FAIRFIELD, CONN. — Angel Commercial has arranged the sale of a commercial office building located at 418 Meadow St. in Fairfield. Milford, Conn.-based Julian Enterprises acquired the 24,866-square-foot building from BAO Partners for $2.9 million. Situated on 1.05 acres, the building features 24,866 square feet of office space. Brett Sherman of Angel Commercial represented the seller, while Lester Fradkoff of Angel Commercial represented the buyer.

SEATTLE — Create World America has acquired an 8,748-square-foot residential development site near Pike Place Market in Seattle for $17.1 million. The space is located at 1613 2nd Ave. The acquisition includes air rights that allow for a large floor plate and protected views from the 14th floor and above. Create World America, an international construction management firm based out of Hong Kong, plans to erect a high-rise residential tower on the site. Jim Klinger and Ross Klinger of Kidder Mathews represented the seller, MJA Building, an affiliate of Principal Real Estate Investors, in this transaction.
American Realty Capital REIT Acquires 22-Story Office Building in Midtown Manhattan for $180M

NEW YORK CITY — American Realty Capital New York City REIT has closed on the previously announced $180 million acquisition of 1140 Avenue of the Americas, an institutional-quality office property in Midtown Manhattan. The seller was an affiliate of Blackstone Real Estate Partners VI LP. The 22-story building features 250,000 rentable square feet of office space. The acquisition was funded by a combination of cash and mortgage financing.
NEW YORK CITY — TerraCRG has brokered the sale of a vacant commercial lot located in Brooklyn’s Gowanus neighborhood. Located at 84 14th St., the site sold for $2.6 million, or $163 per buildable square foot. Zoned M2-1, the vacant 7,996-square-foot lot offers 15,992 buildable square feet. The site is surrounded by a mix of residential and commercial buildings. Dan Marks and Mike Hernandez of TerraCRG brokered the transaction. The names of the seller and buyer were not released.
BEDFORD, OHIO — Greystone’s Real Estate Advisors group has arranged the sale of Woodside Village, a 211-unit assisted living and memory care community in the Cleveland suburb of Bedford, for $6.5 million. Pritok Capital purchased the property from a public healthcare REIT. MB Financial served as the lender on the transaction. Woodside Village was built in 1988 and sits on 20 acres. The facility is 164,920 square feet.
LIVONIA, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of a 155,433-square-foot industrial facility for an undisclosed price. EWI sold the building, which is located at 13211 Merriman Road in Livonia, approximately 20 miles northwest of Detroit. Alta Equipment Co., a Midwest forklift and heavy construction equipment provider, purchased the property. David Friedman and Phil Konopitski of Friedman Integrated Real Estate Solutions represented both parties in the transaction.
MOBILE, ALA. — Moran & Co. Southeast has brokered the $12.8 million sale of Cimarron Ridge, a 248-unit apartment community located at 6427 Grelot Road in Mobile. The property’s average unit size is 695 square feet and residences feature white appliances, vaulted ceilings, walk-in closets, patios and balconies, wood cabinets and fireplaces in select units. Community amenities include two swimming pools, a gazebo with a picnic area, children’s play area, clubhouse with a fitness center and in-building laundry facilities. Atlanta-based Alexander Property Group purchased the asset from Atlanta-based Kaufman Realty Group. Sean Henry, Joel Sasser and John Huckaby of Moran & Co. Southeast brokered the transaction.
BIRMINGHAM, ALA. — CBRE has arranged the $8.4 million sale of The Shops on Montevallo, a 64,851-square-foot shopping center located near I-20 in Birmingham. Built in 1985 and renovated in 2012, the retail center was 97 percent leased at the time of sale to tenants including anchor Planet Fitness. Baltimore-based Continental Realty Corp. purchased the property from local developer Merchants Retail Partners. Craig Taylor of CBRE’s Atlanta office and Cliff Taylor of the firm’s Jacksonville office represented the seller in the transaction.
MURFREESBORO, TENN. — Sterling Organization has signed a lease with Carmike Cinemas to open a new nine-screen, 47,000-square-foot Ovation Cinema Grill at Stones River Mall, a 594,588-square-foot enclosed regional mall located in the Nashville suburb of Murfreesboro. The Ovation Cinema Grill, Carmike’s full-service cinematic dining concept, will feature seat-side food and beverage service and electronic, high-back recliners with reserved seating. The theater will also feature Carmike’s large screen format, BigD. The mall’s food court and retail space currently occupied by Books-A-Million will be demolished to make for the new theater. Books-A-Million will be relocated into space formerly occupied by Hancock Fabrics. Construction is expected to begin in the first quarter of 2017, with the movie theater set to open that fall. Carmike Cinemas currently operates 276 theaters in 41 states nationwide.
DALLAS — Marcus & Millichap has negotiated the sale of Sedona Ridge, a 317-unit apartment community in Dallas. Built in 1983, the apartment complex is located at 11100 Walnut Hill Lane, near its intersection with I-635. Richland College, Texas Health Presbyterian Hospital and the global headquarters of Texas Instruments are nearby. Recent exterior improvements to Sedona Ridge include new signage, floodlighting, closed-circuit security cameras and additional parking spaces. Interior enhancements include brushed-nickel kitchen and bathroom fixtures and black appliance packages.
