Built in 1986 and renovated in 2009, the two-story, garden-style apartment community has an average unit size of 733 square feet. An entity known as Stone Crossing 2014 LLC purchased the asset from Engel Stone Crossing LLC. David Oakley and David Etichison of Berkadia represented the seller in the transaction.

ROYAL PALM BEACH, FLA. — Baltimore-based Continental Realty Corp. has sold a 30,500-square-foot retail center located at 101 S. State Road 7 in Royal Palm Beach for $7.5 million. The property was fully leased at the time of sale to Office Depot and Mattress Firm. Uriel Investments LLC purchased the property from the seller’s investment fund, CRC Fund III. David Donnellan and Mark Drazek of CBRE represented Continental Realty in the transaction. Alexandra Escudero of Fortune International Realty represented the buyer.
PASADENA, CALIF. — JCH Senior Housing Group, a brokerage based in California, has arranged the sale of three skilled nursing facilities in Pasadena for $10.9 million. The properties were Pasadena Residential Care Center (136 beds), Castle View Retirement Estate (40 beds) and Garfield Care Center (60 beds). SYTR bought the portfolio out of bankruptcy from 1415 Garfield LLC, 1425 Garfield LLC and 1435 Garfield LLC. Shep Roylance led the JCH team on the transaction.
DOWNEY, CALIF. — Colliers Retail Foresight has arranged the lease of 2,400 square feet of retail space at The Marketplace at Gallatin Road in Downey. Lindora, a weight loss and wellness clinic, will occupy the space at the 66,000-square-foot neighborhood shopping center. James Rodriguez and Michael Bohorquez of Colliers Retail Foresight represented the undisclosed landlord in the transaction.
AUBURN HILLS, MICH. — Friedman Integrated Real Estate Solutions has arranged an industrial lease in Auburn Hills, approximately 30 miles north of Detroit. Axis Technology Group, a company specializing in automotive trim and packaging, will occupy 34,500 square feet of space at 20 Corporate Drive. Charrington Estates LLC is the landlord. Bob Dabrowski of Friedman represented the tenant in the transaction.
ST. PAUL, MINN. — Cushman & Wakefield/NorthMarq has arranged a 1,450-square-foot retail lease in St. Paul. Ehinger Schwarz 1876, an interchangeable jewelry maker, has opened its third location in the Oxford Square shopping center on Grand Avenue last week. Minneapolis-based RMF Group is the landlord. Tom Martin and Kim Meyer of Cushman & Wakefield/NorthMarq represented the tenant in the transaction.
KENNEDALE, TEXAS — Align Auto Collision & Painting has leased a 9,060-square-foot industrial building located at 7204 Mansfield Highway in Kennedale. The property will serve as a temporary location for the business following the sale of its previous location, 2235 Michigan Ave. in Arlington. Align will relocate by the end of March to the temporary location. The new site is zoned for industrial use and has a large parking area to accommodate Align Auto Collision’s customers. Coldwell Banker Commercial Alliance arranged the transaction. The temporary location was the only vacancy in a four-building complex situated 3.5 miles south of I-20. Jim Eaton of RDS Real Estate in Haltom City represented the landlord, Tarrant County-based investor Ron Sturgeon, in the lease transaction. Align Auto’s owner, Anastasio Favila, is concentrating the company’s permanent site search on the mid-cities between Dallas and Fort Worth.
NEW YORK CITY — TerraCRG has brokered the sale of a residentially-zoned commercial building located at 283 Greene Ave. in Brooklyn’s Clinton Hill neighborhood. Kilroy Architectural Windows sold the 13,300-square-foot property to an undisclosed seller for $6 million, or $375 per existing square foot. The two-story building features 16,085 buildable square feet and can be converted into residential lofts or repositioned as an owner/user residential or office building. Ofer Cohen, Melissa Warren and Dan Marks of TerraCRG were the sole brokers in the transaction. The names of the seller and buyer were not released.

Heartwood Realty LLC acquired the property for $3.2 million from Feck Properties LLC. The 24-unit property was 100 percent occupied at the time of sale.
