DUNWOODY, GA. — Avison Young has arranged the $5.6 million sale-leaseback of a 16,500-square-foot medical office building located at 4646 N. Shallowford Road in Dunwoody, a northeast suburb of Atlanta. The property features 12 examination rooms and features a rehabilitation center on-site. The seller, Progressive Medical, a medical clinic specializing in both traditional and holistic forms of medicine, has occupied the building since 1998 and has recently signed a 12-year lease with the new owner as part of the transaction. NEW YORK CITY — Cushman & Wakefield has brokered the sale of a land site located at 88 Withers St. in Brooklyn’s Williamsburg neighborhood. BK Developers and RYBAK Development acquired the site from Withers 88 Group LLC for $11.5 million, or $340 per buildable square foot. The corner site was purchased with approved plans for a 39,000-square-foot building comprising 33 residential units and a ground-floor retail unit. The residential portion will include three three-bedroom units, 14 two-bedroom apartments, eight one-bedroom units and eight studio apartments. Brendan Maddigan of Cushman & Wakefield represented the seller in the transaction.
R.W. Holmes Realty Facilitates $1.9M Sale of Office, Warehouse Property in Bellingham, Massachusetts

BELLINGHAM, MASS. — R.W. Holmes Realty has arranged the sale of an office and warehouse building located at 24 Williams Way in Bellingham. Gainsboro Brothers LLC sold the property to Matt Clark of TMC Holdings & Development for $1.9 million. Situated on three acres, the building features 34,700 square feet of office and warehouse space. The buyer plans to renovate the property and site for multi-tenant use. John Eysenback of R.W. Holmes represented the seller and buyer in the deal.
AUSTIN, TEXAS — Presidium Group has acquired two student housing properties in Austin, University Estates and University Village, for an undisclosed price. University Estates and University Village were built between 1997 and 2001, respectively, and are located in southeast Austin on The University of Texas at Austin shuttle route. The communities feature resort-style pools, fitness centers, clubhouses, basketball courts, tennis courts, computer labs and private student rooms. Combined the properties offer 846 units, totaling 2,700 beds. The name of the seller was not released.
PLANO, TEXAS — Rubicon Representation has arranged the sale of an office building located at 4011 W. Plano Parkway in Plano. Wells Asset Management sold the 29,352-square-foot property to a local investment partnership for an undisclosed price. Current tenants at the property include The Einstein School and Farmers Insurance, and Sea Link International will relocate its office to the property from downtown Dallas. Daniel Miller and Graham Perry of Rubicon Representation represented the buyer and new tenant, while the seller had in-house representation.
MCLEAN, VA. — Carter Validus Mission Critical REIT II Inc., a Tampa-based REIT focused on owning data centers and healthcare properties, has purchased two data centers in McLean, a city in Northern Virginia roughly 10 miles outside of Washington, D.C. The REIT purchased the facilities from an undisclosed seller for $85 million. The acquisition includes a two-story, 65,794-square-foot colocation data center that was 94.9 percent leased at the time of sale. The asset’s major tenant is an undisclosed global telecommunications company. The other property is a three-story, 62,002-square-foot colocation data center that was fully leased at the time of sale. The facility’s major tenant is PAETEC Communications LLC, a Windstream company.
BRENTWOOD, TENN. — Avison Young has brokered the $26 million sale of Gateway Plaza I and Maryland Park Center in Brentwood, a suburb of Nashville. Gateway Plaza I is a three-story, 82,848-square-foot office building located at 5409 Maryland Way. The property was fully leased at the time of sale to tenants such as Foundations Recovery Network, Henderson Financial Group, The Layton Cos. and Right Management. Maryland Park Center is a three-story, 43,696-square-foot office building located at 115 East Park Drive. The building was fully leased at the time of sale to tenants such as Vulcan Construction Materials, Nashville Sleep Medicine, Maxim Healthcare Services and CareSpot. Don Albright, Lisa Maki, Mike Jacobs and Ashley Albright of Avison Young represented the seller, Sun Life Assurance Co. of Canada. The acquisition is the first purchase in Brentwood for the buyer, Albany Road Real Estate Partners.
NORTH PORT, FLA. — A joint venture between Passco Cos. and Perdew Investment Group has sold two Class A self storage facilities totaling 1,667 units in North Port for approximately $19 million. The joint venture developed both assets, Patriot Self Storage of Talon Bay and Patriot Self Storage of Bobcat Trail, in 2008. Life Storage purchased the Talon Bay property, and Southern Self Storage purchased the Bobcat Trail facility. Located about 8.4 miles apart, the two facilities were nearly fully leased at the time of sale. Michael Mele and Luke Elliot of Marcus & Millichap’s Mele Group represented Passco as the seller in the transactions.
CLIFTON, COLO. — Inspire Communities has purchased the 431-site Candlewood Park MHC in Clifton for an undisclosed sum. The all-age manufactured housing community is located at 424 32 Road, adjacent to Grand Junction. KeyBank Real Estate Capital provided financing for the deal. Inspire Communities represented itself in this transaction. Jeff Mueller of Mueller & Hoffman represented the seller. Inspire Communities also recently purchased the 477-site Whisper Creek RV Resort in Fort Myers, Fla. “These investments fit our criteria for acquiring market-leading manufactured housing communities where we can add homes and improve operations,” says Erik Rollain, Inspire Communities’ CIO. “We are excited to acquire our second RV resort and we hope to make additional investments in Florida and in Colorado.”
NAI Hanson Facilitates Two Sales of Industrial, Mixed-Use Properties in Westwood, New Jersey

WESTWOOD, N.J. — NAI James E. Hanson has arranged the sales of an industrial property and a mixed-use building in Westwood in two separate transactions. John Schilp and Andrew Somple of NAI Hanson represented the buyers and sellers in both deals. In the first deal, DR Music acquired a 16,400-square-foot industrial building located at 40 Carver Ave. in Westwood Industrial Park. 40 Carver LLC sold the building, which features 22-foot ceiling heights and two loading docks, for an undisclosed price. In the second deal, an investor acquired a 2,700-square-foot mixed-use property, which was in foreclosure, for an undisclosed price. A New Jersey banking institution sold the building, located at 57 Jefferson Ave.
