ADDISON AND IRVING, TEXAS — HFF has arranged the sale of and financing for The Meridian and The Belvedere, two Class A office buildings totaling 241,539 square feet in Addison and Irving. HFF marketed the properties on behalf of the seller, Klabzuba Realty. CREA Investments purchased the two buildings for an undisclosed amount free and clear of debt. Additionally, HFF secured floating-rate acquisition financing on behalf of the new owner through a regional bank. The Meridian is located at 1425 Greenway Drive in the Las Colinas master-planned business and residential community. The six-story property is 90 percent leased and spans 100,359 square feet. Situated at 14881 Quorum Drive in Addison, The Belvedere is located in the far north Dallas market along the Dallas North Tollway. The 141,180-square-foot, nine-story building is 80 percent leased.

SAN FRANCISCO — Bank of China USA has provided an $87 million loan to the 155-room Loews Regency San Francisco. The planned use of the financing was not disclosed. The hotel was formerly known as the Mandarin Oriental San Francisco, and converted to the Loews Regency brand after Loews Hotels purchased the asset in April. Loews Regency San Francisco is located on floors 11 through 48 of 345 California Center at 222 Sansome St. in the Financial District. It is within walking distance of Union Square and Fisherman’s Wharf. The hotel features Brasserie S&P, more than 5,000 square feet of meeting space and a new 8,000-square-foot spa and fitness center. JLL’s Mike Huth, John Manning, Kevin Davis and Alex Witt arranged the transaction.
Vestar Acquires The District at Green Valley Ranch in Henderson Using $72M Acquisition Loan

HENDERSON, NEV. — HFF has secured $72 million in acquisition financing for The District at Green Valley Ranch, a 384,724-square-foot mixed-use retail and office center in the Las Vegas suburb of Henderson. Aldon Cole and Todd Sugimoto of HFF worked on behalf of the borrower, Vestar, to secure the 10-year, fixed-rate loan with AIG Investments. Loan proceeds were used to purchase the 91 percent occupied property. A 51,300-square-foot Whole Foods Market anchors the center, which is also home to tenants including REI, Pottery Barn, Williams-Sonoma, West Elm, Anthropologie, The Cheesecake Factory and P.F. Chang’s China Bistro.
LOS ANGELES — HFF has arranged a $42.7 million loan for Boulevard Investment Group to refinance Samaritan Medical Tower, a 146,354-square-foot medical office building in Downtown Los Angeles. The tower is located at 1127 Wilshire Blvd. The building is situated directly across the street from Good Samaritan Hospital, a 408-bed academic medical center affiliated with both USC’s and UCLA’s schools of medicine. Samaritan Medical Tower was originally built in 1964. It was extensively renovated in 2000 and 2014. The 10-year, fixed-rate CMBS loan features interest-only payments throughout the entire term. HFF’s Marc Schillinger worked on behalf of the borrower.
SEGUIN, TEXAS — Mason Joseph Co., a San Antonio-based FHA multifamily lender, has secured the closing of an $11.2 million loan for the construction and permanent financing of Walnut Grove Apartments, a proposed 116-unit market-rate apartment community in Seguin. The financing was secured through HUD’s 221(d)(4) loan insurance program. Using the program enabled the borrower to secure a fixed interest rate for the initial 14-month construction period and a subsequent 40-year term. Walnut Grove is being built on a vacant site near the Guadalupe Regional Medical Center and Seguin High School. The property will also be located near manufacturing plants including Caterpillar, Continental Motor Systems, Texas Power Systems, Tyson Foods and CMC Steel Texas. The apartment will offer 116 units across six three-story apartment buildings. MacDonald Cos. of Kerrville is developing the project. GG MacDonald Inc. will serve as the general contractor.
HOUSTON — Brandon Brown of LMI Capital has arranged $4.4 million in debt for the refinancing of a garden-style apartment complex in the Inner Loop East submarket of Houston. Brown worked on behalf of the borrower to obtain a seven-year, fixed-rate loan featuring two years of interest-only payments and a flexible prepayment structure. The borrower plans to use the excess loan proceeds to fund future development projects.
COLLEYVILLE, TEXAS — Brian Gramlich of BMC Capital’s Dallas office has arranged a $7.6 million loan for the purchase of a mixed-use property located in Colleyville. The loan featured a five-year fixed term at 4 percent interest and a 30-year amortization schedule. The loan was arranged through one of BMC Capital’s corresponding banking relationships.
HARLINGEN, TEXAS — Kurt Dennis of LMI Capital has arranged acquisition financing for a garden-style apartment complex in Harlingen. Working on behalf of the borrower, Dennis secured a 10-year, fixed-rate loan with a CMBS lender. The first mortgage represented 80 percent of the purchase price and featured five years of interest-only payments. The borrower plans to fully upgrade the property’s interiors, exteriors and amenities in order to maximize the asset’s potential cash flow.
RENO, NEV. — Lancaster Pollard has arranged a $1.8 million bridge loan for Reno Valley Assisted Living & Retirement Center (RVALRC), a 118-unit assisted living facility located in Reno. The community was acquired in 2013 and has undergone a turnaround process. The loan, provided by a local lender, has a five-year term and will fund further capital improvements, debt repayment and recapitalization. The improvements will also allow RVALRC to accept Medicaid residents, opening its doors to a wider range of customers. The community plans to refinance the loan within three years once improvements are implemented. Grant Goodman led the transaction for Lancaster Pollard.
SAN ANTONIO — Walker & Dunlop has provided an $18 million acquisition loan for Whispering Oaks Apartments in San Antonio. The Walker & Dunlop team utilized Fannie Mae’s 10-year, fixed-rate product for the loan structure. In addition, the loan included three years of interest-only payments and utilized Fannie Mae’s Early Rate Lock program. Alex Inman led the Walker & Dunlop team that structured the loan. Located in the Whispering Oaks community, the garden-style apartment complex offers 346 units featuring one-, two- and three-bedroom apartments situated on 11.8 acres. Built in 1981, the property features a fitness center, three swimming pools, picnic areas, four on-site clothing facilities, a dog park, playground and business center. In the next 12 to 18 months, the purchaser plans to continue unit upgrades, common area improvements and exterior renovations. Whispering Oaks Apartments is 93 percent occupied.
