In Hanford, Pieology leased 1,800 square feet of space at 1696-B W. Lacey Blvd. from Passco Hanford Mall LLC. Lewis Smith and Michael Kennedy of Retail California brokered the deal. Also in Hanford, Blazin Wings Inc. leased 4,623 square feet at 1699 W. Lacey Blvd. from Passco Hanford Mall LLC. Smith represented the landlord, while Phil Fontes of Newmark Grubb ASU & Associates represented the tenant. In Clovis, JR’s Sports Collectibles leased 1,235 square feet of space at 695 W. MARLBOROUGH, MASS. — Deutsche Bank has completed the sale of a mission-critical data center located at 34 St. Martin Drive in Marlborough. Lincoln Property Co. acquired the 203,840-square-foot asset for an undisclosed price. At the time of sale, the property was fully leased to nine tenants, including Tierpoint and Lightower. The facility features enhanced fire protection, environmental control, security, electrical power and technology infrastructure. Frank Petz, Chris Angelone, Jessica Hughes, Matthew Sherry and George Gregory of JLL represented the seller in the deal.

WOONSOCKET, R.I. — Marcus & Millichap has arranged the sale of Peters River Residences, an apartment complex located on Fulton Street in Woonsocket. A limited liability company sold the 36-unit property for $2.5 million. Constructed in 2008, the complex comprises three buildings with 12 two-bedroom/one-bath units per building. Units feature fully equipped kitchens, in-unit laundry machines, central air conditioning, intercom systems and private porches. Tony Pepdjonovic and John Slyman of Marcus & Millichap’s Boston office represented the seller and procured the buyer.

CROWLEY, TEXAS — Phillips Edison Grocery Center REIT II has purchased a grocery-anchored shopping center in the Dallas suburb of Crowley. Stone Gate Plaza is a 90,643-square-foot grocery-anchored shopping center located 15 miles south of Fort Worth. Kroger anchors the center, with other tenants including Cousin’s BBQ, Eagle Postal, Wingstop, GNC, GameStop, Pro Cuts, Styles of India and Subway.

HUDSON OAKS, TEXAS — Marcus & Millichap has arranged the sale of The Shops at Hudson Oaks, a 23,038-square-foot retail property located in Hudson Oaks. Philip Levy and Chris Gainey of Marcus & Millichap’s Fort Worth office marketed the property on behalf of the seller, a developer. Levy and Gainey also secured the buyer, a private investor. The Shops at Hudson Oaks is located at 100 South Oakridge Drive. The retail center is 100 percent occupied, with all leases on a triple net basis. Hibbett Sports anchors the project, and other tenants consist of Massage Envy, Great Clips, Palio’s Pizza Café, Blue Jasmine Thai restaurant, AT&T, Leslie’s Pools, Expert Nail & Spa and Providence Title. The building was constructed in 2014 and sits on 2.7 acres. A drive-thru Wells Fargo ATM provides additional income and is the only Wells Fargo facility in Parker County.

A private investor acquired the 7,296-square-foot property for $4 million. Situated on a 27,277-square-foot lot, the property was built in 2006. TAMPA, FLA. — Marcus & Millichap has arranged the $41 million sale of a three-property multifamily portfolio in Central Florida. The portfolio includes the 400-unit Royal Oaks in Tampa’s Westshore district, the 138-unit Royal Ridge in St. Petersburg and the 151-unit Royal Springs in Orlando. Frank Carriera and Michael Regan of Marcus & Millichap’s Tampa office represented the seller and procured the buyer in the transaction. Marcus & Millichap Capital Corp. provided acquisition financing for the portfolio purchase.

MERIDIAN, MISS. — CBL & Associates Properties Inc. has sold Bonita Lakes Mall and Bonita Lakes Crossing in Meridian for $27.9 million. RockStep Capital, a Houston-based shopping center investor, purchased both properties from the Chattanooga, Tenn.-based retail owner and developer. Bonita Lakes Mall’s tenant roster includes Ashley Furniture HomeStore, Belk, Bath & Body Works, Dillard’s, Foot Locker, JC Penney, Victoria’s Secret, Sears and Ollie’s Bargain Outlet. The 147,518-square-foot Bonita Lakes Crossing is leased to tenants such as Ashley Furniture HomeStore, Jo-Ann Fabric & Crafts and OfficeMax. CBL & Associates owns and manages 145 properties, including 91 regional malls and open-air centers.

MCALLEN, TEXAS — Pure Development has begun construction on a distribution and light-manufacturing center for Regal-Beloit, a manufacturer of electric motors, in McAllen. Pure Development expects to complete and deliver the 208,000-square-foot facility before the end of 2016. The facility is expandable to 288,000 square feet and will provide logistics support to Regal-Beloit’s manufacturing plants just across the border in Mexico. Josh Aguilar of CBRE’s industrial and logistics division represented Regal Beloit Corp. in the site search and lease negotiations.
