GAINESVILLE, VA. — Calkain Cos. has brokered the $16.5 million sale of a triple-net leased gym in Gainesville, about 35 miles west of Washington, D.C. The asset is leased to Sport&Health, a fitness chain that operates 22 locations in the metro Washington, D.C. area. Jeff Bogart of Calkain represented the seller in the transaction. Hasan Ibrahim of HMI Properties LLC represented the private buyer.

LOS ANGELES — An unnamed buyer has purchased an eight-property industrial portfolio in Los Angeles for $38.4 million. The transaction includes two land parcels known as the Los Angeles Downtown Industrial District. The portfolio contains a total of 4.6 developable acres adjacent to the Fashion District, near the Arts, Flower and Produce districts. Quantum Associates represented the buyer. Mike Malick and Carol Song of Marcus & Millichap represented the seller.
COMPTON, CALIF. — United Parcel Service (UPS) has signed a 10-year lease for 521,816 square feet at the Brickyard in Compton. The Brickyard is a 1 million-square-foot industrial development on the site of a former brick manufacturing facility. JLL’s Mike Fowler and Tim O’Rourke represented UPS. CBRE’s Bret Quinlan is acting as the leasing agent for the landlord, Trammell Crow.
WEST DUNDEE, ILL. — Realty Metrix Commercial has arranged the sale of 1 Great Care Wash, located at 555 Willow Lane in West Dundee. LMK LLC sold the asset to Abraham Property Management LLC for an undisclosed price. The 4,167-square-foot, six-bay touchless car wash features two automatic and four service bays. The buyer plans to self manage the family-owned business. Dave Schmidt and Linda Kost of Realty Metrix Commercial represented the seller and buyer in the deal. Wells Fargo Bank provided financing for the acquisition.
Colliers International | Wisconsin Facilitates Two Property Sales, One Lease in Wisconsin

WATERTOWN, BROOKFIELD AND DELAVAN, WIS. — Colliers International | Wisconsin has arranged two property sales and one lease in Wisconsin. In the first deal, FAB Leasing Co. acquired a building, located at 1701 Utah St. in Watertown, from an undisclosed seller for $320,000. Steve Sewart and Westin Kane of Colliers arranged the deal. In the second transaction, WLCFS leased 2,665 square feet of office space at 16535 W. Bluemound Road in Brookfield. Sal Strehlow, Matt Fahey, Ben Anderson and Lyle Landowski of Colliers brokered the transaction. In the third deal, Griego Sound Inventions purchased a building located at 1436 Mound Road in Delavan for $350,000. Jim Larkin and Joe Eldredge of Colliers arranged the transaction. The name of the seller was not released.
HASBROUCK HEIGHTS, N.J. — G3 Communications Inc. has leased office space at Heights Plaza, located at 777 Terrace Ave. in Hasbrouck Heights. The digital media company, which specializes in B2B marketing, will occupy 6,400 square feet at the six-story 200,000-square-foot office building owned by Alfred Sanzari Enterprises. Stephen Jennings provided in-house representation for the landlord, while Joe Tormen of Lee & Associates represented the tenant in the transaction.
GRAND PRAIRIE, TEXAS — Environmental consultant ES&H has acquired an 11-acre tract across the street from its north Texas hub to develop a warehouse and water treatment facility. The company will break ground in the first quarter of 2017 at 3405 Gilbert Road in Grand Prairie. Will Dillard of Dallas-based Bradford Commercial Real Estate Services represented the buyer in a direct deal with the seller, Lawrence Watts of Dallas. ES&H has received tentative approval from the city for the expansion project. The warehouse will span roughly 20,000 square feet.
LA GRANGE, TEXAS — Rainier Realty Investments LP has purchased the St. Mark’s Medical Office Building situated on 3.2 acres on St. Mark’s Medical Center campus in La Grange, located halfway between Austin and Houston. Built in 2006, the 31,200-square-foot, single-story medical office building sits is 100 percent leased. Rainier Realty Investments is an affiliate of The Rainier Cos. in Dallas.
HOUSTON — NAI Partners has represented the landlord in a 22,400-square-foot industrial lease at 2906 Holmes Road in Houston. Chris Caudill and Joel Michael of NAI Partners represented owner KRP Ventures LP during lease negotiations. Mike Easley of Waterman Steel represented the tenant, Premier Auto Transport, a trucking and transportation company.
GRAND RAPIDS, MICH. — JLL has opened a new brokerage office located at 15 Ionia Ave. in downtown Grand Rapids to broaden its existing presence in Michigan.
