MERRIMACK, N.H. — CBRE/New England has arranged a long-term lease for 132,241 square feet of distribution space at a manufacturing/distribution facility located at 59 Daniel Webster Highway in Merrimack. Law Warehouse Inc., one of the largest distribution companies in New England, will occupy the space at the 473,990-square-foot facility, which is owned by an affiliate of Hackman Capital Partners. Roger Dieker and Michael Tamposi of CBRE/NE represented the landlord, while Larry Hirsch of Hirsch & Co. represented the tenant in the transaction.

DALLAS — Parvez Malik of Henry S. Miller’s investments and land division has sold a 41,000-square-foot office/warehouse building in Dallas. Located at 1750 Regal Row, the property is near I-35 and Dallas Love Field Airport. Sumair Trading Inc. purchased the building from Regal Row Center Ltd. Malik represented Sumair Trading in the transaction, while James Mantzuranis of Stream Realty represented the seller.

Located in the Bachman Lake neighborhood of Dallas, El Sol Del Lago is a garden-style community near Northwest Highway and Webb Chapel Road.

SAGINAW, TEXAS — Robert Dorazil of United Commercial Development (UCD) has purchased a 21-acre property on the southwest corner of Bailey Boswell Road and FM-156 in Saginaw. Edward Bogel and David Davidson Jr. of Davidson & Bogel Real Estate brokered the transaction. UCD will be developing retail shop space on the property and is working with DB2RE on the retail pad sites, as well as selling multifamily land on the south side of the property.

ROCHESTER, MINN. — Investors Real Estate Trust has acquired a 393-unit luxury townhome portfolio in Rochester for $72.5 million. The rental portfolio is comprised of four multifamily communities that consist of two- and three-bedroom units that were built between 1990 and 2010. The properties include Avalon Cove at 3202 Avalon Cove Lane NW, a 187-unit property; Cascade Shores at 144 Beach Lake Road SW, a 90-unit property; Crystal Bay at 2450 Crystal Bay Court SW, a 76-unit property; and French Creek at 2000 Chardonnay Lane NW, a 40-unit property. With the addition of these townhomes, Investors Real Estate Trust now owns 1,773 units within the Rochester market. Investors Real Estate Trust is a publicly traded REIT that invests in income-producing properties located primarily in the upper Midwest. Keith Collins, Ted Abramson, Abe Appert and Laura Hanneman of CBRE represented the seller, Bouquet Cos., in the transaction.

ENGLEWOOD, COLO. — Steadfast Apartment REIT has purchased the 217-unit Fielder’s Creek Apartments in the Denver submarket of Englewood for $32.4 million. The community is located at 3205 W. Floyd Ave., nine miles from downtown Denver. It was built in 1983. Fielder’s Creek is currently 97 percent occupied. The REIT plans to implement a value enhancement program at the property.

WOODBURN, ORE. — Bradley C. Shepard, Stanley V. Shepard and Growing Investments LLC has purchased a 52,524-square-foot industrial property in Woodburn for $3.2 million. The property is located at 2257 Progress Way. The building is fully leased to Columbia Helicopters. The purchase includes an additional 5.6 acres of industrial-zoned land for future development. Thomas McDowell and Raymond Duchek of Norris & Stevens represented the buyers. Peter Stalick, Steven Klein and Jeff Kiersey of Kidder Mathews represented the seller, Mercer Holdings, in this transaction.

The property is a single-story, 77,322-square-foot colocation data center situated within 1,500 feet of a Georgia Power substation. The property is fully leased to Sungard Availability Services LP, an IT and cloud information services provider based in Wayne, Pa.
