NEW YORK CITY — KZA Realty Group has arranged the acquisition of a lot located at 972 Washington Ave. in the Bronx. Post Graduate Center for Mental Health acquired the property from Tammuz LLC for $3.4 million. The site features 79,000 square feet of buildable space and air rights from 962 Washington Ave. Kathy Zamechanksy of KZA Realty Group represented the buyer, while Ross Schneiderman of Friedland Realty Advisors represented the seller.

WARRENVILLE, ILL. — Ryan Companies US Inc. has acquired a 9.5-acre site within the Cantera Business Park for the future development of a $15 million medical office complex. Located in Warrenville, approximately 35 miles west of Chicago, the 80,000-square-foot complex envisioned by Ryan Cos. will include two two-story office buildings with shared amenities and common space. David Justh of CBRE represented the seller, a private investor, and is working with Ryan Cos. to market the development to healthcare systems and related users.

GAINESVILLE, FLA. — Pierce Education Properties LP has acquired The Pavilion on 62nd, a 990-bed student housing community located just west of the University of Florida (UF) campus in Gainesville. The 312-unit, garden-style community offers two-, three- and four-bedroom, fully furnished units with bed to bath parity, full-sized appliances, washers and dryers and balconies. Community amenities include two resort-style pools, a 24-hour fitness center, outdoor basketball court, upgraded game room and high-speed internet access. In addition to UF, The Pavilion also serves Santa Fe College students. KeyBank Real Estate provided acquisition financing for the transaction.

AUSTIN, TEXAS — Lionstone Investments has purchased Brodie Oaks Shopping Center, a grocery-anchored retail center located in Austin, on behalf of an institutional investor. Constructed in 1983, the property occupies 31 acres at the intersection of South Lamar Boulevard and Loop 360. In addition to the 285,044-square-foot strip center, the 91.5 percent leased development includes 37,546 square feet of office space. Retail tenants include Neiman Marcus Last Call, Hobby Lobby, Tuesday Morning and Sprouts Farmers Market, among others. HFF Brokered the sale and Barshop & Oles will continue to manage the property and handle leasing transactions.

NORWOOD, N.J. — NAI James E. Hanson has arranged the sale of an industrial building located at 380 Chestnut St. in Norwood. Pro Source Inc., a housewares distributor, acquired the 26,928-square-foot property for an undisclosed price. The buyer is relocating from Mahwah, N.J. The property features 17-foot clear ceiling heights, three tailgates, a drive-in door, 3,500 square feet of office space and ample parking. Steven Leitner of NAI Hanson represented the buyer, while Bill Pastuszak of Resource Realty represented the seller, 380 Chestnut Street LCC, in the deal.

Serenity Apartments Greenville

GREENVILLE, S.C. — Elevation Financial Group LLC has sold the 200-unit Serenity Apartments in Greenville for $9.3 million through its Elevation Real Property Fund IV investment fund. The South Carolina office of Berkadia Real Estate Advisors LLC brokered the transaction. Elevation Financial purchased the asset in 2014 for $3.8 million and increased the property’s net operating income by 320 percent after 15 months of ownership. Elevation Financial invested in capital improvements to Serenity Apartments prior to the sale, including replacing all the property’s windows and creating a new leasing office.

SOUTH BURLINGTON, VT. — Doug Nedde and Fernando Cresta of Nedde Real Estate have acquired a multi-tenant commercial building located at 1891 Williston Road in South Burlington. Lee Zachary, owner of the Zachary’s restaurant chain, sold the 49,200-square-foot property for an undisclosed sum. The property is occupied by Enterprise Rentals, Treehouse Woodworking, MAACO, United Fighting Arts Institute and MOTO VT.

PLANO, TEXAS — Marcus & Millichap has arranged the sale of Harrington Place, a five-story, 86,754-square-foot office building in Plano. Ron Hebert represented the seller in the transaction. Harrington Place is located 20 miles north of downtown Dallas at 1700 Alma Drive, near the Central Expressway and George Bush Turnpike. Built in 1983 and updated periodically, Harrington Place features 24-hour security. At the time of the sale, the property was 84 percent leased by a variety of local firms.

AUSTIN, TEXAS — Bridge at South Port LLC has purchased The Oslo Apartments in Austin. Ellen Muskin and Daniel Elam of Muskin Commercial represented the sellers in the transaction. Rex Jones with AMP Management represented the buyer and will be managing the property. The Oslo includes 176 units, consisting of studio, one- and two-bedroom apartments. The property was renovated between 2014 and 2015.

EL PASO, TEXAS — Transload Forwarding, a local supply chain solutions company, has signed a long-term, 124,436-square-foot lease at 9600 Pan American Drive in El Paso. Arturo De la Mora and Chad McCleskey of CBRE’s industrial and logistics division in El Paso represented the tenant in lease negotiations. The new location will be used to support Transload Forwarding’s logistics, custom brokerage and warehousing operation services.
