Situated on 17.72 acres along Route 69, the center features 147,241 square feet of retail space. At the time of sale, the property was 78 percent occupied by a variety of national tenants, including ShopRite, Sleepy’s, Goodwill, GameStop and Taco Bell. The name of the seller was not released.

SAN ANTONIO — Kennedy Wilson has represented Hartman Income REIT Management in a lease with Galen College of Nursing to expand to nearly 68,000 square feet at One Technology Center. The property is located at 7411 John Smith Drive in San Antonio. Suzanne Havekost of Kennedy Wilson represented the landlord and negotiated directly with the tenant on the transaction. Galen leased 24,000 square feet at One Technology Center in 2008 and gradually grew to 41,800 square feet. One Technology Center is a 14-story, 196,000-square-foot office building located on the west side of the South Texas Medical Center. In addition to Galen College of Nursing, tenants include the Veterans Administration, University of Texas Health Science Center South, BSG and Progressive Insurance.
ENNIS, TEXAS — Marcus & Millichap has negotiated the sale of Holiday Inn Express & Suites Ennis, a 68-room hotel located in the Dallas suburb of Ennis. Chris Gomes of Marcus & Millichap’s Dallas office, Allan Miller of the firm’s San Antonio office and Skyler Cooper of the firm’s Houston office marketed the property on behalf of the seller, a limited liability company. Gomes and Miller also procured the buyer, a private investor. Holiday Inn Express & Suites Ennis is located at 601 N. Sonoma Trail, near I-45 and Highway 34. Built in 2008, the four-story, limited service hotel is situated on 2.5 acres. Amenities at the hotel include an indoor swimming pool and hot tub.
IRVING, TEXAS — Bright Realty has brokered the lease for a new Half of Half Name Brand Clothing store in Irving. The 24,080-square-foot store will be located at 3539 W. Airport Freeway. CHARLESTON, S.C. — Coldwell Banker Commercial Atlantic International Inc. (CBC Atlantic) has brokered the $50 million sale of a five-property multifamily portfolio in metro Charleston totaling 1,039 units. The buyer, Framingham, Mass.-based VTT Management, plans to complete interior and exterior renovations at the portfolio, including upgrades to the portfolio’s common area amenities. The properties include the 184-unit Brentwood Townhomes, the 170-unit Brandywine Townhomes and the 412-unit Pine Harbour Apartments in Goose Creek; the 76-unit Colony Square Apartments in Hanahan; and the 207-unit Moss Creek Apartments in West Ashley. LOUISVILLE, KY. — The Shopping Center Group has brokered the $23.8 million sale of Westport Village, a 169,000-square-foot retail center in Louisville. The property is situated between Herr and Lyndon lanes about a half-mile east of I-264. The shopping center was 73 percent leased at the time of sale to tenants such as Apricot Lane, Collections, Chartreuse, Tunies, Napa River Grill, The Comfy Cow, Hik-A-Mon Sushi Bar and Fish Market, Wild Eggs, Artesano, Boombozz Tap House, Pure Barre, Bend and Zen Hot Yoga and Elements Therapeutic Massage. Anthony Blanco, Lynn De Marco, Lenard Williams and Mallory Ham of The Shopping Center Group represented the seller, Chicago-based InvenTrust Properties Corp., in the transaction. Kevin Schreiber and Kevin Mayhugh of The Shopping Center Group’s Louisville office assisted in the transaction. The 145,800-square-foot property is located on a 9.8-acre site at 3501 Burris Road and features 32-foot clear heights, an ESFR sprinkler system and leasing bay sizes of approximately 12,150 square feet. Gardner Capital to Develop 102-Unit, $18M Affordable Seniors Housing Community in Phoenix

PHOENIX — Gardner Capital Development has announced plans for El Caro Seniors Residence, an $18 million, 102-unit affordable seniors housing property in Phoenix. The Arizona Department of Housing has reserved low-income housing tax credits (LIHTC) for the project. Construction of the five-acre development, named after the former golf course located at the site, is scheduled to begin in the first quarter of 2017, with completion expected 15 months later. All units will be leased to seniors earning generally between $18,000 and $34,000 per year, with a mix of apartments set aside at 40 to 60 percent of the Metro Phoenix median income. A quarter of the units will be reserved for seniors or family members with developmental disabilities. Gardner will serve as lead developer. Reid Butler and Scott Davis will serve as additional advisors to the project. The United Cerebral Palsy Association of Central Arizona will provide supportive services for the housing community when completed. Gardner Capital is an affordable housing and renewable energy tax credit development, syndication and investment company with offices located in St. Louis, Dallas, San Francisco, Atlanta and Springfield, Mo.
ST. FRANCIS, WIS. — The Dickman Company Inc./CORFAC International has brokered the sale of a 30,100-square-foot industrial building in St. Francis, approximately six miles south of Milwaukee, for an undisclosed price. Price Avenue Partners LLC purchased the building, located at 4630 S. Brust Ave., from Airport I LLC. Samuel M. Dickman Jr., Samuel D. Dickman and Cale Berg of The Dickman Company brokered the transaction.
