BELLEVUE, WASH. — Kemper Development Company has received $220 million to refinance the Eddie Bauer Building in Bellevue. The 538,705-square-foot office building is situated within the Bellevue Collection on the corner of NE 8th and Bellevue Way NE. The Class A building is fully leased to Eddie Bauer and Microsoft Corp. The Bellevue Collection contains retail, office, hotel and residential properties. It features more than 250 retail brands, dozens of restaurants, more than 1 million square feet of Class A office space and more than 1,000 hotel rooms. TIAA-CREF provided the financing. HOUSTON — HFF has secured a senior loan for the refinancing of Northline Commons, a 472,443-square-foot retail power center in northern Houston. HFF worked on behalf of the borrower, an affiliate of North American Development Group, to place the 10-year, fixed-rate CMBS loan with Wells Fargo Bank. Constructed between 2007 and 2009, Northline Commons is 91 percent leased and consists of one main building, five smaller buildings and four outparcel pads situated on 47.7 acres. Tenants include Burlington Coat Factory, Ross Dress for Less, Five Below, Palais Royal, Conn’s, Marshalls, GNC, Foot Locker, Image Shots, Baskin Robbins, The Children’s Place and Nails Club. The center’s outparcel pads are leased to Pappas Bar-B-Q, IHOP, Ojos Locos Sports and Chick-fil-A. Located at 4400 N. Freeway, Northline Commons is located on Houston’s North Line Light Rail, which is an extension of the Red Line that connects downtown Houston and the Medical Center area. Travis Anderson, Cory Fowler and Tyler Ford led the HFF debt placement team representing the borrower.

CORTE MADERA, Calif. — The Atlanta-based Seniors Housing and Healthcare Finance Team of Grandbridge Real Estate Capital has arranged a $42.3 million refinancing for Aegis of Corte Madera, a 118-unit assisted living and memory care near San Francisco. A life insurance company provided funding for the loan. Grandbridge’s Richard Thomas, senior vice president, and Meredith Davis, vice president, originated the transaction. Grandbridge Real Estate Capital arranges permanent commercial and multifamily real estate loans, services loan portfolios and provides asset and portfolio management, as well as real estate brokerage services.

JACKSONVILLE, TEXAS — Deason Financial Group has arranged the refinancing of an unanchored retail shopping center in Jacksonville for an out-of-state borrower. The $1.8 million financing was obtained at a 70 percent loan-to-value ratio with a 5-year term and 25-year amortization schedule. Built in 2001, the center spans 40,000 square feet with a total of 15 tenant spaces and occupancy at closing of 85 percent. Todd Kelsey of Deason Financial Group arranged the loan.

KATY, TEXAS — R. S. Hart Commercial Brokerage’s Rachel S. Grant has arranged an $8.9 million refinancing loan for 26440 FM 1093 Ltd.-Westheimer Lakes Plaza II located in Katy. The multi-tenant retail property totals 52,567 square feet and was 100 percent occupied at the time of financing. Raintree Commercial’s Corey Ferguson developed the shopping center. Brock Tautenhahn of BBVA Compass Bank provided financing.

IRVING, TEXAS — Grandbridge’s Blake Willeford has arranged $18.8 million in financing for Newport Apartments, a 308-unit apartment complex in Irving. The loan, arranged through a debt fund REIT, included financing for the acquisition as well as capital for improvements to enhance the property. The transaction was structured with a two-year, interest-only term. The asset, built in 1981, includes 200 renovated units with faux wood flooring, black appliances, and brush nickel plumbing and lighting fixtures. The borrower, PPA Group, plans to renovate the remaining 108 units and make exterior improvements including masonry dumpster enclosures, replacing wood with wrought iron on select balconies/patios, adding an outdoor kitchen, and adding a dog park.

PASADENA, TEXAS — Transwestern’s Houston headquarters has brokered the sale of Fairmont Parkway Shopping Center. An undisclosed South American buyer acquired the 172,002-square-foot power center located at the intersection of Beltway 8 and Fairmont Parkway in Pasadena for an undisclosed price. Micha van Marcke, Paul Barile, Janice Sellis and Chace Henke of Transwestern represented the seller, A-S 82 Fairmont Parkway — Beltway 8 LP. Jan Sparks, Michael Snodgrass and Tim Bennett of Transwestern secured the debt for the buyer. Fairmont Parkway Shopping Center is located in a regional retail hub for Pasadena and communities such as Deer Park and La Porte. The area consists of 1 million square feet of retail. Fairmont Parkway Shopping Center’s tenants include 24-Hour Fitness, iT’Z Family, Comerica Bank, Goodwill, Pei Wei and Food & Fun. The property was 96 percent occupied at the time of sale.

TUSCON, ARIZ. — CBRE National Senior Housing has arranged a $25 million construction loan for Hacienda at The River, a 129-unit assisted living, memory care and skilled nursing community in Tuscon. A joint venture of The Freshwater Group and Watermark Retirement Communities is developing the community on a 5.75 acre plot. When completed, Watermark will manage the community. Aron Will, executive vice president of CBRE National Senior Housing, and Jim Sellers and Tim Prouty, both senior vice presidents of the CBRE Debt & Structured Finance office in Tucson, secured a three-year, floating-rate loan that then converts to a three-year, mini-perm loan. The loan was placed through a regional bank. Based in Tuscon, Watermark is the 13th largest operator of seniors housing communities in the U.S. with 38 communities comprising 7,483 units, according to 2015 data from the American Seniors Housing Association.
