HUMBLE, TEXAS — NAI Partners has arranged the sale of a 13,361-square-foot industrial property located at 6425 and 6435 Storey Drive in the northeastern Houston metro of Humble. Joel Michael of NAI Partners represented the buyer, industrial contractor Persons Development & Construction Services LLC, in the transaction. Other terms of sale were not disclosed.

PORTLAND, ORE. — A joint venture between Goldman Sachs Asset Management Private Real Estate and HP Investors has acquired a two-property office portfolio in Portland for an undisclosed sum. The properties included in the transaction are Block 90 and 300 Building. The portfolio contains a total of 85,753 square feet. The assets are situated adjacent to one another. They comprise an entire block in the Pearl District and are listed on the National Historic Register. The JV plans to maintain the boutique creative office space that caters to demand from a wide range of tenants in the marketplace looking for authentic, repurposed office space.
Sunstone Hotel Investors Sells Two Hotels in Metro Philadelphia, Metro Boston for $139M

WEST CONSHOHOCKEN, PA., AND QUINCY, MASS. — Sunstone Hotel Investors has completed the sale of Philadelphia Marriott West in West Conshohocken and Boston Marriott Quincy in Quincy for $139 million, or approximately $184,600 per key. Located at 111 Crawford Ave., the Philadelphia Marriott West features 289 rooms, and Boston Marriott Quincy, at 1000 Marriott Drive in Quincy, features 464 units. The name of the buyer was not released. The disposition of the two hotels furthers the company’s strategy of concentrating its portfolio in long-term relevant real estate.
NEW YORK CITY — Rosewood Realty Group has arranged the sale of three contiguous mixed-use buildings on Amsterdam Avenue in Washington Heights. A private investor, 2372-2376 Amsterdam Avenue NYC, acquired the properties from 2372-2376 Amsterdam Avenue LLC for $13.2 million. The buildings, located at 2372, 2374 and 2376 Amsterdam Ave., total 41,353 square feet. The properties consist of two five-story mixed-use walk-up buildings and one six-story mixed-use building with a total of 58 apartments and eight retail stores, including a barbershop and a grocery store. The properties were built between 1906 and 1908.
PHOENIXVILLE, PA. — HFF has arranged the sale of a single-tenant office building located at 1140 Valley Forge Road in Phoenixville, a suburb of Philadelphia. A Philadelphia-based family office sold the building for $6.6 million. Constructed as a build-to-suit in 1994 for Environmental Standards Inc., the property features 30,588 square feet of office space, including a 10,000-square-foot expansion that was added in 2013. Brett Segal and Doug Rodio of HFF represented the seller in the deal.
CHICAGO — Crate & Barrel has signed a 117,000-square-foot lease for office and production space at The Fields in Chicago. Crate & Barrel plans to use the space for photo and video production. The Fields is a 22-acre, 1.5 million-square-foot redevelopment of the former Marshall Field’s campus located at 4000 West Diversey St., and is part of the Logan Square neighborhood. In 1965, Marshall Field and Co. acquired the six-story loft building, which was constructed in 1928. After going vacant in 2008, 4K Diversey Partners LLC, a partnership of Louis Silver, Aaron Paris and Paul Fishbein, acquired the complex. Developer Merit Partners began a mixed-use redevelopment at the site in January 2014. The project now comprises 300,000 square feet of office space; 123 residential rental lofts; 100,000 square feet of retail space, including the flagship Cermak Fresh Market; a 125,000-square-foot Cubesmart Self Storage business; and a 400,000-square-foot warehouse anchored by Studio 41. Cushman & Wakefield’s Barbara Schenberg and Teddy Walsh represented ownership in the lease transaction, while Steve Schneider and Andy Heymann, also of Cushman & Wakefield, represented Crate & Barrel.
FRIDLEY, MINN. — Resolution Medical has signed a 35,781-square-foot industrial lease at Northern Stacks in Fridley. The Fridley-based medical device engineering and manufacturing firm will occupy the space at the 133,200-square-foot Stacks III, which is now fully leased. Jack Tornquist of CBRE represented the tenant in the lease transaction. Eric Batiza and John Simek of Colliers International represented ownership, a joint venture between Hyde Development and M.A. Mortenson Co. Upon completion, Northern Stacks will encompass a total of seven buildings. To date, five buildings have been constructed and four are fully leased.
VAN NUYS, CALIF. — SRS Real Estate Partners has arranged the $6.1 million sale of a 20,600-square-foot Crunch Fitness location in Van Nuys. The building co-anchors an inline strip center, which is home to tenants including Jons International Marketplace, Fallas and Dearden’s. Crunch Fitness opened in July of 2017, committing to a 15-year lease. The San Fernando Valley Business Journal reports Fortunate Realty acquired the asset. Matthew Hardke, Matthew Mousavi and Patrick Luther of SRS arranged the transaction on behalf of the undisclosed seller.
NEW YORK CITY — AMAC, a Midtown Manhattan-based real estate investment firm, has purchased 10 Rutgers Street, a mixed-use property located in downtown Manhattan. Hudson Cos. sold the property for $59 million. Located at the intersection of the Lower East Side and Two Bridges neighborhoods, the asset features 83 residential units and seven retail spaces. The eight-story property features a unit mix of studios, one- and two-bedroom units; amenities include a doorman, a gym, a landscaped garden and a bike room. AMAC plans to renovate the units, common areas and amenities.
CHERRY HILL, N.J. — Friedkin Realty Group has purchased The Highlands at Cherry Hill Apartments, a multifamily housing property situated on 11.3 acres at 1980 Route 70 in Cherry Hill. Equity Residential sold the 170-unit property for an undisclosed price. Completed in 2002, the property comprises 12 two-story residential buildings housing one-, two- and three-bedroom units. On-site amenities include a clubhouse with lounge, fitness center, business center, grilling area, resort-style swimming pool with Jacuzzi, valet dry cleaning service and parking. At the time of sale, the property was 97 percent leased. Jose Cruz, Mark Thomson, Kevin O’Hearn, Stephen Simonelli, Carl Fiebig and Fran Coyne of HFF represented the seller in the transaction.
