INDIANAPOLIS — Baceline Investments LLC has sold Raceway Commons, a 33,000-square-foot retail center in Indianapolis, for $7.9 million. Baceline purchased the property in May 2012 for $4.3 million as part of its No Debt Fund III. Located at 55 S. Raceway Road and situated on 4.9 acres, Raceway Commons is one of five Indiana-based retail properties owned by Baceline. The center, consisting of retail and office space in two single-story buildings, was constructed in 2003. The property was 94 percent occupied at the time of sale.

LIVONIA, MICH. — Friedman Integrated Real Estate Solutions has leased 7,206 square feet of retail space at Laurel Office Park III, located at 17197 N. Laurel Park Drive in Livonia, Mich. The landlord, LOP III Holding Co. LLC – FMC, leased the space to Blazent Inc. Blazent, a data quality management company currently located in Novi, will move its headquarters to the Laurel Office Park location next year. WHEELING, ILL. — Marcus & Millichap has negotiated the $2.4 million sale of Pete Miller’s Steak House and 227,685 square feet of land in Wheeling, Ill. Richard Kozarits and Joseph Sigal of Marcus & Millichap’s Chicago Oak Brook office marketed the property on behalf of the seller, a limited liability company. Kozarits also secured and represented the buyer, a private investor. Pete Miller’s Seafood and Prime Steak is located at 412 N. Milwaukee Ave. The property includes 150 dedicated parking spaces and 383 feet of frontage on Milwaukee Avenue.

Shop Cos. represented the seller, a Dallas-based limited company. A private purchaser from California utilizing a 1031 tax-deferred exchange was the buyer. Stanley Crossing, a 7,446-square-foot retail center in Southlake. The property sits at the intersection of West Southlake Boulevard (FM 1709) and Davis Boulevard (FM 1938). At the time of closing it was 100 percent leased to Bibbentuckers, Re/Max and Indulge Nail Salon. Shop Cos. represented the seller, a Dallas-based limited partnership. A Delaware-based limited utilizing a 1031 tax-deferred exchange was the buyer.

GARLAND, TEXAS — The Weitzman Group has negotiated the sale of a convenience store on 1.4 acres at 4441 Bass Pro Drive in Garland. The purchaser is the operator of the convenience store, Daanya Inc. David Zoller and Joey Keffler of The Weitzman Group handled negotiations as listing agents for the site. The location, branded Beverage City, will continue to be operated as a fuel station and convenience store. A planned internal renovation will upgrade the facility and add a full kitchen. The property, with freeway frontage, is part of Harbor Point, anchored by Bass Pro Shops.
WEST BOYLSTON, MASS. — The Stubblebine Company/CORFAC International has arranged a 163,000-square-foot lease at 70 Hartwell Street West Boylston for Curtis Industries, which produces tractors and mowers, as well as recreation and work vehicles. David and James Stubblebine, Al Ringuette, and Rob Stave of The Stubblebine Company represented landlord D & S Realty LLP in the transaction and procured the tenant. The transaction included an existing 53,000-square-foot building and an addition of 110,000 square feet of 24-foot clear high bay distribution space. The expansion will be completed in July 2017.
MIDDLETOWN, NEW YORK — Holliday Fenoglio Fowler (HFF) has arranged the $8 million sale of two adjacent buildings totaling 68,831 square feet in the Hudson Valley community of Middletown. The two properties, 100 and 110 Crystal Run Road, are located in the healthcare-focused district of Middletown near the recently completed Orange Regional Medical Center. They offer immediate access to Interstate 84 as well as close proximity to Route 17, Interstate 87 and the Port Jervis Line, a commuter rail line offering access to Manhattan. The 43,518-square-foot 100 Crystal Run Road is fully leased to law, consulting and healthcare companies, including DaVita Dialysis Center and Cornerstone Environmental Group, while the 24,380-square-foot 110 Crystal Run Road is 95 percent leased. Tenants include Orange Regional Medical Center and Prime Time Early Learning Center. Rob Hinckley, Stephen Simonelli, Michael Oliver, and Jose Cruz of HFF represented the undisclosed seller.
NEW YORK CITY — U.S. Bank, the fifth largest commercial bank in the United States, is relocating its New York City headquarters from 461 Fifth Avenue to Three Bryant Park. Cushman & Wakefield has closed a 68,000-square-foot, multi-level sublease with U.S. Bank at the property, which is owned by the Ivanhoé Cambridge/Callahan partnership. U.S. Bank is subleasing the space from MetLife. Bruce Mosler, John Cefaly, Ethan Silverstein, and Peyton Horn of Cushman & Wakefield represented MetLife in the transaction. U.S. Bank was represented by Michael Burlant, Dale Schlather, Jon Herman and Greg Herman of Cushman & Wakefield. Three floors of Midtown Manhattan office space remain available for sublease at the property.
ROSEVILLE, MICH. — Mid-America Real Estate Corp.’s Investment Sales team has brokered the sale of the Macomb Mall Shops in Roseville, Mich. A private investor purchased the 8,074-square-foot center for $3.6 million. Macomb Mall Shops is located at the northwest corner of Gratiot Avenue and Masonic Boulevard in Roseville. The center’s tenant list includes Potbelly’s, AT&T and Chipotle. Mid-America’s Carly Gallagher, Ben Wineman and Richard Kerwin represented the seller, Bloomfield Hills-based Lormax Stern Development Co., in the transaction.
