Bright Realty Brokers Leases for 11 Spirit Halloween Stores

LEWISVILLE, TEXAS — Bright Realty has brokered leases for 11 Spirit Halloween stores totaling 118,914 square feet. Most of the stores are located in the Dallas area, including locations in Allen, Arlington, Dallas, Desoto, Garland and Lewisville. Two of the stores are in Tyler, one is in Wichita Falls and one is in Oklahoma. The leases range in size from a 5,437 square-foot store in Fort Worth to a 30,000-square-foot store in Lewisville. Timothy McNutt and Britton Lankford of Bright Realty represented Spirit Halloween in the transactions.

M&M Arranges Sale of 176-Unit Apartment Community in Bryan

BRYAN, TEXAS — Marcus & Millichap has arranged the sale of Quail Hollow, a 176-unit multifamily property in Bryan. Joe James and Kent Myers of Marcus & Millichap represented the seller and procured the buyer. Built in 1982, the property is located at 3535 Plainsman Lane in Bryan, two miles from Texas A&M University. The university’s shuttle bus stops at the property every 20 minutes. Blinn College, a two-year academic institution, is within 1.5 miles of the property. Apartments at Quail Hollow average 842 square feet and feature high-speed Internet, extended cable in every room and screened-in patios and balconies. Both parties in the transaction were undisclosed.

Washington Property Opens CubeSmart in Maryland, Buys Adjacent Office Building for $17M

ROCKVILLE, MD. — Washington Property Co. (WPC) has completed the conversion of an 82,000-square-foot office building at 4 Research Place in Rockville to a CubeSmart self storage facility, which is now open for business. The Bethesda-based company has also acquired an adjacent office building, known as One Research Court, in a joint venture with Baltimore-based Alex. Brown Realty Inc. for $17 million. The four-story CubeSmart features 715 climate-controlled storage units, and the top two floors have elevator access, while the lower two levels are at grade. One Research Court is a 113,620-square-foot office building constructed in 2001. The property was 89 percent leased at the time of sale to 14 tenants. The joint venture plans capital improvements at the property, including upgrades to the lobby, bathrooms, elevators and fitness center, as well as the addition of a conference center in the building. WPC is now leasing and managing the project.

InvenTrust Properties Acquires Kroger-Anchored Center in Alpharetta for $27.7M

ALPHARETTA, GA. — InvenTrust Properties, a retail REIT based in Oak Brook, Ill., has purchased Windward Commons, a 117,234-square-foot, Kroger-anchored shopping center in Alpharetta, for $27.7 million. The property is located at 12850 Highway 9 near the intersection of Windward Parkway and North Main Street. The shopping center was 99 percent leased at the time of sale to tenants such as Hallmark, Roasters and Ippolito’s Italian Restaurant.

Gramercy Property Trust Acquires Two Industrial Facilities Near Chicago for $60.2M

MCCOOK AND HANOVER PARK, ILL. — Gramercy Property Trust has acquired two single-tenant industrial properties near Chicago for $60.2 million in separate transactions. In the first deal, Gramercy purchased a 147,923-square-foot, temperature-controlled facility in McCook, approximately 15 miles west of Chicago. The building, constructed in 2012, is leased to a global supplier for the food service industry. Gramercy also acquired a 238,423-square-foot distribution center in Hanover Park, approximately 35 miles west of Chicago. An international provider of information technology hardware, software and service solutions occupies the building, and the two tenants have a weighted average remaining lease term of 17.2 years. The sellers in the transactions were undisclosed.

Vazza Acquires 35,000 SF Retail Center in New Hampshire

CONCORD, N.H. — The Vazza Real Estate Group has acquired an inline retail center located at 89 Fort Eddy Road in Concord for an undisclosed sum. The 35,000-square-foot multi-tenant property includes a corporate-owned Planet Fitness as a tenant. The buyer plans to invest in the property through a capital improvement and property management plan. The name of the seller was not released.

JV Arranges 17,639 SF Office Lease for Springfield RMV in Massachusetts

SPRINGFIELD, MASS. — Albany Road Real Estate Partners and Davenport Cos. have arranged the lease of office space for the Massachusetts Registry of Motor Vehicles (RMV) within Springfield Plaza in Springfield. RMV will relocate from 165 Liberty St. in Springfield and launch a full-service branch at the 17,639-square-foot space. RMV plans to take occupancy at the 500,000-square-foot retail center in the fourth quarter. Davenport Advisors is the construction manager for the relocation and build-out for the new space. Additional tenants at the newly renovated center include Kmart, Stop & Shop, Planet Fitness, O’Reilly Auto Parts and Fallas Stores. CBRE/New England is the property manager for the retail center.

T&T Woodworkers acquired the 12,791-square-foot property for an undisclosed price. The property features a drive-in door, loading dock, 18-foot ceiling heights in the warehouse, office space and a showroom area. Thomas Sweeney of Sweeney Real Estate & Appraisal represented the seller, Woonsocket Glass Fabricators, while Larry Steingold of MG Commercial represented the buyers in the deal.

Colliers Brokers Sale of Land for $25M Office/Industrial Facility in Metro Houston

TOMBALL, TEXAS — Colliers International has brokered the sale of a 5.5-acre tract of land on Spell Road just west of Hufsmith Kohrville Road in Tomball. The $25 million project, the second for the Tomball Business and Technology Park, will consist of a 42,700-square-foot laboratory and office facility expected to hold 75 employees. Tom Condon Jr. of The Woodlands office of Colliers International represented the seller, Tomball Economic Development Corp. Gray Gilbert of CBRE represented the buyer, GE Betz Inc. CBRE Negotiates Lease Renewal for Cosco Container Lines Americas in Houston

HOUSTON — CBRE has negotiated a 38,561-square-foot lease renewal for container operator Cosco Container Lines Americas Inc. The office facility is located at 15600 John F Kennedy Blvd. in Houston. Cosco will renovate the space to accommodate new hires. CBRE’s Kevin Saxe and Jerrod McQuain negotiated the lease on behalf of Cosco.
