HOUSTON — JLL has arranged two loans totaling $40 million for the refinancing of 5300 Memorial and 10497 Town & County, two office buildings totaling 302,980 square feet in Houston. The properties respectively span 153,671 and 149,309 square feet and were 93 and 91.5 percent leased at the time of the loan closings. John Ream led a JLL team that arranged the floating-rate financing through East West Bank on behalf of the borrower, metro Philadelphia-based Equus Capital Partners.

HOUSTON — Miami-based lender 3650 REIT has provided a $31 million construction loan for an office and retail project that will be located at 4411 San Felipe St. in Uptown Houston. The property will consist of three floors of office space and ground-floor retail space. Michael Fleischer and Shin Bowers of 3650 REIT originated the 30-month loan to DC Partners, a Houston-based developer. Completion is slated for January 2022.

BERKELEY HEIGHTS, N.J. — JLL has arranged a $9 million loan for the refinancing of a 77,875-square-foot industrial facility in the Northern New Jersey community of Berkeley Heights. The property is situated on 4.6 acres near Interstates 78 and 287 and was fully leased at the time of the loan closing. Greg Nalbandian and Michael Lachs of JLL arranged the five-year, fixed-rate loan through First Bank on behalf of the borrower, a joint venture between Camber Real Estate Partners and an institutional investor.

Powdermill-Village-Westfield-Massachusetts

WESTFIELD, MASS. — MassHousing has provided $26.4 million in financing for Powdermill Village, a 248-unit affordable housing property in Westfield, located in the southwestern part of the state. The property was built in the 1970s and renovated in 2000. Proceeds will be used to refinance existing debt and to rehabilitate the property with new roofing, siding, flooring, doors and community space. The borrower, nonprofit Affordable Housing & Services Collaborative Inc., will also upgrade balconies, decks, kitchens and bathrooms of the one-, two- and three-bedroom units. The majority of the units (184) are reserved for renters earning 60 percent or less of the area median income.

BENSALEM, PA. — Greystone has provided a $20.6 million Freddie Mac acquisition loan for Grandview Gardens, a 226-unit multifamily property located in the Lehigh Valley city of Bensalem that was originally built in 1965. Dan Sacks of Greystone originated the floating-rate loan, which features a 10-year term and 30-year amortization schedule with four years of interest-only payments. Jack Miller of Platinum Capital Group arranged the loan on behalf of an undisclosed borrower.

AUBURN, MAINE — Boston-based mortgage banking firm Fantini & Gorga has arranged a $7.5 million loan for the refinancing of Auburn Mall Apartments, a 168-unit multifamily asset in Auburn, located north of Portland. The property was built in phases during the 1980s and features one- and two-bedroom units. Derek Coulombe and Ryan Maddaluna of Fantini & Gorga placed the debt on behalf of the undisclosed borrower, a Maine-based developer and investor. An agency lender provided the nonrecourse loan, which carried a sub-3-percent interest rate and a period of interest-only payments.

OCEANSIDE, GARDEN CITY AND HEWLETT, N.Y. — Mortgage banking firm Talonvest Capital LLC has arranged a $59.5 million bridge loan for the refinancing of three self-storage facilities in New York. The newly constructed properties total 246,248 net rentable square feet and are located in the Long Island hamlets of Oceanside, Garden City and Hewlett. Utah-based REIT Extra Space Storage operates the properties. The nonrecourse loan featured a 48-month term with extension options and a loan-to-value ratio of 80 percent. The borrower was Illinois-based LSC Development. The direct lender was not disclosed.

NEW YORK CITY — Black Bear Capital Partners has arranged a $25.5 million agency loan for the refinancing of three apartment buildings totaling 146 units in The Bronx. The properties are located at 2320 Aqueduct Ave., 2828 Valentine Ave. and 2885 Valentine Ave. PGIM Real Estate provided the loan through Fannie Mae’s Green Rewards program. The borrower was an undisclosed private investor. Bryan Manz, Emil DePasquale, Phil Bowman, and Jack Cohen of BBCP arranged the financing package. The loan was structured with a fixed interest rate of 3.14 percent for 12 years with five years of interest-only payments followed by a 30-year amortization schedule.

NEW HAVEN, CONN. — Greystone has provided $18.6 million in Fannie Mae acquisition financing for two multifamily properties in New Haven. In the first transaction, Greystone provided a $5.3 million loan for a 57-unit complex at 511 Main St. that was built in 1926. That loan was structured with a 10-year term, a 30-year amortization schedule and five years of interest-only payments. In the second deal, Greystone provided a $13.3 million loan for Hemingway Place, a property built in 1962 that features one- and two-bedroom units. That loan carried a 12-year term, a 30-year amortization schedule and six years of interest-only payments. Dan Sacks of Greystone originated both loans. Russ Drebin and Jake Weinstein of Meridian Capital Group placed the debt. The borrower was CSRE Group.

GARLAND, TEXAS — Greystone has provided a $22.9 million HUD loan for the refinancing of Carriage Homes on the Lake, a 147-unit multifamily asset located in the northeastern Dallas suburb of Garland. Built in 2015, the property consists of 15 three-story buildings housing one- and two-bedroom units. Amenities include a pool, fitness center, business center, clubhouse and outdoor picnic areas. Eric Rosenstock, Paul Smyth and Cary Williams of Greystone originated the loan, which carries a fixed interest rate and a 39-year term and amortization schedule, through HUD’s 223(a)(7) program. The borrower was Bridgeview Multifamily.
