BALTIMORE — A partnership between funds managed by Ares Management and TruAmerica Multifamily has purchased a 1,402-unit multifamily portfolio in suburban Baltimore for $236 million. The acquisition included Dominion at Eden Brook and Dominion Kings Place in Columbia, Lakeside Mill in Owings Mills, Ellicott Grove in Ellicott City, Arborview at Riverside & Liriope in Belcamp and Dominion Constant Friendship in Abingdon. The partnership will implement a multimillion-dollar renovation and repositioning program across the portfolio. Exterior upgrades will consist of landscaping, painting, updated signage and common area updates. Approximately half of the residential units will be renovated to include new appliance packages, faux-wood hard-surface flooring, new countertops and upgrades to existing cabinets.

MIAMI GARDENS, FLA. — CREC has brokered the $36.2 million sale of The Ellington, an apartment and condominium residential property located on County Line Road in Miami Gardens. Included in the sale were 260 apartments and 87 condominiums with the 412-unit community, which was built in 1974. Peter Mekras represented the undisclosed seller, a repeat client of CREC’s. The buyer, a private investor, was self-represented in the transaction.

JERSEY CITY, N.J. — Urban Edge Properties has entered into a $43.7 million contract to acquire Hudson Mall, a retail center located in Jersey City. Developed in 1966, the 383,000-square-foot property is occupied by Marshalls, Toys R Us, Staples and Old Navy, among other retailers. The acquisition is expected to close in the first quarter of 2017 and includes the assumption of a $23.8 million, 5.07 percent mortgage maturing in 2023. The name of the seller was not released.

MANCHESTER, N.J. — Marcus & Millichap has brokered the sale of a retail property located at 2111 Route 37 West in Manchester. A limited liability company acquired the 9,790-square-foot property for $1.6 million. Known as GreenTree at Manchester, the property comprises a two-tenant, two-building retail center with a ground lease to STS and a lease to Spirits Express. David Thurston and Charles Loccisano of Marcus & Millichap represented the seller, a limited liability company, and the buyer in the deal.

INDIANA, MICHIGAN AND WISCONSIN — Four Corners Property Trust (NYSE: FCPT) has acquired 16 properties net leased to KFC in Indiana, Michigan and Wisconsin for $21.1 million. The restaurants are occupied under new triple-net leases with 20-year terms. Seven of the properties are under a master lease and nine properties are under individual leases. FCPT funded the acquisition with proceeds from its revolving line of credit and from a 1031 exchange sale of a property in Florida occupied by Bahama Breeze.

MCKINNEY, TEXAS — Lee & Associates has arranged a 63,000-square-foot lease expansion and extension for Popular Ink at 2040 Redbud Drive in McKinney. Popular Ink offers custom flexible packaging printing for a variety of products, including sleeves, boxes, pouches and labels. Brett Lewis, George Tanghongs and Adam Graham of Lee & Associates represented the landlord, Dalfen, while Carey Cox Co. represented the tenant in the transaction.

BAYTOWN, TEXAS — Newmark Grubb Knight Frank (NGKF) has brokered the sale of an industrial land site located at 850 Independence Parkway N. in Baytown. Avera Cos. acquired the 41.7-acre site at the entry of the Houston Ship Channel for an undisclosed price. The U.S. Army Corps of Engineers has permitted the land for four distinct lease areas, including the Barge Terminal and Fleeting Army, dredge material placement area, potential reclaimed land, and future fuel and deep-water terminal distribution facility. The land provides a deep-water terminal space with prominent pipeline corridor access. Doug Nicholson and Rob Stillwell of NGKF represented the undisclosed seller in the deal.

OKARCHE, OKLA. — CBRE has arranged the acquisition of an industrial property located at 7180 NW Expressway in Okarche. Baptist General Convention of the State of Oklahoma purchased the 16,456-square-foot building from Felix OK Holdings LLC for $1.3 million. Randy Lacey of CBRE’s Oklahoma City office represented the buyer, while Scott Wieczorek of GBR Properties represented the seller in the transaction.

DALLAS, CEDAR HILL, FORT WORTH AND WAXAHACHIE — NAI Robert Lynn has arranged the sales of four properties totaling 120,722 square feet in Texas. In the first transaction, Taxco Produce acquired an 111,263-square-foot building located at 4202 Dan Morton Drive in Dallas. Matt Elliot of NAI Robert Lynn represented the tenant in the deal. In the second transaction, Tom Heraty of NAI Robert Lynn represented U Need Nails & Tan LLC in the acquisition of a 3,559-square-foot building located at 101 E. Belt Line Road in Cedar Hill. In the third deal, Colt Power of NAI Robert Lynn represented CAP Software in the purchase of a 3,200-square-foot building located at 7250 W. Vickery Blvd. in Fort Worth. Eric Walsh of HGC Commercial represented the undisclosed seller in the transaction. In the final transaction, Tom Heraty of NAI Robert Lynn represented the Rocksteady LLC in the acquisition of a 2,700-square-foot building located at 503 N. Highway 77 in Waxahachie. Sandia Properties represented the undisclosed seller in the deal.
