NEWTON, N.J. — Marcus & Millichap has arranged the sale of Brookside Terrace, an apartment complex located on 7.2 acres at 33 Mill St. in Newtown. The property was sold for an undisclosed sum. Built in 1976, the 222-unit HUD property consists of a 10-story high-rise building and townhouses. Andrew Townsend, Ridge MacLaren, Clarke Talone of Marcus & Millichap represented the seller and procured the buyer. The names of the seller and buyer were not released. J.D. Parker of Marcus & Millichap was the firm’s broker of record in New Jersey.

NEW YORK CITY — A joint venture between Forest City Realty Trust and Madison International Realty has completed the sale of Steinway Street Theaters, known locally as UA Kaufman Astoria Cinemas in Astoria, Queens. An affiliate of Kaufman Astoria Studios acquired the property from the joint venture for $45 million. The 84,000-square-foot movie theater complex opened in 1999.

PARSIPPANY, N.J. — Tulfra Real Estate, along with its partner The Hampshire Cos., has completed the sale of an industrial facility located at 2 Cranberry Road in Parsippany. An undisclosed buyer acquired the 181,000-square-foot property for $17.5 million. The property recently underwent a $2.1 million renovation, including upgrades to the façade, parking lot resurfacing, addition of loading docks and building system improvements. The property is currently occupied by a variety of warehousing, R&D and production tenants, including Aphena Pharma Solutions, Applechem Inc. and IWK Packaging Systems. Jeffrey Dunne, Kevin Welsh, Brian Schultz and Steve Sander of CBRE represented the seller. Additionally, Igor Derbaremdiker provided in-house representation for The Hampshire Cos.

ALLENTOWN, PA. — City Center Investment Corp. has purchased a 250,000-square-foot office building, located at Sixth and Linden streets in downtown Allentown, for $8.5 million. Approximately half of the building is long-term leased to The Morning Call, which uses the property as office space and to print the daily paper. The buyer plans to lease out the building’s vacant space. The acquisition also includes a nearby parking deck. City Center Investment Corp. purchased the property from Tribune Media using financing through Peoples Security Bank & Trust Co.

SAN ANTONIO — Marcus & Millichap has arranged the sale of North Central Federal Clinic, a 34,500-square foot office property located in San Antonio. Joshua Murphy and Kenneth Hartmann of Marcus & Millichap’s San Antonio office marketed the property on behalf of the seller, a private investor, and also secured and represented the buyer, a private equity fund. North Central Federal Clinic is located at 17440 Henderson Pass. The United States Department of Veteran Affairs and the Department of Defense built the property to serve the medical needs of veterans.

SAN ANTONIO — Transwestern’s San Antonio office has secured a lease with Sorenson Communications Inc. at Fountainhead Business Park in San Antonio. Sorenson Communications, a provider of communications products and services for the deaf and hard-of-hearing, has leased over 25,000 square feet of office space. Transwestern’s Larry Mendez and Kelly Ralston represented the owner, Shorecliffs Investments, and CBRE’s Mike Sawtelle and Sherri Fesperman represented the tenant. Fountainhead Business Park consists of two, Class A office buildings in San Antonio’s northwest submarket at 3846 Medical Drive and 4511 Horizon Hill Blvd.

MANSFIELD, TEXAS — A California investor has sold the 19,724-square-foot Walnut Plaza to a local limited liability company in an all-cash transaction. The property is 81 percent leased to tenants including H&R Block and Rent-A-Center and was developed in 1985. Walnut Plaza is situated on a 1.3-acre tract with frontage along FM 157 in Mansfield. Joe Hamilton of Coldwell Banker Commercial Alliance represented the seller, Stanley Fong, who has owned the property at 2000 FM 157 since 2005. The new owner, 2000 Walnut Plaza LLC, plans to renovate the property as part of its investment strategy. In the past decade, the population has more than doubled to 77,000 residents in the three-mile trade area. The average household income tops $101,100 in a one-mile trade area. Bob Kent of Kent Realty in Addison represented the buyer.

SAN ANTONIO and MIDLAND, TEXAS — The Net Leased Investment Group for Coldwell Banker Commercial has negotiated retail sales in San Antonio and Midland. In the first transaction, the group arranged the sale of a Red Lobster in San Antonio. Parker Carroll of Coldwell Banker Commercial represented the buyer in the acquisition of the property, which was under a 25-year net lease. In the second transaction, Coldwell Banker Commercial negotiated the sale of Scotsdale Square in Midland. The three-tenant strip center is 100 percent leased. Carroll represented the seller in the transaction.

RAYNHAM, MASS., AND MONTVILLE, CONN. — Phillips Edison Grocery Center REIT II has acquired two grocery-anchored shopping centers in Massachusetts and Connecticut. The REIT purchased Shaw’s Plaza, a 175,842-square-foot retail center in Raynham, a suburb 30 miles south of Boston. The property is occupied by national and regional tenants, including Jo-Ann Fabrics, Marshalls, CVS/pharmacy, Sovereign Bank, Dress Barn, Gamestop, Panera Bread, Bank of America, PetSmart, SuperCuts, GNC, Spring and Cardi’s Furniture. The acquisition adds the first Shaw’s grocery-anchored shopping center to the company’s portfolio. Additionally, the REIT acquired Montville Commons, a 117,916-square-foot shopping center in Montville. The property is occupied by Stop & Shop, Anytime Fitness, Subway, Sweet Frog, Sleep’s, Hair Cuttery, Gamestop, GNC, Chili’s Bar & Grill and AT&T. Terms of the sales, including the sellers’ names and acquisition prices, were not released.

NEW YORK CITY, AND NEWARK, DEL. — GTJ REIT Inc. has acquired two industrial properties in two separate transactions. In the first transaction, the REIT purchased a 58,000-square-foot warehouse/garage situated on 1.2 acres in Brooklyn’s East New York neighborhood. The property is currently leased to The City of New York for the Department of Sanitation through 2025. In the second deal, GTJ REIT acquired a 208,000-square-foot warehouse distribution facility situated on 12.4 acres in Newark. Built in 1999, the property is fully leased to Valassis Communications Inc. through 2025. The tenant uses the property to sort and distribute print ad materials from Maine to Northern Virginia on behalf of its customers. Terms of the transactions, including the sellers’ names and acquisition prices, were not released. With these two acquisitions, GTJ now owns 47 properties, consisting of close to 5.5 million square feet on approximately 350 acres of land.
