DALLAS AND IRVING, TEXAS — Bradford Commercial Real Estate Services has brokered two leases totaling 15,595 square feet of office space in the Dallas metro area. In the first lease, Kingdom Resources LLC, a provider of oil and gas services, leased 8,791 square feet of office space at Freeport Corporate Center, located at 8650 Freeport Parkway South in Irving, from Slate Freeport Holdings. Kevin Brookmole of Bradford Commercial represented the tenant, while Geoff Shelton and Marshall mays of Holt Lunsford Commercial represented the landlord. In the second lease, Keaton Interiors Inc., an interior design and architecture firm, leased 6,804 square feet of office and showroom space at 4444 Spring Valley Road in Dallas from SV Associates Partnership. Susan Singer and Brian Pafford of Bradford Commercial represented the landlord, while Cole Horowitz of NAI Robert Lynn represented the tenant.

CROMWELL, CONN. — O,R&L Commercial has arranged the sale of a two-property investment asset totaling 38,800 square feet at 50 Sebethe Drive in Cromwell. O&G Industries acquired the properties for $2.1 million. The sale includes a net-leased 28,800-square-foot warehouse and office building and an on-site 10,000-square-foot self-storage facility. Frank Hird and Luke Massirio of O,R&L Commercial represented the seller, Sebethe Drive Partners LLC, in the deal.

MERRIAM, KAN. — Block & Co. Inc. Realtors has acquired the former Kmart shopping center in Merriam, located about 10 miles southwest of Kansas City. The center sits on 11.8 acres at 8703 Shawnee Mission Parkway. Block & Co. plans to redevelop the property as a mixed-use development with restaurants, retail, entertainment and hotel sites. Block & Co. will handle all phases of the development including the leasing, property management and construction management. David M. Block of Block & Co. negotiated the sale on behalf of Block & Co. Bob Johnson of RH Johnson Co. negotiated the transaction on behalf of the undisclosed seller.

KANSAS CITY, MO. — In a joint venture deal, the Community Development Trust (CDT) and The Millenia Cos. have acquired Kensington Heights Apartments in Kansas City. The nine-story apartment complex includes 126 units and serves low-income senior citizens and people with disabilities. Kensington Heights Apartments is located near Interstate 70 and U.S. Highway 40, and is approximately 10 minutes from downtown Kansas City. The complex serves residents who earn 60 percent of the area median income. The equity investment totaled $1.8 million, and CDT and Millenia will complete $580,000 of capital improvements to ensure the apartments are maintained as high-quality affordable housing for elderly and disabled residents. CDT is a national investor in affordable housing. Millenia is a Cleveland-based real estate company specializing in the acquisition, rehabilitation and management of affordable and market rate properties.

HENDERSONVILLE, N.C. AND SPARTANBURG, S.C. — Greystone Real Estate Advisors has closed the sale of Brookdale Hendersonville in North Carolina and Brookdale Skylyn in South Carolina. A private equity group purchased both properties from Brookdale Senior Living Inc., the largest owner and operator of seniors housing communities in the United States, for $33 million. Brookdale Hendersonville, located in the Asheville suburb of Hendersonville, offers independent living cottages, an independent living clubhouse, an administrative office building and a separate memory care building. Built in 1985 and 1993, the community sits on a total of 21.4 acres of land. Brookdale Skylyn, located in Spartanburg, is an independent living, assisted living, memory care and skilled nursing community. The property consists of two senior living buildings and one skilled nursing building. Built in 1986, the community sits on 17.6 acres of land. Mike Garbers and Cody Tremper of Greystone represented Brookdale Senior Living in the transaction.

FOUNTAIN INN, S.C. — NAI Earle Furman has closed the sale of a 203,000-square-foot industrial facility located within Southchase Industrial Park at 107 Southchase Blvd. in Fountain Inn, about 18 miles southeast of Greenville. The asset is situated on roughly 26 acres off I-385. Caterpillar Inc. sold the asset to Southcase Investors 107 LLC for an undisclosed price. Hunter Garrett, John Staunton and Tom Daniel of NAI Earle Furman represented the buyer, and Cushman & Wakefield | Thalhimer represented Caterpillar in the transaction.

SAN RAFAEL, CALIF. — Keegan & Coppin Co./ONCOR International has arranged the sale of a mixed-use property located at 1435 and 1447 Fourth St. in downtown San Rafael. A local investment company acquired the 15,431-square-foot property for $5.6 million. The four-building property features ground-floor retail and apartments on the second floor. At the time of sale, the property was fully leased. Retail tenants include California Sewing and Vacuum and Brazil Marin Café. An adjacent 5,000-square-foot, 27-care parking lot on E Street was included in the sale.

AUBURN, N.Y. — Binswanger has arranged the sale of an industrial facility located at 4900 Technology Park Blvd. in Auburn. AAF-McQuay Real Property Inc., a subsidiary of Daikin Applied, sold the property to Tessy Plastics for $8 million. Situated on 30.7 acres, the 435,000-square-foot facility features 50-foot by 50-foot column spacing, 35-foot clear ceiling heights, 11 dock-high loading doors and parking for more than 400 vehicles. Additionally, the facility features a 35,000-square-foot office space. Jim Panczykowski of Binswanger brokered the transaction.

NEW YORK CITY — Marcus & Millichap has arranged the sale of two adjacent four-story multifamily buildings located at 2819-2821 33rd St. in the Astoria section of Queens. A private 1031 exchange investor acquired the buildings for $11 million, or $510 per square foot. The buildings offer a total of 38 apartment units. Matt Fotis, Lazarus Apostolidis and Zachary Golub of Marcus & Millichap represented the seller, a private investor, and procured the buyer in the deal.

NEW YORK CITY — Gracious Home has retained A&G Realty Partners to manage the sale of the lease of its 17,000-square-foot retail property in Manhattan’s Chelsea neighborhood. The retailer is selling the lease on the property due to its recent Chapter 11 bankruptcy filing. Located between Broadway and Sixth Avenue, the property features 8,500 square feet of street-level space and 8,500 square feet of lower level space.
