ROCHESTER, N.Y., AND CLEVELAND — HFF has secured $33.7 million for the refinancing of a 21-building retail portfolio located in the greater Rochester and Cleveland metro areas. The borrower is FX Net Lease Holdings LLC. Chris Hew, Dan Martin and Evan Parker of HFF arranged the 18.5-year, fixed-rate loan with Allegiant Real Estate Capital. Totaling 65,588 square feet, the properties are all triple-net leased to Wendy’s.

HUNTINGTON, N.Y. — NAI Long Island has arranged the sale of an office building located at 187 E. Main St. In Huntington. Home Energy Solutions acquired the property from an undisclosed seller for $1.3 million. The building features 4,750 square feet of office space, as well as a large storage area. Gary Pezza of NAI Long Island represented the buyer and seller in the deal.
AUSTIN, TEXAS — Peloton Commercial Real Estate LP has secured a 5,631-square-foot office lease at 3918 N. Lamar Blvd. in north Austin on behalf of Austin-based restaurant operator K&N Management. The site will serve as the new location for Rudy’s Country Store and Bar-B-Q. Tom Rhea and Brian Liverman of Peloton represented the tenant in the lease negotiations. Jack Burton of Crockett Partners represented the landlord.
POYNETTE, WIS. — Marcus & Millichap has arranged the sale of a 17,873-square-foot retail property net leased to Piggly Wiggly in Poynette, about 27 miles north of Madison, for $2 million. The property, located along Highway 51, was built in 1998 as a build-to-suit for Piggly Wiggly. The grocery store’s lease was recently extended for 10 years through February 2028. Jeff Rowlette of Marcus & Millichap marketed the property on behalf of the seller and secured the buyer. Both were limited liability companies.
LEHI, UTAH — Sorenson Media has expanded its headquarters in Lehi, absorbing an additional 30,648 square feet. The office building is located at 2000 W. Ashton Blvd. in Thanksgiving Station. Construction of the project is ongoing, and Sorenson will occupy a total of 91,977 square feet. Chris Falk and Braxton Willie of Newmark Grubb ACRES represented Sorenson in this transaction.
Ten Capital Management Sells Interest in Miracle Mile Retail Center in Metro Pittsburgh

MONROEVILLE, PA. — Ten Capital Management has sold its limited partnership interest in Miracle Mile Retail Center in Monroeville, located 13 miles east of Pittsburgh. M&J Wilkow in a joint venture with ALTO Real Estate Funds acquired the interest in the 299,894-square-foot regional power center. At the time of sale, the property was 98 percent occupied by a variety of tenants, including LA Fitness, Marshalls, PNC Bank, DSW, Old Navy and OfficeMax. The general partner in the interest partnership is an affiliate of Pearson Partners.
AURORA, COLO. — An Inland Real Estate Acquisitions affiliate has acquired the 200-unit Arterra Place Apartments in Aurora for an undisclosed sum. The community is located at 17036 E. Ohio Drive. Arterra Place was built in 2014. Each unit features nine-foot ceilings, granite countertops, a fireplace, walk-in closets, full-size washer and dryer, balcony and scenic mountain views. The property also features community amenities like a clubhouse with Wi-Fi, media room, heated swimming pool, outdoor fireplaces, 24-hour fitness center, bicycle/jogging path, barbecue grills, playground and heated pet wash station. Matthew Tice of Inland Real Estate Acquisitions executed the transaction.
SALT LAKE CITY — Refrigeration Supplies Distributor (RSD) has purchased the former Daltile Stone & Slab Center, a 40,000-square-foot industrial building in Salt Lake City, for an undisclosed sum. The property is located at 250 W. Gregson Ave. RSD is a refrigeration parts and equipment wholesaler in the Western United States. Skyler Peterson of Newmark Grubb ACRES represented RSD, while the firm’s Eli Priest represented the undisclosed seller in this transaction.
G4 Enterprises Purchases 790,000 SF Distribution Center in Visalia, California, for $33.4M

VISALIA, CALIF. — G4 Enterprises Ltd. has acquired Midstate 99 Distribution Center, a 790,000-square-foot industrial complex in Visalia, for $33.4 million. The facility is situated in a major agricultural hub in California’s Central Valley, about 40 miles south of Fresno. G4 Enterprises made an unsolicited offer to purchase the property from Alexander & Baldwin (A&B). The seller plans to use the funds to invest in Hawaii and enhance its current communities.
SACO, MAINE — Cardente Real Estate has arranged the sale of an office building located at 42 Industrial Park Road in Saco. Ohio Mutual Insurance Co. sold the property to 42 IPR LLC for $2.1 million. The building features 13,874 square feet of Class A office space. Greg Perry of Cardente Real Estate represented the seller, while Andrew Ingalls of Malone Commercial Brokers represented the buyer in the deal.
