CHANHASSEN, MINN. — Marcus & Millichap has arranged the sale of Great Plains Center, a 10,186-square-foot retail property located at 7905 Great Plains Blvd. in Chanhassen, about 20 miles southwest of Minneapolis. The asset sold for $4.8 million. The center was built in 2015 and is fully leased to a mix of national and regional tenants. Sean Doyle, Matthew Hazelton, Adam “AJ” Prins and Cory Villaume of Marcus & Millichap had the exclusive listing to market the property on behalf of the seller, a developer. They also secured and represented the buyer, a limited liability company.

ATLANTA — Manhattan-based Gamma Real Estate and Atlanta-based Meltzer Properties have teamed up to purchase the historic Hurt Building, an 18-story, 436,337-square-foot office building in downtown Atlanta. Boxer Properties sold the asset to Gamma and Meltzer for $33.6 million. Built in 1913, the Hurt Building was renovated in 2013 and achieved LEED-EB Platinum certification in 2014. The property has been on the National Registry of Historic Places since 1977. The Hurt Building is situated at the southeast corner of Edgewood and Peachtree Center avenues within walking distance of three MARTA stations. The asset features a marble lobby and entrance, 12 elevators, a nine-story parking garage with 618 on-site parking spaces, after-hours card access, two restaurants, a Starbucks Coffee and an on-site Post Office substation.
ARA Newmark Arranges $56M Sale of Student Housing Community Near the University of South Carolina

COLUMBIA, S.C. — ARA Newmark has arranged the $56 million sale of Aspyre, a 760-bed student housing community located near the University of South Carolina campus in Columbia. Ryan Lang of ARA Newmark represented the seller, Holder Properties, in the disposition of the property to Castlerock Enterprises. Community amenities at Aspyre include a resort-style pool with a beach area and grills; a clubroom with a bar area, a Nintendo Wii and a PlayStation; and a Zen courtyard with a putting green and 24-hour fitness center. Aspyre was 97 percent occupied at the time of sale.
ESCONDIDO, CALIF. — Duhs Commercial has arranged the sale of a shopping center located at 426 W. Second Ave. in Escondido. William and Helen Taylor Trust acquired the 8,694-square-foot asset for $1.9 million. Austin Dias and Scott Duhs of Duhs Commercial represented the sellers, Tom Family Trust and Golden Meadows Investments LLC, while Matt Belshin and Bill Morgan of Morgan Real Estate represented the buyer in the deal.
NORTH BRANFORD, CONN. — National Health Investors Inc. (NYSE: NHI), a Tennessee-based healthcare REIT, has agreed to acquire an undisclosed continuing care retirement community (CCRC) in the New Haven suburb of North Branford for $74 million. NHI will lease the community to Senior Living Communities (SLC), a North Carolina-based operator. The 13-year lease features a rate of 6.8 percent with a 4 percent annual escalator during the first two years, and a 3 percent annual escalator thereafter. NHI will use its revolving credit facility to fund the acquisition. The seller in the transaction was not disclosed. The CCRC consists of 227 independent living units, 22 assisted living/memory care units and 50 skilled nursing units. This community will be the ninth leased by NHI to SLC.
SMITHFIELD, R.I. — Sweeney Real Estate has arranged a lease for 4,000 square feet of office space at 333 George Washington Highway in Smithfield. ELITechGroup Inc. leased the space from Lincoln Environmental Properties LLC. Kevin Casey of Sweeney Real Estate & Appraisal represented the landlord, while Gerry Surprenant of MG Commercial Real Estate represented the lessee in the deal.
SAN ANTONIO — The RADCO Cos. has acquired Mesa Ridge apartments in San Antonio. The property, which is being renamed City Crest, consists of 200 Class B units. RADCO Residential will manage the property, and the Atlanta-based multifamily investors plans to spend up to $2.9 million on capital improvements to the community. RADCO financed the acquisition using private capital through Prudential Financial. City Crest was built in 1984 and is located in the medical center submarket of northwest San Antonio. The property consists of two- and three-story buildings across 7.9 acres. The average unit size is 736 square feet, and the property offers a combination of one- and two-bedroom units.
Cushman & Wakefield Arranges $50.1M Sale of Industrial Portfolio in Palm Beach County

FORT LAUDERDALE, FLA. — Cushman & Wakefield has arranged the $50.1 million sale of an industrial portfolio in northern Palm Beach County totaling 915,887 square feet. Located within a 3.5-mile radius in West Palm Beach, Riviera Beach, Magnonia Park and Lake Park, the fully leased portfolio spans 38 buildings on 16 sites totaling nearly 54 acres. The portfolio houses 218 tenants with an average unit size of 4,200 square feet. Scott O’Donnell, Greg Miller, Dominic Montazemi and Mike Davis of Cushman & Wakefield represented the seller, a private trust. Cushman & Wakefield co-marketed the portfolio with Robert Smith of CBRE. The buyers were SL Florida Small Bay Portfolio LLC and SL Florida Small Bay Portfolio II LLC.
BETHESDA, MD. — Pebblebrook Hotel Trust has closed on the $50.1 million sale of DoubleTree by Hilton Hotel Bethesda-Washington DC located at 8120 Wisconsin Ave. in Bethesda. The 270-room hotel features a business center, fitness center, coin-operated laundry service, restaurant, bar and lounge, meeting rooms and complimentary Wi-Fi. The buyer was undisclosed.
Coldwell Banker Eberhardt & Barry Arranges Sale of 433,000 SF Industrial Property in Georgia

THOMASTON, GA. — Coldwell Banker Commercial Eberthardt & Barry Inc. has brokered the sale of a 433,000-square-foot industrial property in Thomaston. The buyer, Australasia Holdings LLC, plans to lease the building to a third-party logistics provider servicing nearby cabinet manufacturers, as well as a national appliance manufacturer. Situated on an 80-acre site beside the Upson County Reservoir, the property was originally built in 1994 as a textile manufacturing and distribution facility for Thomaston Mills. Atlantic Lakeside Properties, a paper products company, purchased the asset in 2004 and leased it to manufacturers for the next 10 years before closing its doors in 2014. Art Barry III of Coldwell Banker Commercial Eberthardt & Barry brokered the transaction.
