HIGHLANDS RANCH, COLO. — LaSalle Investment Management has purchased the 422-unit Legacy at Highlands Ranch just south of Denver for an undisclosed sum. The community is located at 355 W. Burgundy St. in Highlands Ranch. Legacy at Highlands Ranch was built in 1999. It is expected to benefit from an extension of the Light Rail, which will connect Highlands Ranch to the broader Denver area and downtown’s Union Station. LaSalle plans to update the asset’s interiors and common areas. LaSalle purchased this multifamily property on behalf of its U.S. core open-end real estate fund, LaSalle Property Fund.

SAN FRANCISCO — Mindspace has announced plans to open its first U.S.-based co-working outpost in San Francisco. The European co-working provider has leased 36,000 square feet at the Market Center Building at 575 Market St. The new office will open in the second quarter of 2018. It will be able to hold around 600 members. Market Center is owned by Equity Office. JLL advised Mindspace in this lease transaction.
NEW YORK CITY — Thor Equities has purchased The James New York – SoHo, a hotel located at 27 Grand St. in Manhattan’s Soho district, for an undisclosed price. The 18-story, 75,800-square-foot property features 114 guest rooms, three food and beverage outlets, and 1,500 square feet of meeting and event space. Hotel amenities include an outdoor rooftop swimming pool, a fitness center and 24-hour in-room dining. Jeffrey Davis of JLL brokered the deal. The name of the seller was not released.
BENTONVILLE, ARK. — NAS Investment Solutions has acquired a 30,829-square-foot office building in Bentonville, along with five tenants-in-common (TIC) co-owners. Nick Viscount and Tim Winton of Keystone Mortgage Corp. arranged a 10-year, fixed-rate loan for the acquisition on behalf of the buyer. Other terms of the transaction were not disclosed. The property features a brick-and-glass architectural design and was solely occupied by a Fortune 500 company at the time of sale.
AUSTIN, TEXAS — Fitness Connection has opened a 55,000-square-foot gym at Shops at Tech Ridge, a 504,153-square-foot shopping center on Austin’s north side. The club will offer a kids’ club with a movie theater, a women’s-only workout area, a sauna and a variety of group fitness classes. This is the second location that Fitness Connection has opened in Austin in the past year.
MADISON, WIS. — Baceline Investments LLC has acquired Meadowood Retail Center in Madison for $3.2 million. The 45,319-square-foot retail center is located at 5759 Raymond Road. The property is 90 percent leased to tenants including Old National Bank, Madison Community Center and the Madison Library. Baceline purchased the property from an affiliate of MLG Capital. This is Baceline’s third asset in Wisconsin. The Denver-based privately held real estate investment and management company specializes in the acquisition, management and sale of neighborhood shopping centers in secondary markets across the Midwest.
Security Properties, Cigna Investment Buy 348-Unit Apartment Complex Near Portland for $81M

TIGARD, ORE. — A joint venture between Security Properties and Cigna Investment Management has purchased the 348-unit Arbor Heights apartment complex in Tigard for $81 million. The community is located at 15199 S.W. Royalty Parkway in the Beaverton submarket. The Class A asset was built in 1997. Units feature walk-in closets, full-size washers/dryers and private patios/balconies. The JV plans to carry out a renovation of the property. This will include upgrades to the current amenities, a dog park area and an outdoor kitchen adjacent to the pool. The JV will also add a package concierge, bike storage and outdoor living area.
MOUNTAIN LAKES, N.J. — NAI James E. Hanson has brokered the sale of The Plaza at Mountain Lakes, an office building located at 60 Midvale Road in Mountain Lakes. Giovanna Levato acquired the 11,000-square-foot property from 60 Midvale LLC for an undisclosed price. The two-story multi-tenant office building features ample parking and flexible zoning allowing for both office and retail uses. Andrew Kirshenbaum, Barry Mayer, Arthur Hixson, Josh Levering and Nicholas DePaolera of NAI Hanson represented the seller in the transaction.
Kenco Logistics Leases 401,008 SF of Distribution Space in Logan, New Jersey, from Dermody Properties

LOGAN TOWNSHIP, N.J. — Kenco Logistics has signed a lease to occupy space at 395 Pedricktown Road, a storage and distribution facility located at Dermody Properties’ LogistiCenter at Logan Industrial Park in Logan. The company, which specializes in distribution and fulfillment, transportation management, material handling, real estate management and information technology, will utilize 401,008 square feet of the facility for storage and distribution of its customers’ products. Ware Malcomb provided architectural services and Blue Rock is serving as contractor for the tenant improvements. Kenco is expected to move into the building in January. A remaining 80,750 square feet of the building is available for lease. LogistiCenter at Logan is a 1,100-acre, master-planned Class A industrial park. Marc Isdaner, Mark Chubb and Michael Zerbe of Colliers International represented Dermody Properties, while Vincent Ranalli and William Goodwin of CBRE represented Kenco in the lease transaction.
SAN JOSE, CALIF. — Brookfield has acquired Towers @ 2nd, a 411,544-square-foot office property in San Jose, for an undisclosed sum. The property is located at 75 E. Santa Clara St. and 4 N. Second St. Towers @ 2nd includes a 13-story office tower and 14-story office tower situated adjacent to a Valley Transportation Authority (VTA) light rail stop. The towers feature 14,500- and 17,500-square-foot floor plates, respectively. The sellers, a joint venture between Harvest Properties and Invesco Real Estate, have completed 150,000 square feet of new and renewal leases since 2015. This includes a 73,000-square-foot, 15-year lease with WeWork, which marked the co-working company’s first Silicon Valley location. The JV also carried out an $11.1 million asset repositioning and renovation prior to the sale. The improvements include a fitness center and locker room with private showers, bike lab, arcade lounge, training and conference center, and a VIP lounge connected to an exclusive outdoor plaza with built-in seating and lighting. CBRE’s Russell Ingrum, Joe Moriarty, Scott Prosser and Tyler Meyerdirk represented the seller in this transaction.
