, market-rate apartments and commercial community space. The project is being funded in partnership with the NYS Housing and Community Renewal Division, NYS Empire State Development Corp. and RBC Tax Credit Equity. Rob Likes and Joe Eicheldinger of KeyBank secured the financing for the borrower.
BOSTON — CBRE/New England has secured a $28.1 million loan for the the construction of a luxury condominium development in South Boston. The borrower, CPC Cornerstone Development, is developing the 49-unit property that will feature a 6,000-square-foot restaurant space. Located at 14 W. Broadway, the building will feature large floor plans, garage parking for all units, top-of-the-line finishes, a roof deck, 24-hour concierge, valet garage parking and a fitness center. The property will also feature six affordable units per Boston Redevelopment Authority Inclusionary Development Policy. John Kelly and Sam Dylag of CBRE/NE arranged financing for the borrower. Additionally, CBRE arranged $8 million in equity on behalf of the sponsor.

MARIETTA, GA. — NorthMarq Capital has arranged a $5.9 million acquisition loan for a 106,000-square-foot office building located at 1090 Northchase Parkway in Marietta, a northern suburb of Atlanta. Johnny Rankin and Wanda Riggs Mack of NorthMarq Capital’s Atlanta office arranged the non-recourse loan through a local bank. The loan featured no pre-payment penalties and a 25-year amortization schedule.
