TEXAS CITY, TEXAS — CBRE Hotels has arranged the sale of a Holiday Inn Express & Suites, located at 2440 Gulf Freeway in Texas City, a submarket of Houston. Peet Hotels Inc. sold the 70-room property, just off Interstate 45 between Houston and Galveston, to Texas City Hospitality LLC for an undisclosed price. Eric Guerrero, Michael Yu, Rahul Bijlani and Dennis Drake of CBRE represented both the buyer and seller in the transaction.

NEW YORK CITY — Jonathan Rose Cos. is purchasing Forest City Realty Trust’s affordable housing business in a deal valued at more than $500 million. The acquisition includes 48 affordable housing communities in seven states, totaling nearly 8,500 units; Forest City Capital, an MAP-designated FHA lender; and Forest City’s affordable housing property management group. The purchase will bring Jonathan Rose Cos.’s total unit count to more than 15,000 nationwide and expand its operations to 15 states and the District of Columbia. The properties, management company and mortgage company will be rebranded with the Rose Communities name. The management company will be renamed Rose Community Management and the finance company will become Rose Community Capital. The transactions are scheduled to close throughout the first and second quarter. The management company and Forest City Capital are slated to transfer on March 1. The acquisitions have been approved by Forest City’s board and the closings, which require HUD approvals, will continue through the spring.
PHILADELPHIA — Dallas-based TIER REIT has completed the sale of Three Parkway, an office building located in Philadelphia’s Center City district. An unrelated third party acquired the property for $95 million. The building features 561,000 square feet of office space. The sale marks TIER REIT’s exit from the Philadelphia market.
Urstadt Biddle Properties Sells Retail Property for Redevelopment in White Plains, New York

WHITE PLAINS, N.Y. — Urstadt Biddle Properties has completed the disposition of its Westchester Pavilion property, a former power center mall in White Plains. Maple and Broadway Holdings, a subsidiary of Lennar Corp. through its Lennar Multi-Family Communities, acquired the site for $56.6 million. The buyer plans to raze the property and develop a high-end, mixed-used property with residential and retail space.
PHILADELPHIA — Marcus & Millichap has arranged the sale of an apartment building located at 1925-1927 Spring Garden St. in Philadelphia’s Spring Garden neighborhood. An undisclosed seller sold the property for $2.1 million. The building features 12 one-bedroom units. Mike Maxwell and Dana Newton of Marcus & Millichap represented the seller and procured the undisclosed buyer in the deal.
KANSAS CITY, MO. — MOD Pizza has leased three 3,000-square-foot locations in the greater Kansas City metro. The new restaurants will be located at 1937 Foxwood Drive in Raymore; 5315 NE Antioch Road in North Kansas City; and 1112 NE Coronado Drive in Blue Springs. All three leases are for 10 years. MOD Pizza currently has over 200 locations nationally, and makes artisan style pizzas and salads. David M. Block and Mark McConahay of Block & Co. Inc. Realtors negotiated the lease transactions on behalf of the tenant.
CHICAGO — Illinois Action for Children has renewed its 40,000-square-foot office lease at 1340 S. Damen Ave. in Chicago. The non-profit group will remain on the second floor of the building for an additional five years. The 193,000-square-foot, Class B office building is located in the Pilsen neighborhood. Other tenants include Vitas Healthcare and Lutheran Social Services of Illinois. Julie Lane of Bradford Allen negotiated the lease renewal on behalf of the tenant.
JACKSONVILLE, FLA. — Newmark Grubb Phoenix Realty Group (NGPRG) has arranged a new 400,928-square-foot industrial lease at Northport Logistics Center, a nearly 900,000-square-foot facility located at 11530 New Berlin Road in Jacksonville. Dan Stover, Bryan Bartlett and John Richardson of NGPRG represented the landlord, Real Capital Solutions, in the lease deal. The tenant, Jacksonville-based Grimes Logistics Services Inc., will use the space for warehouse storage and distribution. Grimes Logistics is a third-party logistics company founded in 1972. NGPRG is actively marketing the remaining 471,699 square feet of space at Northport Logistics Center for lease.
ATHENS, GA. — CBRE has brokered the sale of Archer on North Apartments, a 140-unit multifamily community located at 210 Spring Court in Athens, a little more than a mile from the University of Georgia. Atlanta-based QR Capital purchased the asset for an undisclosed price. Built in 1984 and renovated in 2012, Archer on North features a new clubhouse, outdoor pool and fitness center. The community was 98 percent occupied at the time of sale. Brad Simmel of CBRE represented the seller, Archer On North LLC, in the transaction.
LOS ANGELES — PGIM Real Estate has sold Glendale Plaza, a 547,301-square-foot office property, for an undisclosed sum. The property is located at 531 N. Glendale Ave. in the Los Angeles submarket of Glendale. The plaza is 95 percent leased to tenants mostly within the entertainment, insurance, legal and financial services industries. PGIM acquired the 24-floor office property in August 2006. The company is the global investment management businesses of Prudential Financial. The buyer and price were not disclosed.
