SEATTLE — CBRE has arranged $60 million in acquisition financing for a joint venture between Capitol Seniors Housing and the Carlyle Group. The JV will use the funds to purchase a four-property seniors housing portfolio throughout the Seattle metro area. The four communities total 368 units of assisted living and independent living. Following the acquisition, MBK Senior Living will operate all the properties. The seller and the names of the four properties were not disclosed. The non-recourse, floating-rate loan includes a five-year term with 36 months of interest-only payments. Total loan proceeds include a loan of $51.9 million for the acquisition of the property along with $8 million for planned capital improvements. Aron Will of CBRE National Senior Housing arranged the financing.

YORBA LINDA, CALIF. — Savi Ranch Property Holdings has purchased Savi Tech Center, a 376,808-square-foot office/technology campus in Yorba Linda, for an undisclosed sum. The campus is located within the Savi Ranch business park at 22705-22745 Savi Ranch Parkway, about 40 miles south of downtown Los Angeles. The campus is fully leased to five tenants within the technology, healthcare and housing sectors. The seller, a joint venture between Hines and Oaktree Capital Management, previously invested $13 million to update the campus’ common areas, roof, HVAC systems, and interiors and exteriors. Jeffrey Cole, Jeff Chiate, Ed Hernandez and Rick Ellison of Cushman & Wakefield represented the sellers in the transaction.

WEST PALM BEACH, FLA. — Berkadia has brokered the $36.4 million sale of Viera of the Palm Beaches, a 300-unit apartment community located at 4860 Sandstone Lane in West Palm Beach. Nashville, Tenn.-based Palm Beach Multifamily Partners LLC sold the asset to a partnership between two unnamed companies based in San Francisco and New York. Built in 1987, the pet-friendly property features one- and two-bedroom units with balconies or patios, in-unit washers and dryers, stainless steel appliances and wood laminate flooring. Community amenities include a clubhouse, fitness center, business center, swimming pool, tennis courts, barbecue area and trails for running, hiking and biking. Tal Frydman, Yoav Yuhjtman and Fernando Polanco of Berkadia’s Boca Raton office, along with Cole Whitaker of the firm’s Orlando office, brokered the sale. Viera of the Palm Beaches was 93 percent occupied at the time of sale.

SEALY, TEXAS — Cushman & Wakefield of Texas Inc. has negotiated a 10-year lease of nearly 400,000 square feet within the former BAE manufacturing facility fronting I-10 just west of Sealy. The tenant is Valerus Field Solutions, a division of Montreal-based SNC-Lavalin, an engineering and construction firm. The Parker/Littman Team at Cushman & Wakefield of Texas represented the owner, Five Star Properties, and Kyle Kelley of Savills Studley and Jim Stark of CBRE acted as brokers for Valerus. The transaction is a consolidation of multiple SNC-LaFkellyvalin locations from across Texas and Louisiana and will employ up to 250 engineers, accountants, project managers, warehouse attendants and general laborers.

MARBLE FALLS, TEXAS — Marcus & Millichap has arranged the sale of Sana Vida Wellness, a 5,451-square foot net leased property located in Marble Falls. Geoff Ficke of Marcus & Millichap’s Dallas office marketed the property on behalf of the seller, a limited liability company. Sana Vida Wellness is a wellness spa and tea bar located at 507 FM 1431, just off US Route 281. Constructed in 2007, the building is situated on 0.6 acres. Upon closing, Sana Vida Wellness will enter into a 15-year triple-net sale-leaseback.

MIAMI — Colliers International South Florida has brokered the $14.9 million sale of ground-level retail space within Marinablue, a 57-story mixed-use skyscraper in downtown Miami. Totaling 11,090 square feet, the retail space consists of seven retail condos currently occupied by CVS/pharmacy and Wine by the Bay. Located at 888 Biscayne Blvd., the ground-floor retail space sits across the street from the American Airlines arena and within walking distance to the upcoming Miami Worldcenter development. CVS moved into its new location in mid-July, after signing a 25-year lease to occupy six of the condos. The other tenant, Wine by the Bay, occupies one unit and is also in a long-term lease. Aran Properties Inc., a European investor, purchased the retail condos from Miami-based Grouper MB Holdings LLC at a 4.22 percent cap rate. Marcos Puente of Colliers International represented both the buyer and the seller in the transaction.

LITTLE ROCK, ARK. — Abode Properties, a subsidiary of Dallas-based Transcontinental Realty Investors Inc., has purchased Metropolitan, a 260-unit luxury mid-rise apartment community situated along Arkansas River in Little Rock. As part of the transaction, Abode assumed an existing HUD loan on the property. Metropolitan’s amenities include two resort-style pools, courtyards, a recreation and billiards room, 24-hour fitness center, internet coffee café, garage parking and onsite security. Each unit boasts granite countertops, alarm systems, walk-in closets and full-size washer and dryers. The seller and sales price were undisclosed.

YPSILANTI, MICH. — Colliers International has brokered the sale of a 6,230-square-foot retail building in Ypsilanti, approximately 10 miles southeast of Ann Arbor, for an undisclosed price. Norman and June MacArthur sold the property, which is located at 4864 Washtenaw Ave., to Majik Properties LLC. University Office Technologies currently occupies the building, and Majik Properties will lease the space once the company moves out this September. Jim Chaconas and Richard Timmons of Colliers International represented both the buyer and seller in the transaction.

NEW YORK CITY — PGIM Realty Estate has acquired a 40 percent interest in Eleven Madison Avenue, a 2.3 million-square-foot office property in Midtown South, from SL Green Realty Corp. for $480 million. The new ownership joint venture is seeking a modification to the mortgage on the property. If the modification is not obtained within six months after the closing, SL Green may repurchase the sold interest from PGIM Real Estate. The partnership expects the modification to be granted during the fourth quarter of 2016. PGIM Real Estate has a one-year option to acquire an additional 9 percent stake in the venture at the same gross property valuation of $2.6 million. Darcy Stacom and William Shanahan of CBRE advised SL Green on the deal.

NEW YORK CITY — An affiliate of RXR Realty has acquired the long-term leasehold of 810 Fulton Street in Brooklyn from an affiliate of GFI Development Co. for $28.7 million. Located in Brooklyn’s Fort Greene neighborhood, the property includes approved plans for a 363-unit, 328,000-zoning-square-foot residential building. Totaling 393,000 gross square feet, the property will also feature below-grade parking and 33,235 square feet of retail space facing Vanderbilt Avenue, Fulton Street and Clermont Avenue. Initial site work for the project began in 2015. Broadway Construction Group, an affiliate of GFI Capital Resources Group, and RXR have entered into a construction management agreement for the construction of the property. Construction is expected to begin in earnest this fall, with leasing slated to start in 2018.
