JONESBORO, GA. — Berkadia has secured $51.2 million in financing for the redevelopment of Riverwood Townhouses, a 282-unit affordable housing development in Jonesboro, about 18.3 miles south of downtown Atlanta. Vitus, a national developer and owner of affordable housing, recently acquired the property for $30.5 million from an entity doing business as RWood Holdings LLC. Tim Leonhard of Berkadia secured both $25.9 million in acquisition bridge financing and $25.3 million in permanent financing used to rehabilitate the property. The bridge loan had a 4.3 percent adjustable interest rate and was provided through Berkadia’s proprietary bridge lending platform. The permanent loan was provided through Freddie Mac’s affordable housing program. Located at 681 Flint River Road, Riverwood Townhouses features one-, two-, three- and four-bedroom units. All the units are rent restricted to 60 percent of area median income. Community amenities include a business center and computer lab, clubhouse, community room, playground and picnic area. The property will be undergoing interior and exterior renovations as part of the redevelopment.

SAN ANTONIO — Lument has provided a $29.4 million bridge loan for the acquisition of Limestone Oaks, a 401-unit apartment and townhome community in northwest San Antonio. The property was originally built in 1981, renovated in 2007 and acquired by the undisclosed seller in 2013. Colin Cross and John Sloot led the transaction for Lument. John Brickson of Old Capital Lending arranged the debt. The borrower was locally based owner-operator DJE Texas Management Group.
NEW YORK CITY — Locally based lender Emerald Creek Capital has provided a $15 million first mortgage bridge loan for a 300,000-square-foot mixed-use building located in the Flushing neighborhood of Queens. The property consists of 22 floors of hotel space, 10 levels of medical office space and 50,000 square feet of retail and event space. The building also features 300 below-grade parking spaces. Dean Wang of Emerald Creek Capital originated the financing on behalf of the borrower, Fleet Financial Group.
HUNTSVILLE, ALA. — Berkadia has secured a $51 million refinancing loan for a 670,890-square-foot office and flex portfolio in Huntsville. The three-property portfolio, which includes Perimeter Center, Progress Center and 110 Wynn, sits approximately six miles from downtown Huntsville and was 91 percent leased at the time of financing. Located at 1500 and 1525 Perimeter Parkway, Perimeter Center includes two mid-rise buildings built in 1987 and 1989. The buildings total 234,146 square feet and are 87 percent leased to 41 tenants. Situated at 6767 Old Madison Pike NW, Progress Center features five buildings totaling 221,259 square feet that were built in 1985, 1989 and 1992. The property is 86 percent leased to 34 tenants. Lastly, 110 Wynn, formerly known as the DRS Building, was built in 1967 and later renovated in 2003 and 2021. The property includes two buildings totaling 215,485 square feet, and is 100 percent occupied by one tenant. TEXARKANA, TEXAS — Phoenix-based Tower Capital has arranged two acquisition loans totaling roughly $10.3 million for a pair of Marriott-branded hotels totaling 175 rooms in Texarkana. In the first deal, Tower Capital arranged $5.1 million for the purchase of the 85-room TownePlace Suites by Marriott hotel. In the second transaction, the firm placed a $5.1 million loan for the adjacent 90-room Courtyard by Marriott hotel. Both loans were structured with three-year terms, fixed interest rates and 77 percent loan-to-cost ratios. The undisclosed borrower(s) will use portions of the proceeds to fund capital improvements at both properties.
CHARLESTON, S.C. AND AUGUSTA, GA. — PMZ Realty Capital LLC has arranged $70 million in joint venture equity and debt financing to recapitalize two hotels in Charleston and Augusta. The properties include the Holiday Inn Express Charleston Downtown – Medical Center in Charleston and The Partridge Inn Augusta Curio Collection by Hilton in Augusta. Rio Partners is the owner of the properties, and the firm plans to use the proceeds from the two separate transactions to pay off existing debt and upgrade the properties. The 150-room Holiday Inn Express is located close to Charleston Farmer’s Market, Folly Beach, The Citadel – Johnson Hagood Stadium, Boone Hall Plantation and Gardens and the South Carolina Aquarium. Located at 250 Spring St., the hotel is only 12 miles from Charleston International Airport. Hotel amenities include a pool, breakfast provided for guests, complimentary Wi-Fi and a fitness center. The borrower, Valor Residential, is acquiring the community for $61.7 million utilizing the three-year, senior bridge loan. Overlook at Farragut offers one-, two- and three-bedroom units with features including stainless steel appliances, granite countertops, walk-in closets, private patios and washer and dryer connections. Located at 11613 Vista Terrace Way, the property is situated about 16.1 miles from downtown Knoxville and about 15.3 miles from the University of Tennessee. Community amenities include a saltwater pool, business center, café, gaming area with shuffleboard and pool table, fire pit, grilling station, fitness center with an infrared sauna, car wash, pet grooming station, bark park, car wash and a clubhouse. SECAUCUS, N.J. — New York City-based Meridian Capital Group has arranged $60 million in financing for Hudson Regional Hospital, a 204-bed healthcare facility located outside of Manhattan in Secaucus. Cross River provided the financing, which consisted of a $50 million senior loan to refinance existing debt and a $10 million credit facility. Jake Handelsman, Ari Adlerstein, Ari Dobkin, Josh Simpson and David Gottlieb of Meridian Capital originated the financing. The sponsor, Yan Moshe, who serves as the hospital’s chairman of the board, has invested more than $10 million in capital improvements to the property since acquiring it in 2018.
ORLANDO, FLA. — Property Markets Group (PMG) and Raven Capital Management has secured a $120 million construction loan for the development of Society Orlando, a 26-story multifamily and retail project located at 434 N Orange Ave. in downtown Orlando. Chris Peck and Mark Fisher of JLL arranged the loan through a fund managed by Los Angeles-based CIM Group. PMG was represented internally by Lowell Plotkin, Andrew Warman, Jonathan Blank and Randy Marble. The loan will provide financing for the first phase of the development, which broke ground in 2020. Slated for completion in 2023, Society Orlando’s first phase will include 462 apartments and 33,000 square feet of ground-floor commercial space. Society Orlando will offer a blend of traditional units as well as co-living options. With over 100,000 square feet of amenity space, the community amenities will include a pool deck, coworking lab, gym and fitness studio, entertainment lounges, yoga lawn, craft food and beverage operations, smart package lockers and app-based keys. The portfolio includes three buildings in metro Miami and one in Tampa. The metro Miami properties were delivered between 1959 and 1968, and the Tampa warehouse was built in 1987. The Miami-area properties include three industrial warehouses totaling 306,000 square feet. These properties are located at 3455 NW 54th St., 5400 NW 32nd Court and 5530 NW 32nd Court in Hialeah, which is two miles northeast of Miami International Airport and less than six miles northwest of downtown Miami and Port of Miami.
