PORTLAND, ORE. — National Health Investors Inc. (NYSE: NHI) has acquired a 102-unit assisted living and memory care community in Portland for $26.2 million. The seller was Prestige Senior Living, which will continue to operate the property. The name of the community was not disclosed. The facility was added to the existing Prestige master lease with NHI that includes three skilled nursing facilities and one assisted living facility. The lease has a remaining term of 12 years. NHI funded the acquisition using its revolving credit facility. Based in Tennessee, NHI is a publicly traded REIT focused on sale-leaseback, joint-venture, mortgage and mezzanine financing of seniors housing and medical investments.

TUCSON, ARIZ. — MCR Development has completed renovation work on the 91-room TownePlace Suites by Marriott Tucson Airport. The hotel is situated less than a mile from the Tucson International Airport. The newly renovated hotel features fully updated guest rooms and new furniture, flooring, décor and artwork in the lobby. Additional improvements include upgraded patio furniture surrounding the pool and new exercise equipment in the fitness center.

DES PLAINES, ILL. — Riddell Inc. has signed approximately a 27,000-square-foot office lease in Des Plaines, about 20 miles northwest of Chicago. The producer of football helmets and protective equipment will occupy the space at 1700 W. Higgins Road. The new location will serve as the company’s headquarters and also feature a testing lab to advance the design and development of football gear. Riddell will be vacating its current space located at 9801 W. Higgins Ave. in Rosemont later this year. Jon Springer, Paul Diederich and Andrew Kaplan of CBRE represented Riddell in the lease transaction.

TROY, MICH. — Clear Rate Communications has entered into a 16,201-square-foot office lease in Troy. The telecommunication services provider will occupy the Class A space located at 2600 W. Big Beaver Road. Kevin Jappaya of KJ Commercial represented Clear Rate Communications in the lease transaction. Jeffrey Bell and Daniel Morse of CBRE represented the landlord, Sovereign Partners.

HAMPTON, VA. — Marcus & Millichap has brokered the $23.6 million sale of a nine-property 7-Eleven portfolio located in the Tidewater region of Virginia. Three of the 7-Eleven properties are located in Hampton, and two are in Williamsburg. The remaining properties are located in Poquoson, Newport News, Gloucester and Surry. Mark Taylor, Derrick Dougherty and David Becattini of Marcus & Millichap represented the seller, a privately held entity, and procured the buyer, an unnamed REIT.

WILMER, TEXAS — Colliers International Group Inc. has finalized the sale of 33.6 acres at Sunridge Business Park, an industrial site located at Fulghum Road near Interstate 45 in Wilmer, a city on the southern outskirts of Dallas. Chris Teesdale and Tom Pearson of Colliers represented Sunridge Business Park in the transaction. Pete Richardson of Primera Cos. represented the buyer, GP Storage LLC.

LOS ANGELES — A joint venture between Zion Enterprises and TA Partners has purchased a 1.3-acre development site in downtown Los Angeles for an undisclosed sum. The site is situated on Grand Avenue and Cesar Chavez Avenue. The land is entitled for a 22-story, 299-unit multifamily tower with 8,000 square feet of ground-floor retail. The JV received development entitlements during escrow. CBRE’s Laurie Lustig-Bower and Kamran Paydar represented the seller, an affiliate of locally based Cimmarusti Holdings, in this transaction.

The facility is located at 1672 Delta Court. The property is situated within a larger multi-tenant warehouse space that features office space, dock-high and drive-in loading access, ample parking and significant power. NEW YORK CITY — New Project, a Brooklyn-based fabrication company specializing in museum, exhibition and commercial design/build projects, has purchased a 12,500-square-foot, two-story building in the Greenwood neighborhood of Brooklyn. With the purchase, the company will combine its administrative offices, metal and finish shop, and woodworking facilities into one location at 223 25th St. Since New Project’s founding in 2004, the company has grown from two employees to more than 30. Over the last five years, the firm has experienced a 376 percent growth in revenue. New Project will move to its new location in spring 2017.
