TROY, MICH. — Bontaz Centre has signed a 40,000-square-foot industrial lease for its North American headquarters in Troy. Previously occupied by International Automotive Components, the property is located at 1099 Chicago Road. Founded in 1965, Bontaz Centre is an automotive fluid management company that specializes in subassembly design and production. The company, which has had a small presence in Madison Heights, will begin occupying the new space in March 2018 and expects to expand its lease by an additional 20,000 square feet to increase production processes and accommodate a growing workforce. Peter Kepic and Peter Kepic Jr. of Colliers International represented the landlord, John Secco of Allegra Development, in the lease transaction. Gary Grochowski and Bryan Barnas of Colliers represented the tenant.

Sabra Health Care REIT Completes $103.3M Sale of 20 Skilled Nursing Facilities Leased to Genesis

IRVINE, CALIF — Sabra Health Care REIT Inc. (NASDAQ: SBRA) has completed the previously announced sale of 20 skilled nursing facilities leased to Genesis Healthcare Inc. in Kentucky, Ohio and Indiana for $103.3 million. The 20 facilities are part of the original 35 facilities marketed for sale under the previously announced memoranda of understanding with Genesis. Under the terms of the deal, Genesis’s annual rent obligations to Irvine-based Sabra will be reduced by $9.3 million as a result of the sale of these facilities. Sabra expects to use the proceeds from the sale to repay borrowings under its revolving credit facility. The dispositions are part of the REIT’s “Sabra 3.0” plan to have more scale and diversification within the company’s portfolio as far as continuum of care, operator and geography. Sabra plans to sell its entire portfolio of Genesis-operated skilled nursing facilities for aggregate sales proceeds of $425 million to $475 million.
LONGMONT, COLO. — Broe Real Estate Group has purchased a 461,000-square-foot office/lab facility in Longmont, approximately 15 miles northeast of Boulder. The 24-acre business campus was built in 1989. The property was renovated and expanded in 2001 to facilitate a long-term lease with Maxtor Corp. (now Seagate Technology). Seagate vacated the property in 2007, but continued to make lease payments until the expiration of its lease in 2016. Shortly thereafter, the property was transferred through a deed in lieu of foreclosure transaction to a special servicer.
Ariel Property Advisors Secures Financing, Arranges $9M Sale of Multifamily Asset in Central Harlem

NEW YORK CITY — Ariel Property Advisors has secured financing and facilitated the sale of Grand Crossing Apartments, a two-building multifamily asset located at 208 and 212 W. 133rd St. in Central Harlem. An undisclosed buyer acquired the properties for $9 million. Ariel Property Advisors assisted the buyer’s acquisition of the asset by obtaining a $5.1 million non-recourse, fixed-rate acquisition loan. Victor Sozio, Shimon Shkury, Michael Tortorici and Matthew Gillis of Ariel Property Advisors represented the undisclosed seller and secured the buyer in the deal. The five-story property at 208 W. 133rd St. features 14,175 square feet and 15 apartments, while the 41,380-square-foot property at 212 W. 133rd St. features 40 apartments.
ELMHURST, ILL. — Inland Real Estate Acquisitions LLC has purchased the Edward-Elmhurst Health Center in Elmhurst, about 20 miles west of Chicago. The purchase price was not disclosed. The 13,000-square-foot medical office building is located at 755 N. York St. Newly constructed in 2017, the property is home to Edward Health Ventures, which operates as Edward-Elmhurst Health. Serving as a medical office space, the property includes 10 exam rooms, one procedure room, one endoscopy suite and four recovery rooms. The center features physicians who specialize in family medicine, internal medicine, obstetrics/gynecology and gastroenterology. Mark Cosenza and Brett Smith of Inland completed the deal on behalf of an Inland affiliate. The seller was not disclosed.
SAN ANTONIO — Bellomy & Co. has secured the sale of the 606-unit Judson Self Storage facility located at 14989 Judson Road in San Antonio. Rockville, Md.-based Store It All Self Storage purchased the facility for an undisclosed price. Harry Botkin of HLB Investments in New Braunfels represented the San Antonio-based seller. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. procured the buyer. The 129,573-square-foot Judson Self Storage was 72 percent occupied at the time of sale.
KILLEEN, TEXAS — The Woodmont Co. has closed four leases totaling 105,851 square feet at Wendland Plaza, a 205,224-square-foot shopping center located at 901 S. Fort Hood St. in Killeen. The four transactions bring the center to 85 percent occupancy. Conn’s Home Plus will lease 45,000 square feet, Altitude Trampoline Park will lease 44,580 square feet, Dollar Tree will lease 10,500 square feet and Lumber Liquidators will lease 5,771 square feet. Grant Gary and Dan Rebensdorf of The Woodmont Co. represented the landlord, Killeen ATM LLC.
A&G Partners Completes $11.6M Sale of Daniel Webster College Campus in Nashua, New Hampshire

NASHUA, N.H. — A&G Partners has closed the sale of Daniel Webster College’s 53-acre campus, formerly owned by ITT Educational Services, to Hong Kong-based user for $11.6 million. The campus housed 13 buildings totaling 281,000 square feet. The transaction — approved October 25, 2017, by the U.S. Bankruptcy Court in Indianapolis — followed the closing in November of A&G’s sale of the college’s aviation-specific facilities to Southern New Hampshire University. Assets at the former aviation school included a hangar, flight center, library, gym, townhouse and six additional buildings.
NEW YORK CITY — Radson Development has acquired a development site located at a surface parking lot at 2519-2525 Creston Ave. in the Bronx for an undisclosed price. The buyer plans to develop a 12-story affordable housing project on the site. As part of the transaction, Radson Development will return to the seller a condominium interest in a commercial parking garage at the property. The seller originally purchased the lot in the early 2000s as part of its acquisition of 2501 Grand Concourse, the former Alexander’s and Caldor Department stores. The building was successfully converted to a multi-tenanted retail and office building and the lot on Creston Street has become an invaluable asset to the tenants of the building. Bryan Houlihan and James J. Houlihan of Houlihan-Parnes Realtors brokered the transaction. The name of the seller was not released.
Sentry Commercial Arranges $1.2M Acquisition of Office Building in West Hartford, Connecticut

WEST HARTFORD, CONN. — Sentry Commercial has brokered the acquisition of an office building located at 28 N. Main St. in West Hartford. North Main Holdings LLC purchased the property from Rosenfield/Hollander Associates for $1.2 million. Situated on half an acre, the property features 9,392 square feet of office space. Sentry Commercial represented the buyer, while Chozick Realty represented the seller in the deal.
