MILWAUKEE — Healthcare Business Insights (HBI) has signed a 24,016-square-foot office lease to occupy the entire 15th floor of 411 East Wisconsin Center, a 654,000-square-foot Class A office tower owned by Riverview Realty Partners. The lease brings the 30-story building to 89 percent occupancy. Riverview Realty Partners has completed a $15 million renovation that included an updated lobby, conference center, new elevators, a new HVAC systems and an upgraded parking structure. Tenants at the office building include Quarles & Brady LLP, von Briesen & Roper, Northwestern Mutual, Morgan Stanley, Wisconsin Athletic Club, PNC Bank and others.

LAKE FOREST, ILL. — Colliers International has arranged a 7,811-square-foot office lease in Lake Forest, approximately 35 miles northwest of Chicago. LifeWorking Enterprises signed a long-term lease for space at 717 N. Forest Ave. LifeWorking Enterprises will create a network of productivity and collaboration spaces in Chicago and its suburbs. The Lake Forest property is the venture’s first location. The mixed-use building is located in Lake Forest’s historic Market Square and consists of a two-story building with ground-floor retail. Dougal Jeppe of Colliers represented LikeWorking Enterprises in the transaction, and Chris Cummins and Jonathon Connor of Colliers represented the property owner, L3 Capital.

Sportsmans Warehouse Slidell

SLIDELL, LA. — SRSA Commercial Real Estate has arranged a 34,000-square-foot lease for Sportsman’s Warehouse in Slidell, making it the first Louisiana location for the outdoor retailer. The store will join the tenant roster at the Shops at Rouses, a shopping center located on Kensington Boulevard that’s home to existing retailers such as Rouses and Petco. Kirsten Early and Collin Homes of SRSA Commercial represented Sportsman’s Warehouse, which currently has 66 locations open and operating. Larry Haik of Dale Stram & Associates LLC represented the landlord.

MARIETTA, GA. — Bellwether Enterprise has arranged a $2.4 million acquisition loan for Grove Park Plaza, a 30,600-square-foot retail strip center located in Marietta, a northern suburb of Atlanta. The two-building property sits on 5.3 acres at 1812 Powder Springs Road. Kelly Martone of Bellwether Enterprise’s Atlanta office arranged the loan through StanCorp on behalf of the borrower, Petinos LLC.

BURLESON, TEXAS — Institutional Property Advisors (IPA) has arranged the sale of The Reserve at Village Creek, a 191-unit apartment community in Burleson. Will Balthrope, Drew Kile and Rowan Burch of IPA represented the seller and procured the buyer in the transaction. Built in 2012, the property is located at 444 E. Renfro St., with visibility and frontage on I-35. Texas Health Hughley Hospital is located three miles from the property and Alcon Laboratories, a manufacturer of eye care products, is six miles away. Apartments at The Reserve at Village Creek feature black appliances, island-style kitchens with granite countertops and washers and dryers. Community amenities include a fitness center and a swimming pool.

DALLAS — CBRE | UCR has brokered the sale of 94 acres at the northwest corner of Lancaster Road and I-20 in southern Dallas. Centurion American, based in Farmers Branch, purchased the tract from Sun NLF for an undisclosed price. The parcel will be added to an assemblage of land, currently spanning 294 acres, for a proposed mixed-use development called University Hills. The development will include townhomes, multifamily units, entertainment and retail. Lots should be available beginning in summer 2017. SOMERVILLE AND TAUNTON, MASS. — Fantini & Gorga has arranged two loans totaling $7.3 million in permanent financing on two retail properties in Massachusetts. In the first transaction, Fantini & Gorga arranged $2 million in refinancing for a 17,500-square-foot strip center in Somerville. The borrower was a long-term client of Fantini & Gorga. The 20-year fixed-rate loan, which was provided by a regional financial institution, features a 25-year amortization schedule. In the second deal, Fantini & Gorga secured $5.3 million in refinancing on an existing CMBS loan for a 30,000-square-foot strip center in Taunton. The new 10-year loan was originated with another CMBS lender. Mark Whelan and Wayne Clough of Fantini & Gorga arranged the financing for both transactions.

NEW YORK CITY — Eastern Consolidated has arranged the sale of a retail condominium located at 4 W. 19th St. in Manhattan’s Flatiron district. A private real estate investor acquired the ground-floor 1,574-square-foot retail asset from a corporate entity for $6.4 million. The property is currently leased to Zuber, a luxury wallpaper and fabric firm. Ron Solarz of Eastern Consolidated represented the seller, while Roberto Ortiz and Rhonda Rogovin, also of Eastern Consolidated, represented the buyer in the transaction.

NEW YORK CITY — Cushman & Wakefield has arranged the sale of a mixed-use building in Brooklyn’s Greenpoint neighborhood. Ben Franklin LLC acquired the 4,133-square-foot property for $3.1 million, or $762 per square foot. The four-story building features three residential units and a ground-floor retail space, which is occupied by a neighborhood bar. Brendan Maddigan of Cushman & Wakefield handled the transaction. The name of the seller was not released.
