RICHMOND, VA. — NorthMarq has arranged a $7.8 million loan for Main2323, a 71-unit multifamily property in the historic Shockoe Bottom neighborhood in downtown Richmond. Mike Lowry of NorthMarq arranged the Freddie Mac loan, which was structured with a 10-year term and a 30-year amortization schedule. The undisclosed borrower is using the fixed-rate loan as a cash-out refinance. Renovated in 2016, Main2323 is a two-building property that was originally built in 1917. The property was 98 percent occupied at closing. Community amenities include a saltwater pool, courtyard and roof deck, internet, clubroom, fitness area and secured parking available.

NEW BRITAIN, MERIDEN AND MIDDLETOWN, CONN. — Greystone has provided multiple HUD-insured loans totaling $15.3 million for the refinancing of a portfolio of three multifamily properties totaling 278 units in Connecticut. The properties are located in New Britain, Meriden and Middletown. Each of the nonrecourse loans carries a fixed interest rate and 35-year terms and amortization schedules. Leor Dimant of Greystone originated the financing packages on behalf of the undisclosed borrower, which will use a portion of the proceeds to continue ongoing improvements.
MIAMI — Madison Realty Capital, a New York City-based private real estate equity firm, has provided a $105 million loan to Miami-based developer Fort Partners for the acquisition and renovation of the Four Seasons Hotel Miami located in the city’s Brickell district. Located at 1435 Brickell Ave., Four Seasons Hotel Miami is a 221-room hotel that anchors a 70-story, mixed-use tower. The tower also features Class A office space, residential condominiums, an Equinox health club, retail space and a parking garage. Fort Partners plans to renovate the property by enhancing room configurations, the pool deck and lobby, as well as upgrading the food and beverage options. Millennium Partners developed the property in 2003 and Handel Architects led the design. The acquisition marks the fourth Four Seasons property in Fort Partners’ South Florida portfolio alongside hotels located in Surfside, Fort Lauderdale and Palm Beach. In 2019, Madison Realty Capital provided a $210 million loan to Fort Partners for its construction of the Four Seasons Hotel and Private Residences Fort Lauderdale. NEW YORK CITY — Locally based lender Emerald Creek Capital has provided a $27 million bridge loan for two multifamily buildings totaling 33 units in the SoHo area of Manhattan. The first building rises eight stories and houses 11 units, and the second property stands six stories and consists of 22 newly renovated apartments and two ground-floor retail units. Mike Cleaver of Emerald Creek Capital originated the financing on behalf of the undisclosed borrower.

Marc Schillinger, Jonah Aelyon and Eric Boucher of JLL represented the borrower, an undisclosed private individual, to secure the seven-year, fixed-rate Freddie Mac loan. Built in 2020, Aventon Park West includes one-, two- and three-bedroom units with an average unit size of 962 square feet. PLANO, TEXAS — JLL has arranged a $27.4 million bridge loan for the refinancing of a five-story, 237,000-square-foot office building at 500 N. Central Expressway in Plano. Massachusetts-based RMR Mortgage Trust provided the floating-rate loan, which carried a three-year initial term with two one-year extension options. The borrower, Dallas-based MoxieBridge, will use a portion of the proceeds to fund tenant improvements, leasing commissions and other capital expenditures.
NEW YORK CITY — Bank of America has provided a $100 million loan for the refinancing of 80 Pine Street, a 1.2 million-square-foot office tower that occupies a full city block between Pearl and Water streets in Lower Manhattan. The borrower, The Rudin Family, originally constructed the 38-story building in 1960. A portion of the proceeds will be used to fund additional phases of a renovation program that began last year. Rudin has modernized the lobby and entrances and will now construct an indoor and outdoor amenity center on the 22nd and 23rd floors. Fogarty Finger Architects is leading the redesign of the building.
BAXTER, TENN. — Avison Young has been chosen by Portobello America to raise around $80 million in construction financing for a manufacturing facility in Baxter. Portobello selected Tim Hall and Jim Hanson of Avison Young to raise the capital, which will fund Phase I of construction. Upon completion, the facility will produce ceramic tiles and will also serve as Portobello’s U.S. headquarters. Portobello Group, a tile manufacturer and distributor headquartered in Brazil, estimates the facility will create about 220 local jobs and generate over $100 million in annual revenue. Investors can partner with Portobello in a sale-leaseback, build-to-suit transaction, resulting in the fee-simple ownership of the facility. Portobello will execute a long-term lease of the facility when construction is complete, which is expected for late 2022. The 92-acre project site is located on the south side of Interstate 40 in Putnam County at 8401 Ditty Road. The site was formerly known as the Tennessee Speedway Dirt Racetrack. Phase I will span 890,000 square feet, including 30,000 square feet of office space, a showroom, research-and-development lab and production lines. The 12-story, 120,278-square-foot building was built in 1985 with 151 Section 8 apartment units and one employee unit. Laura Smith of Berkadia originated the financing, which was structured with a 35-year term and a 71 percent loan-to-value ratio, through HUD’s 223(f) program. The borrower, New York-based operator JASA, will use a portion of the proceeds to fund capital improvements. Planned upgrades include modernizing kitchens and bathrooms, replacing circuit breaker panels, renovating common areas and elevators and installing a new boiler system.
DELRAY BEACH, FLA. — ACRES Capital Corp. has provided a nearly $86 million loan to refinance The Ray Hotel Delray Beach, a new hotel located at 233 NE 2nd Ave. in Delray Beach. The property is a member of the Curio Collection by Hilton brand of hotels. The loan was provided to sponsor Menin Development Inc., a real estate development firm. The Ray Hotel Delray Beach is slated to open at the beginning of September 2021. Ray Hotel will span 141 rooms and four stories. The property’s amenities will include a 20,000-square-foot rooftop with an outdoor pool, restaurant and bar. In total, the hotel will also offer more than 45,000 square feet of indoor and outdoor event space. Additionally, the property will also include a 3,590-square-foot event space called The Cube, which will be used for weddings, charity functions, parties and other major events. Additional food and beverage options will include a restaurant, as well as a lobby bar and coffee bar.
