Patrick Wolford of Lee & Associates represented the seller, Rileigh LLC. Hunington Properties Inc. represented the unnamed buyer, and will be retained for the leasing and management of a planned 15,000-square-foot retail center at the site. PHILADELPHIA — Breslin Realty Development Corp. has announced the opening of a new 58,980-square-foot ShopRite Supermarket at 330 Oregon Ave. in south Philadelphia. The store occupies a former Pathmark store and is operated by Colligas Family Markets, members of the Keasbey, N.J.-based Wakefern Food Corp., a co-operative of more than 250 independently owned stores. The store is located at Whitman Plaza, which has recently undergone an $8 million renovation. The new supermarket was renovated to include a fresh bake shop; full-service meat and seafood departments; prepared foods and catering; and grab-and-go meals such as sandwiches, heat-and-eat entrees and Asian cuisine. The store also features a specialty cheese department, an in-store café, and a shop-at-home delivery service. It employs around 300 workers. Other tenants at the community shopping center include Burlington Coat Factory, Ross Dress for Less, Pet Valu, PennDOT, Club Metro USA, Citizens Bank, Rainbow Shoppes, GameStop, GNC, Payless Shoe Source, and Party City. Breslin Realty Development Corp. manages the center, which was built in 1980 by the Breslin organization, and was previously renovated in 2003. MELVILLE, N.Y. — Merrill Lynch Wealth Management has signed a five-year renewal for its 28,522-square-foot lease at the Melville Square Corporate Center at 1305 Walt Whitman Road in Melville. The Feil Organization owns the building, which is located in the heart of Long Island’s corporate headquarters corridor on the border of Nassau and Suffolk counties. Merrill Lynch has been a tenant in the building since the property’s renovation in 1999. Feil acquired the three-story, 165,310-square-foot building in September 2015 and plans major upgrades including the relocation and installation of a full-service café, creation of a high-tech conference center, and renovation of the fitness center. JACKSONVILLE, FLA. — Berkadia has arranged the $13.1 million sale of Deer Meadow, a 200-unit affordable housing community located at 8859 Old Kings Road South. Built in 2000, Deer Meadow includes one-, two- and three-bedroom floor plans with walk-in laundry rooms, bonus rooms, solariums and kitchen appliances. Community amenities include lake views, a fitness center, clubhouse and a swimming and wading pool. MURFREESBORO, TENN. — Marcus & Millichap has arranged the $12.4 million sale of the Saint Thomas Health medical office building in Murfreesboro, about 34 miles south of Nashville. The 32,400-square-foot property is under construction and expected to open in December. Located at the intersection of Highway 99 and St. Andrews Drive, the asset will serve as an extension of the Saint Thomas Rutherford Hospital. Justin Sturdivant, S. Regan Holcombe and Kat Butler of Marcus & Millichap represented the seller in the transaction. Georgia Krewson, Wes Tiner, Kelley Deibler and Zach Moore of Marcus & Millichap procured the buyer.

FORT LAUDERDALE, FLA. — Gladstone Commercial Corp. has purchased Park Center, a five-story, 119,224-square-foot office building located at 6363 N.W. 6th Way in Fort Lauderdale’s Cypress Creek submarket. Gladstone Commercial purchased the office building from RFP Mainstreet Park/Cypress LLC, a joint venture between Mainstreet Capital Partners and Realty Financial Partners, for $23.9 million free and clear of debt. The asset is fully leased to Citrix Systems, a digital app and data systems solutions provider with annual revenue exceeding $3 billion. Hermen Rodriguez, Jorge Portela and Ike Ojala of HFF represented the seller and procured the buyer in the transaction.
SAN ANTONIO — The Weitzman Group, representing a Florida-based investment partnership, has brokered the sale of Stonehue Shopping Center in San Antonio. The 21,004-square-foot retail center is located at 20323 Huebner Road. A local investment group was the buyer. Daniel Mitchell and Marcus Shaffer of The Weitzman Group handled negotiations. The tenant mix includes Jersey Mike’s, India Tai Palace, Guero’s Taco Diner, Austin Driving School and Pizza Hut. The Weitzman Group will continue to handle leasing of the center under the new ownership.
HOUSTON — Waterman Steele Real Estate Advisors has secured a 22,500-square-foot warehouse lease for Premier Auto Transport at 2906 Holmes Road in southwest Houston. Waterman Steele’s Mike Easely represented the lessee, Aaron Myles of the Myles Group. Joel Michaels of NIA Partners represented the lessor, Michael Powers. Premier Auto Transport will take occupancy this month and plans to open an auto staging facility, combining four separate staging areas throughout Houston into one location.
DALLAS — The Vitorino Group has negotiated the sale of a retail property net-leased by QuikTrip on Forest Lane in Dallas. The 4,636-square-foot property is located on three acres. QuikTrip has less than one year left on its lease. Anthony Pucciarello and Jared Aubrey of The Vitorino Group marketed the property on behalf of the seller, an out-of-state private investor. The duo also represented the buyer, an Oklahoma-based company.
